BOSTON — WS Development has acquired a 12.5-acre parcel that spans 10 city blocks and is slated to include 2.8 million square feet of residences, offices, hotels, retail, parks, and community space in Boston. Morgan Stanley and Boston Global Investors (BGI) — long-time development partners of WS Development — sold the parcel for $359 million. The land is located along Seaport Boulevard, Congress Street, and Summer Street. WS Development owns 500,000 square feet of retail on seven adjacent blocks. WS will work with the City of Boston and BGI, which will continue to provide urban planning services, to develop the space.

West Square, Boston

BOSTON — The CBRE/New England Multifamily Capital Markets team brokered the sale of West Square, a 255-unit infill apartment community in the South Boston neighborhood. CBRE/NE represented the seller, a joint venture between Lincoln Property Company and an institutional partner, and procured the buyer, 5514 D Street 320 Boston LLC, an affiliate of Akelius US LLC. Lincoln Property Co. will manage the property. The community was completed in April 2014 and has 33 apartments set aside under inclusionary zoning for residents at 70 percent of area media income. Akelius has also acquired the adjacent property 339 D Street, which comprises 24 apartment units.

Tower-Point-Boston-MA

BOSTON — The Davis Companies (TDC) has completed the disposition of Tower Point, a brick-and-beam office building located at 27-43 Woodworm St. in Boston’s Seaport District. Rockpoint Group purchased the 155,170-square-foot property for $62.1 million. TDC originally acquired the property in 2013 and invested significant capital with the goal of increasing the building’s appeal to creative and tech sectors. The company upgraded the property with modern finishes, renovated the building’s fitness center and locker rooms and added a 7,500-square-foot outdoor courtyard. As a result of the repositioning, the building’s occupancy increased from 74.3 percent to 95 percent at the time of sale. Current tenants include Rethink Robotics, Healthways, NPR, Zerto and Owner IQ. Edward Maher Jr. of Newmark Grubb Knight Frank represented TDC in the transaction.

WALTHAM, MASS. — The Davis Companies has acquired two Class A office buildings, located at 1025 and 1075 Main St. in Waltham. An affiliate of KBS Real Estate Investment Trust Inc. sold the 303,460-square-foot asset for $52.5 million. Originally built in 1980, the property is currently occupied by Citizens Disability and The Cambridge Institute of International Education. On-site amenities include a cafeteria, fitness center and parking. HFF represented the seller and procured the buyer in the transaction. Additionally, HFF arranged a seven-year acquisition loan for the buyer through Brookline Savings Bank and First Niagara Bank. Coleman Benedict and Ben Sayles of HFF represented the seller in the deal. Riaz Cassum and Brett Paulsrud, also of HFF, led the HFF debt placement team for the financing. Gramercy Property Trust, as asset manager, advised KBS on the transaction.

The property is occupied by a mix of local and regional tenants, including Crossroads Liquors, Subway and Bristol County Savings Bank. Laurie Ann Drinkwater, Seth Richard and Andrew Gilbert of Marcus & Millichap represented the seller, a local investor, and procured the buyer, a regional business owner, in the transaction.

BLOOMFIELD, CONN. — Westbrook, Conn.-based Lyman Real Estate has brokered the sale of 21 acres of land at 2 Mucko Road, located at the corner of Woodland Avenue in Bloomfield. Vernon Hills, Ill.-based Deringer-Ney Inc. acquired the property for $850,000. The buyer develops precious metal alloys and precision components for the medical device, automotive, semiconductor, aerospace and appliance industries. Ron Lyman of Lyman Real Estate represented the sellers, Elizabeth Fernandez and Marie Mercaldi, in the transaction.

The company plans to redevelop the 144,230-square-foot property into a Class A laboratory building, with repositioning scheduled to start this fall. Chris Skeffington, John Wilson, Jon Varholak and Roy Sandeman of Transwestern | RBJ negotiated the sale and sourced the buyer. The name of the seller was not released.

WORCESTER, MASS. — Worcester Building Systems Inc. has acquired a land parcel at 100 Wall St. in Worcester. City View Apartments LLC sold the site, which is the former site of the El Morocco Restaurant, for $850,000. The buyer plans to develop a 60-unit residential apartment building on the site. Drew Higgins and Paul Matt of Kelleher & Sadowsky Associates represented the seller in the transaction.

The $32 million property features 74 luxury apartments and 36,000 square feet of commercial and office space within a short walking distance to the West Concord Commuter Rail Station. The property features a mix of studio, one- and two-bedroom units priced from $1,755 to $3,265. On-site amenities include an underground parking garage, community room with gas fireplace and WiFi access, fitness center and a community deck overlooking Nashoba Brook. The property is managed by WinnResidential.
