HARTFORD, CONN. — Thorofare Capital has secured a $40 million floating-rate commercial mortgage for the acquisition of an office building in Hartford. Proceeds of the loan will also be used for tenant improvements and leasing commissions at the 283,640-square-foot building. Kevin Miller and Felix Gutnikov of Thorofare Capital arranged the financing for the undisclosed borrower.

EAST HARTFORD, CONN. — Chozick Realty has brokered the sale of 97 condominium units, along with controlling and managing interest, in the 156-unit Gateway Estate Condominiums complex in East Hartford. Up Realty LLC acquired the units for $6.7 million, or $69,072 per unit for the 97 units. Following the acquisition, Chozick Realty sourced and facilitated the acquisition of an additional 39 units from individual unit owners within the property, bringing the buyer’s total common ownership to 136 units in the complex. The initial 97-unit acquisition includes a mix of two studios, 37 one-bedroom, 40 two-bedroom and 19 three-bedroom units. The additional condos purchased include a variety of layouts at a range of prices. The three-building complex was constructed in two phases between 1969 and 1976. Rick Chozick and Steve Pappas of Chozick Realty represented seller, 231 Ellington LLC, and the procured the buyer in the deal.

CROMWELL, CONN. — O,R&L Commercial has arranged the sale of a two-property investment asset totaling 38,800 square feet at 50 Sebethe Drive in Cromwell. O&G Industries acquired the properties for $2.1 million. The sale includes a net-leased 28,800-square-foot warehouse and office building and an on-site 10,000-square-foot self-storage facility. Frank Hird and Luke Massirio of O,R&L Commercial represented the seller, Sebethe Drive Partners LLC, in the deal.

The property features 20 one-bedroom units and 40 two-bedroom units ranging in size from 950 square feet to 1,043 square feet. WATERTOWN, CONN. — Fischer Commercial Real Estate Specialists has arranged the acquisition of an industrial building located on 8.4 acres at 760 Frost Bridge Road in Watertown. 1 Frost Bridge Road Realty, a title-holding entity of Norwalk-Wilbert Vault Co., acquired the property from Frost Bridge Road LLC for $1.6 million. The buyer plans to relocate its operations from Bridgeport, Conn., to the 47,098-square-foot property once renovations and structural modifications are complete. Alan Fischer of Fischer Commercial Real Estate Inc. represented the buyer, while Nick Longo of Mathews Commercial Properties represented the seller in the deal.

Teds Fourth LLC acquired the 155,890-square-foot facility from The Mooney Family LLC for $1.2 million. Sentry Commercial was the sole broker in the transaction.

NEWTON, CONN. — RHYS represented Market Hospitality Group in the signing of a new lease at Village Lexington Gardens, located at 32 Church Hill Road in Newtown. The 3,500-square-foot space will be occupied by 5th Market Place Kitchen & Bar, a New American-style restaurant. The new restaurant is slated to open in July 2017. NEW YORK CITY AND RYE, N.Y., AND SHELTON, CONN. — Windsor Management Corp. has received $58 million in four separate financing transactions for office properties in New York and Connecticut. In the first loan, the company received $25 million in refinancing for a 122,630-square-foot office building located at 37 W. 26th St. in Manhattan. The 98-percent occupied property is leased to The Flatiron Room, Hog Pit BBQ and Grey Bar on the ground floor and a variety of office tenants on the upper floors. In the second deal, Windsor received $8.5 million in refinancing for a 35,916-square-foot office building located at 256 W. 36th St. in Manhattan’s Garment District. The property is fully occupied by a variety of office tenants and a clothing retailer. In the third loan, the company received $16 million in acqusition financing for a 118,658-square-foot office building located at 411 Theodore Fremd Ave. in Rye. The property is fully occupied and leased to Acadia Realty Trust, Regis and USAlliance Financial, among other tenants. In the fourth transaction, Windsor received $8.5 million in refinancing for a 163,287-square-foot office property located on 16 acres in Shelton. STAMFORD, CONN. — GAIA Real Estate and its institutional partners Menora Mivtachim Insurance, Amitim Senior Pension Funds, Psagot Investment House and CAPSSA have acquired a five-property multifamily portfolio at Harbor Point in Stamford from a joint venture between Building and Land Technology and the Lubert-Adler Real Estate Funds. The 1,214-unit portfolio consists of Postmark, 111 Harbor Point, Vault, The Key at Yale & Towne and The Lofts at Yale & Towne. The acquisition price was not released.
