ENFIELD, CONN. — Colliers has negotiated the $15.2 million sale of a 235,000-square-foot distribution center in Enfield, a northern suburb of Hartford. The property sits on a 19-acre site near I-91 and was fully leased at the time of sale. Nicholas Morizio of Colliers represented the seller, an entity doing business as Enfield Distribution Center LLC, and the buyer, Massachusetts-based AIS Development, in the transaction.

SUFFIELD, CONN. — Locally based brokerage firm Chozick Realty has negotiated the $13 million sale of Suffield West, an 84-unit multifamily property located in Hartford County. The property was built on 10 acres in 1968. Tess Cullen and Jordan Pinto of Chozick Realty represented the seller, an entity doing business as Suffield West Apartments LLC, in the transaction, and procured the undisclosed buyer.

MANCHESTER, CONN. — Colliers has brokered the sale-leaseback of a 21,940-square-foot office building located at 160 Chapel Road in Manchester, an eastern suburb of Hartford. The property traded for $1.4 million. Bob Pagani and Christian Dietz of Colliers represented the seller, MMNT Certified Public Accountants, in the transaction. Nick Morizio of Colliers represented the buyer, private investor Dan Sullivan.

GREENWICH, CONN. — An affiliate of Hawaii-based Trinity Real Estate Investments has acquired the Hyatt Regency Greenwich, a 373-room hotel in southern coastal Connecticut. The building served as a printing press for Condé Nast from 1921 to 1967 before being redeveloped into a hotel. Today, the Hyatt Regency Greenwich features an indoor pool, fitness center, salon and 35,000 square feet of meeting and event space. The new ownership plans to implement a value-add program. The seller was not disclosed. Hodges Ward Elliott brokered the transaction.

GLASTONBURY, CONN. — Cushman & Wakefield has brokered the sale of Buckingham Heights, a 46-unit memory care facility in Glastonbury, a suburb of Hartford. The single-story building was built in 2001 and renovated in 2021. Richard Swartz, Jay Wagner, Aaron Rosenzweig, Jim Dooley and Jack Griffin of Cushman & Wakefield represented the seller, Longview Senior Housing, in the transaction. Seniors housing owner-operator Hamister Group purchased the property for an undisclosed price.

The transit-served property is located in the city’s downtown area and was 84 percent leased at the time of sale. Jeffrey Dunne, Steve Bardsley, David Gavin, Jeremy Neuer and Travis Langer of CBRE represented the seller, Hall Investments, in the transaction. The buyer was not disclosed.

WETHERFIELD, CONN. — Connecticut-based New England Retail Properties has arranged the sale of six single-tenant retail properties located throughout The Constitution State for a combined price of $10.5 million. The properties, all of which are net leased to lawn and pet products retailer Smithland Supply, are located in Manchester, Southington, Bethel, North Haven, Middlefield and North Branford. NORWALK, CONN. — Locally based brokerage firm Angel Commercial has negotiated the $2.7 million sale of a 5,732-square-foot retail strip center located in the southern coastal Connecticut city of Norwalk. At the time of sale, the property was fully leased to Subway and Mattress Firm. Brett Sherman of Angel Commercial represented the seller, JA Real Property Corp., in the transaction. Bryan Atherton and Matt Renzulli of Coldwell Banker Commercial represented the buyer.

BRIDGEPORT, CONN. — Flaherty & Collins Properties (F&C), in partnership with RCI Group and the City of Bridgeport, has unveiled plans for a $200 million waterfront apartment community at Steelepointe Harbor, a mixed-use development along Long Island Sound. Plans call for 420 units and 10,000 square feet of retail space. Amenities will include a pool, outdoor kitchens, gathering spaces, secure parking and a dedicated dog park and pet spa. A water taxi will provide residents with service to nearby beach areas. A fitness center will offer fitness classes, a spin studio, sauna and jacuzzi. Residents will also have access to a pickleball court. Bridgeport is located 50 miles northwest of New York City. Steelepointe Harbor is accessible along the I-95 corridor and a short walk to the Bridgeport Transportation Center, which features access to the train station and the Bridgeport & Port Jefferson Ferry to Long Island. The Hartford Healthcare Amphitheatre live event venue, which opened in 2021, is less than a mile away. Previous development phases of Steelepointe Harbor included a Bass Pro Shops, Chipotle and Starbucks in late 2015, followed by the addition of Bridgeport Harbor Marina.
