NEW CASTLE COUNTY, DEL. — U.S. Realty Capital has originated $31 million in permanent financing for a multifamily complex located in northern New Castle County. The financing will replace an existing construction loan on the newly built 218-unit property. The property had significant pre-leasing activity and overall occupancy was close to 100 percent at completion. The property features a fitness center, pool and 9,000 square feet of retail space. Bruce Robertson Jr. and Jane Bender of U.S. Realty Capital arranged the financing for the undisclosed borrower.

CLAYMONT, DEL. — The Galman Group has completed the disposition of The Edge at Greentree, a garden-style apartment community located off Namaans Road in Claymont. A joint venture between two private groups acquired the asset free and clear of existing debt for an undisclosed price. The 26-building community features 286 apartments in a mix of one-, two- and three-bedroom units averaging 844 square feet. Community amenities include a state-of-the-art fitness center and tech lounge. Mark Thomson and Carl Fiebig of HFF represented the seller in the transaction.

NEWARK, DEL. — Rockford Capital Partners has acquired two institutional-quality office buildings located at 242 and 248 Chapman Road in Newark. Rockford Capital purchased the properties on behalf of its affiliated value-add investment vehicle, Rockford Real Estate Fund III. Chapman Road Investors, an affiliate of Equus Capital Partners, sold the properties for an undisclosed price. 242 Chapman Road is a three-story, 65,967-square-foot building and 248 Chapman Road is a two-story, 77,974-square-foot building. Together the properties are fully leased to KBR and HP Enterprise Services. Michael Margolis and David Dolan of NGKF represented the seller in the deal.

NEW CASTLE, DEL. — The Delaware Skills Center has leased 34,823 square feet of space at 500 Ships Landing Way within Twins Spans Business Park in New Castle. A division of the New Castle County Vocational Technical School District, the adult vocational technical training center provides skills training for adults seeking careers. Harvey, Hanna & Associates owns the business park, which features 1.85 million square feet of Class A commercial warehouse space. Paul Bryant and Jeff Shahan of Wilmington, Del.-based SB Real Estate represented the tenant in the transaction.

NEWARK, DELAWARE — NGKF Capital Markets has arranged the sale of 242 and 248 Chapman Road in Newark. Equus Capital Partners sold the two-building portfolio to Chapman Business Associates LLC for $15.55 million. Both buildings are 100 percent occupied by two long-term tenants; 242 Chapman Road is a three-story, 65,967-square-foot office building and 248 Chapman Road is a two-story, 77,974-square-foot office building. Recent renovations at the property include new ceilings and lighting throughout, updated lobbies and restrooms, a new roof, HVAC upgrades, and a new fire panel as well as new elevators. The NGKF Capital Markets team comprising Mike Margolis, Dave Dolan and Brett Segal, along with area experts, Neal Dangello and Wills Elliman, represented Equus Capital Partners in the transaction.

NEWARK, DEL. — NorthMarq Capital has arranged the $2.4 million refinance of Millstone Plaza Apartments, a 24-unit multifamily property with 2,500 square feet of office space. The transaction was structured with a 10-year term and 30-year amortization schedule. Ed Riekstins of NorthMarq secured financing for the borrower through a national bank.

FENWICK ISLAND, DEL. — Wilmington, Del.-based Capital & Guarantee, an investment banker and developer, is developing Fenwick Medical Complex, a six-building facility serving Fenwick Island, Bethany Beach and Sussex County, Del., located on Route 20 just east of Fenwick Island. The 120,000-square-foot facility will feature a full-service emergency medical center, ample parking and a heliport, as well as a variety of physician practices, including cardiovascular, family practice, gastroenterology, gynecology, hand surgery and care, internal medicine, neurology, OBGYN, oncology and ophthalmology, among others. Each specialty practice at the facility will have an exclusive position with no competitive practice in the complex and admitting and practice privileges at the regional hospital located 12 miles from the complex.

NEW CASTLE, DEL. — Harvey, Hanna & Associates (HHA) has added Quebec, Canada-based Anchor Plastics Ltd. to Twin Spans Business Park in New Castle. Anchor Plastics recently opened its latest North American facility by leasing 20,500 square feet of warehouse and office space at 500 Ships Landing Way in Twins Spans Business Park. Anchor Plastics is a manufacturer of plastic containers and customizable products for commercial customers. Situated on 135 acres, Twin Spans Business Park features 1.85 million square feet of Class A commercial warehouse space along the Delaware River. Jamie Vari of JLL represented Anchor Plastics in the lease transaction. HHA owns and manages the business park.

MILLSBORO, DEL. — NAI Emory Hills has arranged the sale of Back Bay Center, a retail center located in a grocery-anchored neighborhood center along Route 24 in Millsboro. Back Bay Center LLC acquired the 10,000-square-foot property from TBB Long Neck LLC for an undisclosed sum. Situated on 2.1 acres with a pad site for future development, the property is occupied by Subway, Liberty Tax and Loan till Payday. Jim O’Hara Jr., Jim O’Hara III and Kevin O’Hara of NAI Emory Hills brokered the sale.

NEWARK, DEL. — Penguin Industries has completed the sale of a 151,000-square-foot warehouse building located at 701 Pencader within Pencader Industrial Park in Newark. Situated on 8.65 acres, the building has 24-foot clear heights and an ESFR sprinkler system. Wye Realty Advisors arranged the purchase of the property on behalf of the buyer, a Delaware-based private investor, for undisclosed price. AVIR Realty assisted the seller in the deal. Whitewoods Capital Advisors, along with Wye Realty Advisors, originated an acquisition loan for the buyer. At the time of sale, the building was fully leased to two tenants.
