ORANGE, CONN. — Marcus & Millichap has brokered the $7.2 million sale of an 84,200-square-foot retail property in Orange, a southern suburb of New Haven. The property is situated on eight acres and is net leased to Urban Air Adventure Park, an entertainment concept that features trampolines, zip lines, laser tag and virtual reality games. Derrick Dougherty and Mark Krantz of Marcus & Millichap represented the seller, Bull Hill Associates, in the transaction. Brian Kaplan, also with Marcus & Millichap, represented the buyer, a limited liability company.

ORANGE, CONN. — Locally based brokerage firm Pearce Real Estate has negotiated the sale of 70 percent of the medical condominium units at Springbrook Common, a 35,000-square-foot medical office complex in the New Haven suburb of Orange. The property was built in 2008 and is leased to tenants such as U.S. Renal Dialysis, Physical Therapy & Sports Medicine and the Connecticut Kidney Center. Carl Russell of Pearce Real Estate represented the seller, a partnership between Springbrook Common LLC and Lakehouse Properties LLC, in the transaction. Nick Mastrangelo and Tom Cavaliere of Coldwell Banker represented the buyer, Water Street Management LLC.

STRATFORD, CONN. — Italian food supplier Nuovo Pasta Productions has signed a 35,492-square-foot industrial lease in Stratford. The space is located within a former food storage and distribution facility at 849 Honeyspot Road in Stratford Industrial Park, Nuovo Pasta signed a 10-year lease at the facility. Bruce Wettenstein of Vidal/Wettenstein represented Nuovo Pasta in the lease negotiations. George Shawah Jr. of Baldwin Pearson & Co. Inc. represented the undisclosed landlord.

STAMFORD, CONN. — CIT Group Inc. has provided a $35.9 million construction loan for a 183-unit apartment building in Stamford. The borrower was a joint venture between New Jersey-based developer Fields Development Group and Alpine Residential. The project will be located on Canal Street near the Metro North railway station and will include ground-floor retail space. Chris Niederpruem of CIT Group originated the loan.

WINDSOR, CONN. — MacKenzie Realty Capital, Inc. has acquired Addison Corporate Center, a 588,445-square-foot office campus in Windsor, a northern suburb of Hartford, for $38 million. MacKenzie already owned a portion of the 75-acre, Class A property, and this acquisition brings its ownership stake to 100 percent. Amenities include a full-service cafeteria, fitness center and 200-seat conference center. Located at 175 Addison Road, the property offers convenient access to Interstate 91 and is located near the Marriott Courtyard, Marriott Conference Center and Hilton Garden hotels. The seller was undisclosed.

Located at 1 Shoreline Drive, the 72,000-square-foot building features a clear height of 24 feet and was constructed in 2000. The property offers convenient access to State Route 1 and the Connecticut Turnpike, and Bio-Med’s headquarters and primary manufacturing facility is within two blocks of the facility. Bio-Med Devices manufactures personal protective equipment (PPE), including ventilators. Bill Clark, also of The Geenty Group, represented the landlord, Russo Real Estate LLC.

Located at 135 Cherry St., the property is part of Milford Plaza, a 182,000-square-foot shopping center. Amity Physical Therapy will lease the building for its fourth store. Stephen Press of Press | Cuozzo represented the seller, Hale Properties LLC, in the transaction. Press also procured the buyer, Dow Enterprises LLC. The sales price was undisclosed.

NORWALK, CONN. — Northeast Private Client Group (NPCG) has brokered the $17 million sale of Point Rock Apartments, a 54-unit luxury multifamily property in Norwalk, an eastern suburb of Stamford. Located at 34 Oakwood Ave., the property offers one- and two-bedroom floor plans and amenities including a fitness center and resident clubhouse. The four-story building was constructed in 2015. Brad Balletto, Rich Edwards and Jeff Wright represented the seller, a Connecticut-based developer, in the transaction. The team also procured the buyer, a New York-based investor. Both parties requested anonymity.

NORTH BRANFORD, CONN. — G&G Investments has acquired a 50,576-square-foot industrial and office asset in North Branford, an eastern suburb of New Haven, for $1.7 million. Located at 32 Commerce Drive, the property features 24,000 square feet of warehouse space, 10,000 square feet of office space and a 16,576-square-foot covered loading and parking area. Bill Clark of The Geenty Group represented G&G Investments LLC in the transaction. The seller, Frontier Communications, has leased back the building for six months as part of the terms of the sale.
