MINNEAPOLIS — Sleep Number will open three new stores in New Jersey and Delaware. The stores will be located within The Shops at the Crossings in Burlington, N.J.; The Marketplace at Garden State Park in Cherry Hill, N.J.; and The Christiana Mall in Delaware. Brian Wherty and Rob Samtmann of Equity Retail Brokers, in collaboration with Bialow Real Estate, represented Minneapolis-based Sleep Number in the lease negotiations. The expected opening dates were not disclosed.

NEWARK, DEL. — AirJoule, which provides atmospheric water harvesting services, has signed a 30,000-square-foot industrial lease in Newark, Del. The space can support both manufacturing and office operations, and AirJoule is also leasing 500 square feet at The Innovation Space in Wilmington’s DuPont Experimental Station for research and development activities. The company expects to invest about $15 million in its Newark operation and hire about 60 people over the next several years.
WILMINGTON, DEL. — Incyte, a biopharmaceutical company focused on developing treatments for cancer and other autoimmune diseases, has purchased two office buildings totaling 517,307 square feet in downtown Wilmington. The buildings, which are known as Bracebridge I and III, formerly housed the operations of financial institution MBNA until its merger with Bank of America in 2006. Incyte plans to consolidate more than 300 employees — currently working in Chadds Ford, Pa. — in the newly acquired buildings. The company also plans to hire 500 additional workers in the coming years.
SEAFORD, DEL. — Marcus & Millichap has brokered the $7.4 million sale of a portfolio of two industrial buildings totaling 124,784 square feet in Seaford. The portfolio spans 23 acres, including a 10-acre tract that is undeveloped. Bob Johnson and Paul Johnson of Marcus & Millichap represented the seller, a Maryland-based limited liability company, in the transaction. Timothy Stephenson Jr. of Marcus & Millichap assisted in closing the deal as the broker of record, as did John McClellan and Kelly Jeter of SVN-Miller Commercial Real Estate.
MIDDLETOWN, DEL. — Blenheim Group has broken ground on Bayberry Town Center, a 280,000-square-foot mixed-use project in Middletown. A 64,000-square-foot Weis Markets with a fuel facility will anchor the property. Other tenants at the development will include a bank, pet store, spa and nail salon. Construction on Weis Markets is scheduled to begin this fall, with the opening of Weis and several other tenants planned for 2025. Upon completion, the project will also feature office space, two green spaces, 145 townhomes and internal street and trail connectivity. Jim Tancredi of LMT Commercial is leasing the retail space.
NEWARK, DEL. — Phase Sensitive Innovations, a provider of radio-frequency components, devices and systems, will open a 12,000-square-foot lab facility in Newark, about 15 miles southeast of Wilmington. The new space will complement the company’s existing 20,000-square-foot facility within Sandy Brae Industrial Park. The company plans to hire an additional 20 workers to staff the new facility by the end of the year and add 30 to 40 more jobs in subsequent years.
BEAR, DEL. — Locally based developer and general contractor Reybold Group is underway on vertical construction of a new, 16,893-square-foot retail center in Bear, about 10 miles south of Wilmington. The site is adjacent to the St. Andrews residential community. Upon completion, which is scheduled for later this year, the property will feature eight storefronts. One undisclosed tenant has signed a lease at the development.
WILMINGTON, DEL. — German discount grocer Aldi will open a 32,262-square-foot store in Wilmington. Aldi will occupy the site at 4130 Concord Pike, which spans 3.1 acres, for the next 10 years. Jim O’Hara and Neil Killian of NAI Emory Hill Real Estate Services represented the landlord, an entity doing business as LBD Wilmington, in the lease negotiations. Jason Block of MCS represented Aldi.
NEWARK, DEL. — Locally based developer Reybold Group has provided updates on Pencader Corporate Center, a 17.2-acre retail development in Newark. Wawa recently opened a 5,000-square-foot store at the property, and Great New Beginnings will open a 10,000-square-foot early learning center next fall. Pencader Corporate Center will also feature a 12,000-square-foot, multi-tenant retail building, construction of which is expected to begin in March.
WILMINGTON, DEL. — New Jersey-based investment firm First National Realty Partners has acquired Christina Crossing, a 119,446-square-foot shopping center in Wilmington. A 70,000-square-foot ShopRite grocery store anchors the property, which was originally constructed in the late 2000s. Christopher Munley, Jim Galbally, Chris Angelone, Colin Behr, James Graf, Zach Nitsche, Patrick Higgins and Blaise Fletcher of JLL represented the seller, a partnership between DRA Advisors and KPR Centers, in the transaction. The sales price was not disclosed.
