The modern craft beer brewery has emerged as a niche community anchor with flexible business models and loyal customer bases across the United States, particularly in the Northeast. Combining elements of retail, industrial and hospitality models, craft breweries have quickly become one of the most dynamic and trendy business types in major cities and small towns, alike. Some of the largest and most popular craft breweries in the United States are based in the Northeast, including the two largest: Pennsylvania-based D.G. Yuengling & Son Inc.; and Boston Beer Co., the parent company of Samuel Adams. Vermont has the most breweries per capita in the United States with more than 66, according to the national Brewers Association’s most recent nationwide census in 2018. BOSTON — Tango Therapeutics, a biotechnology company that develops treatments for cancer patients, has signed a 65,000-square-foot office lease in the Fenway neighborhood of Boston. Tango will move its headquarters to 201 Brookline Avenue, a 500,000-square-foot, Class A lab and office building that is currently under construction and slated for completion later this year. Local developer Samuels & Associates owns the property. Jon Varholak, Eric Smith and McKenna Teague of CBRE represented Tango in the lease negotiations.
TYNGSBORO, MASS. — Marcus & Millichap has brokered the $7 million sale of a 12-screen AMC Theater in Tyngsboro, located approximately 35 miles northwest of Boston. Located at 440 Middlesex Road, the 39,474-square-foot theater originally opened in 1991. The building was recently renovated to improve all 12 screening rooms, the roof and the parking lot, and now includes a full bar. Glen Kunofsky, Josh Kanter and Anthony D’Ambrosia of Marcus & Millichap represented the undisclosed seller in the transaction. WALTHAM, MASS. — The Stubblebine Co., a CORFAC member, has negotiated the $2 million sale of a 4,600-square-foot industrial building in Waltham, a western suburb of Boston. Located at 1254-1256 Main St., the Class C property was built in 1950 and has been used for light manufacturing. Ellen Garthoff of The Stubblebine Co. represented the seller, 1256 Main LLC, in the transaction. Ben Herman of Valender Properties represented the buyer, private investor Marc Resnick.
Northeastern University Acquires Horticultural Hall Office, Retail Building in Boston for $22M

BOSTON — Northeastern University has acquired Horticultural Hall, a 45,192-square-foot office and retail property in the Back Bay neighborhood of Boston. Located at 300 Massachusetts Ave., the building was constructed in 1901 as the headquarters of the Massachusetts Horticultural Society. At the time of sale, tenants included marketing agencies 829 Studios and Finn Partners, as well as Boston Magazine and the Museum of Fine Arts. Robert Griffin, Michael Greeley, Jason Cameron and Ali Cavanaugh of Newmark Knight Frank represented Northeastern University in the transaction. The team also represented the seller, Marcus Partners.
Marcus & Millichap Arranges Sale of 85,000 SF Big Value Plaza Retail Property in Dartmouth, Massachusetts

DARTMOUTH, MASS. — Marcus & Millichap has arranged the sale of Big Value Plaza, an 85,000-square-foot retail center in Dartmouth, Massachusetts, approximately 30 miles southeast of Providence. Located at 718 Dartmouth St., the property is leased to tenants including Big Value Outlet Stores and Planet Fitness. Adam Cohen of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were private investors that requested anonymity. The sales price was also undisclosed.
BILLERICA, MASS. — Third party logistics (3PL) company Omni Logistics has signed a 115,822-square-foot industrial lease in Billerica, located approximately 20 miles northwest of Boston. The space is situated within Billerica Commerce Center, a 612,685-square-foot facility located at 90 Salem Road. The property was built in 1982, renovated in 2007 and features 38-foot clear heights, 17 loading docks and convenient access to Interstate 495. David Corkery, Steve Clancy and Rachel Marks of CBRE represented Omni Logistics in the lease negotiations. The team also represented the landlord, New York City-based Clarion Partners.
BOSTON — Locally based firm National Development has unveiled plans for a mixed-use project at 333 Dorchester Ave. in South Boston, pending approval from the City of Boston. The project will include 256 apartment units, 47,000 square feet of office space, 14,500 square feet of retail space and public green space. The project is part of a larger Dorchester Avenue redevelopment initiative spearheaded by National Development, which includes transformation of industrial buildings including 333 Dorchester Ave. into primarily residential and commercial properties.
BOSTON — Washington Square Ventures and Bedrock Real Estate Partners will develop The Brookliner, a $73 million multifamily project in the Brighton neighborhood of Boston. Located at 5 Washington St., the building will comprise 108 apartments and 12,150 square feet of retail space. CVS Pharmacy will occupy 90 percent of the retail space. Amenities will include a deck, fitness center and convenient access to two MBTA Green Line Subway stops. Stantec will serve as the project architect. Simon Butler, Biria St. John and Kyle Juszczyszyn secured financing from an institutional investor. Construction is slated to begin later this year and complete in 2021.
FALL RIVER, MASS. — CBRE has brokered the $13.7 million sale of two apartment buildings in Fall River, located approximately 20 miles southeast of Providence. Border City Mills, a former mill building located at 2 Weaver St., was completed in 1873 and converted to a residential use in 1988. The property comprises 107 units and offers a fitness center and pool. River Grove Apartments, located at 4516 North Main St., was built in 1987, comprises 48 units and sits adjacent to Fall River Country Club. Simon Butler and Biria St. John of CBRE represented the seller, First Merchants Group. The team also procured the buyer, Fren Management Co. Inc.
