BURLINGTON, MASS. — Geotechnical engineering services firm McPhail Associates has signed a 12,739-square-foot lease at an industrial flex property in Burlington, a northwestern suburb of Boston. According to LoopNet Inc., the property at 42-44 Third Ave. was originally constructed in 1966 and totals 25,521 square feet. ABG Commercial Realty represented the landlord, Nordblom Management Co., in the lease negotiations. The representative of the tenant was not disclosed.

CANTON, MASS. — A partnership between locally based developer Jumbo Capital and affiliates of Apollo Global Management has completed the renovation of a 136,000-square-foot industrial building in the southern Boston suburb of Canton. The building sits on a 10-acre site at 30 Dan Road, features a clear height of 34 feet and is subdividable to 50,000-square-foot suites. Surus Construction & Development served as the general contractor for the project, which began in summer 2022. Integrated Project Services handled architectural design, and Highpoint Engineering served as the civil engineer. Colliers is now marketing the property for lease.

WALTHAM, MASS. — BPGbio has signed a 70,000-square-foot office and life sciences lease in the western Boston suburb of Waltham. The AI-powered biopharmaceutical company plans to relocate from nearby Framingham to two full floors of the 143,533-square-foot facility at 300 Third Ave. next summer. Tim Latham, Christopher Scott and Chris Devaux internally represented the landlord, Dallas-based Lincoln Property Co., in the lease negotiations. Paul Delaney, Adam Subber and Nate Heilbron of Cresa represented BPGbio.

MARLBOROUGH, MASS. — A partnership between Boston-based private equity firm Rockpoint and Connecticut-based developer Post Road Residential has sold The Burrow at Green District, a 235-unit apartment community located in the western Boston suburb of Marlborough. The newly built complex sits on 10 acres and features one-, two- and three-bedroom units. Amenities include a pool, fitness center, coworking space, rooftop deck, podcasting room and access to 40 acres of trails and woodlands. The buyer and sales price were not disclosed.

Rhino-Capital-Taunton

TAUNTON, MASS. — Boston-based investment firm Rhino Capital Advisors will develop a 180,000-square-foot manufacturing facility in Taunton, located south of Boston near the Massachusetts-Rhode Island border. The site spans 11.2 acres within Myles Standish Industrial Park, and the building will feature five loading docks and 270 parking spaces. CrowdStreet raised $11.5 million in funding for the project, construction of which is scheduled to begin in the first quarter and to last about a year.

ANNAPOLIS, MD. — Annapolis, Md.-based investment firm Realterm has acquired three industrial outdoor storage sites totaling 24.8 acres in the Northeast. The sites are located in the metro areas of Boston, Providence and Philadelphia and are all utilized as truck terminals, with a combined capacity to support 163 such vehicles. Realterm acquired the sites from logistics giant Yellow Corp. as part of its Chapter 11 bankruptcy proceedings. The sales price(s) was not disclosed.

SHREWSBURY, MASS. — JLL has arranged the sale of The Residence at Orchard Grove, an 80-unit seniors housing complex in Shrewsbury, located just east of Worcester. The three-story building opened in 2017 and offers independent living, assisted living and memory care services. Jay Wagner, Aaron Rosenzweig, Rick Swartz and Jim Dooley of JLL represented the seller, Blue Moon Capital Partners, in the transaction and procured an undisclosed REIT as the buyer. LCB Senior Living operates the facility.

CANTON, MASS. — Cushman & Wakefield has secured a 31,569-square-foot office lease in Canton, a southern suburb of Boston. The tenant, Sick Inc., a provider of sensors and automated devices for industrial applications, is relocating from nearby Stoughton to the 262,000-square-foot building at 150 Royall St. George O’Connor of Cushman & Wakefield represented the tenant in the lease negotiations. Pete Whoriskey and Rachel Igoe, also with Cushman & Wakefield, represented the landlord, Jumbo Capital.

SOMERVILLE, MASS. — Sublime Systems, which manufactures low-carbon alternatives to traditional cement, has signed a 23,000-square-foot office and life sciences lease expansion in the Boston-area city of Somerville. Sublime Systems originally occupied 6,500 square feet at the 7.4-acre Somernova campus and expects to employ about 400 people following the completion of the expansion. Rafi Properties owns Somernova.

BOSTON — Locally based developer Boylston Properties has delivered 525 LINC, an 80-unit co-living residential building located in the Allston area of Boston. Designed by Boston-based HDS Architecture, the property offers studio, three- and four-bedroom units that are fully furnished with utility connections in place. Communal amenities include a fitness center, work-from-home lounge, rooftop deck, community kitchen, package handling room and bike storage space. Rents start at $1,900 per month for a studio apartment.
