TRUMBULL, CONN. — Cronheim Mortgage has secured a $19 million loan for Hawley Lane Mall, a 215,000-square-foot shopping mall in Trumbull. The 15-year loan, which features a 30-year amortization schedule, was funded by the United States Life Insurance Co. and National Union Fire Insurance Co. In 2005, Purchase, N.Y.-based National Realty and Development Corp. redeveloped the property, which was built in 1971, into a two-level community shopping center. The center is anchored by Kohl’s, HomeGoods and Best Buy. Andrew Stewart and Dev Morris of Cronheim Mortgage arranged the financing for the borrower.

MILFORD, CONN. — Angel Commercial LLC has arranged the sale of a retail investment property located at 773 Bridgeport Ave. in Milford. Private investors acquired the 4,800-square-foot building from H&S Olson LLC for $1 million. The current tenant, PPG Paints, will remain in the property. Jon Angel of Angel Commercial represented the seller in the transaction.
MILFORD, CONN. — A New York-based manufacturing company has acquired a 14.4-acre land parcel at 539 Oronoque Road in Milford. Arrow Realty LLC sold the property for $2.6 million. The buyer plans to renovate and add on to an existing 23,250-square-foot building and construct at least two industrial buildings to accommodate its growing business. Alan Fischer of Fischer Real Estate Inc. represented the seller and buyer in the transaction.
ROCKY HILL, CONN. — Colliers International has brokered the sale of an industrial facility located at 51 Belamose Ave. in Rocky Hill. MF Discala & Co. acquired the property from Fifty One Belamose LLC for $2.3 million. The 35,000-square-foot property is fully occupied and will provide a long-term cash flow for the new owner. SOUTHINGTON, CONN. — O,R&L Commercial has brokered the lease of 85,000 square feet at 200 Executive Blvd. in Southington to Webster Bank. The bank is consolidating its Cheshire and Wallingford, Conn., offices into the four-story, 150,000-square-foot office building. Webster Bank will occupy the first, second and third floors of the building, which was formerly occupied by The Hartford. Jay Morris and Robert Gaucher of O,R&L represented the landlord, Executive 200 LLC, while Drew Saunders of Jones Lang LaSalle represented the tenant in the transaction.
NEW HAVEN, CONN. — O,R&L Commercial LLC has negotiated the sale of an office building and adjacent parking lot, located at 189-191, 201 Orange St. and 115 Court St. in New Haven. The investment properties sold for $2.6 million. Frank Hird of O,R&L Commercial represented the seller, O’Keefe Associates, Manhattan Associates and Euclid/O’Connor Associates, while Charlotte Goldblatt of Goldblatt Associates represented the buyer, Bulkhead Investments LLC.
WESTPORT, CONN. — Coastal Construction Group LLC has acquired a mixed-use property located at 785 Post Road East in Westport. Situated on 2.5 acres, the 5,000-square-foot property sold for $1.2 million. The buyer plans to use the building for additional office space. CHESHIRE, CONN. — O,R&L Commercial LLC has brokered the sale of an office building located at 1154 Highland Ave. in Cheshire. Marshall Enterprises LLC sold the 25,777-square-foot Class A office building to RPG Holdings LLC for an undisclosed price. The new owners plan to convert the first floor of the building into a medical office space for a future urgent care facility. Richard Guralnick of O,R&L represented the seller, while Dan Garofalo and John Mullin of Reno Properties represented the buyer in the transaction.
NEW HAVEN, CONN. — Tenant Ducci Electrical Contractors and landlord 105 Hamilton LLC have signed a lease for 10,640 square feet of space at 105 Hamilton Street (Tile America Building) in New Haven. The space will accommodate Ducci’s warehousing and storage requirements for several new large multi-year projects in and around New Haven. The space also includes use of a secured outside yard for the storage of large machinery & equipment. Richard Guralnick of O,R&L Commercial was the sole broker in the transaction and represented both the landlord and tenant.
STAMFORD, CONN. — TGM Associates L.P. has sold the 160-unit apartment project TGM Village at Stamford to Cherry Hill, N.J.-based Silverman Group. Jeffrey Dunne and Gene Pride of CBRE Group Inc. brokered the transaction for the property, which is located in downtown Stamford. TGM purchased Village at Stamford in 2008. Terms of the transaction were not disclosed.
