CAMBRIDGE, MASS. — Nauset Construction is underway on a 38-unit multifamily project in Cambridge. The project is a three-story vertical addition to the Crimson Galeria building in Harvard Square. The owner of the building, Crimson Galeria LP, originally planned to construct office space atop the existing structure but pivoted to residential during the pandemic, receiving a special permit from the city in the process. NELSON Worldwide is the architect for the project, which will feature studio, one- and two-bedroom apartments, with roughly 20 percent of the residences designated as affordable. Ownership recently added two new tenants to the roster of retailers, which includes Shake Shack, Maharaja, Veggie Grill, Menya Jiro and Core Power Yoga. Delivery is slated for late 2025.

WALTHAM, MASS. — Locally based construction management firm J. Calnan & Associates has delivered a 37,000-square-foot life sciences project in the western Boston suburb of Waltham. The space, which is a build-to-suit for Biocytogen Pharmaceuticals, is located at 300 Third Avenue, a 143,533-square-foot building that is owned by Dallas-based Lincoln Property Co. The facility features an open-floor design, climate-controlled vivarium and advanced cell culture and procedure suites.

MATTAPOISETT, MASS. — Marcus & Millichap has brokered the $9.9 million sale of a 147,444-square-foot vacant industrial building in Mattapoisett, located in Plymouth County in the southern part of The Bay State. The building was constructed on 10.6 acres, a portion of which was sold separately at the time of closing, in 1985. Laurie Ann Drinkwater and Seth Richard of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

BROCKTON, MASS. — MassHousing has provided $12.9 million in financing for Bixby Brockton Apartments, a 106-unit affordable seniors housing complex located on the southern outskirts of Boston. The complex houses 88 one-bedroom apartments and 18 two-bedroom apartments, with two units occupied by maintenance and security staff. The borrower, Affordable Housing & Services Collaborative Inc., will use the proceeds to fund capital improvements and extend the property’s affordability status. Among the improvements slated for the property are unit repairs, two new heating systems, a new fence, security camera upgrades and the extension of a laundry room.

NEWTON, MASS. — Spindrift, a provider of sparkling water, has renewed and expanded its headquarters space at Chapel Bridge Park, an office and life sciences development located in the western suburb of Boston of Newton. The tenant now occupies more than 20,000 square feet at the eight-building, 250,000-square-foot campus, which is owned by The Bulfinch Cos. Jared Pimm of CBRE represented Spindrift in the lease negotiations.

NEWTON AND ALLSTON, MASS. — Marcus & Millichap has arranged the $23.5 million sale of a portfolio of two multifamily buildings totaling 59 units in the Boston area. The buildings are located in Newton and Allston, both of which are situated west of the downtown area. The Newton property offers eight two-bedroom units and 23 one-bedroom units with private balconies and storage units. Constructed in 1985 on 0.59 acres, the Allston property features 28 units and 41 off-street parking spaces. Evan Griffith and Tony Pepdjonovic of Marcus & Millichap brokered the deal in collaboration with Matthew Petty of Frame Residential. The buyer and seller were not disclosed.

MASHPEE, MASS. — A partnership between Housing Assistance Corp. and the Preservation of Affordable Housing (POAH) will develop LeClair Village Apartments, a 39-unit affordable housing project in Mashpee, located in southern Massachusetts at the base of Cape Cod. LeClair Village will offer 14 one-bedroom apartments, 21 two-bedroom units and four three-bedroom apartments that will be rented to households meeting a range of income restrictions. Eastern Bank provided construction and permanent financing for LeClair Village and purchased $10 million in federal Low-Income Housing Tax Credits that will also be used to finance the project. Delivery is slated for 2025.

BOSTON — The LEGO Group has chosen 1001 Boylston St. in Boston’s Back Bay neighborhood as the location of its new Americas head office when the company relocates in 2026. LEGO first announced in January that it would be relocating from its current base in Enfield, Conn. Samuels & Associates is the developer of 1001 Boylston St., which will feature 450,000 square feet of office and life sciences space, 35,000 square feet of shops and restaurants, new public plazas and a CitizenM hotel over the Massachusetts Turnpike. The project is slated to open in 2024. Amenities at the property will include a fitness center, wellbeing room, parent room and onsite parking and bike storage. The building was designed to achieve multiple sustainability certifications: LEED Gold, WELL Gold and WELL Core Gold v2. Elkus Manfredi served as the project architect. Spread over five floors and more than 100,000 square feet, LEGO’s new office will feature areas for collaboration as well as “concentrative work zones.” The site is accessible for employees walking and cycling to work, and is situated near Green Line and Orange Line public transit stops. SOUTHBOROUGH, MASS. — Thomas Park Investments has purchased Reliant Healthcare Southborough, a 125,000-square-foot healthcare property located in Worcester County in the central part of the Bay State. Reliant Medical Group, which recently signed a 97,000-square-foot extension, as well as UMass Memorial and Walgreens, anchor the outpatient facility. Brannan Knott and Mindy Berman of JLL represented Thomas Park Investments, which acquired the asset in a joint venture with an undisclosed partner, in the transaction. The seller and sales price were not disclosed.

CAMBRIDGE, MASS. — A partnership between Capstone Communities and Hope Real Estate Enterprises has opened Frost Terrace, a 40-unit affordable housing complex in Cambridge. Designed by Bruner/Cott Architects, the property consists of four buildings that house one-, two- and three-bedroom units that are reserved for renters earning between 30 and 60 percent of the area median income. Amenities include a community room, outdoor green spaces and onsite laundry facilities. Frost Terrace received over 900 applications during its initial leasing cycle.
