BOSTON — Synergy Investments has acquired One Liberty Square, a 157,467-square-foot office building in downtown Boston, for $45 million. The 13-story building was originally constructed in 1926 and renovated in 1982. Robert Griffin, Edward Maher, Matthew Pullen, Samantha Hallowell and William Sleeper of Newmark represented the seller, New York-based Clarion Partners, in the transaction. The team also procured Synergy Investments as the buyer. One Liberty Square was 84 percent leased to a roster of 22 tenants at the time of sale.

PITTSFIELD, MASS. — Metro Boston-based brokerage firm Horvath & Tremblay has negotiated the $6.3 million sale of Del Alba Plaza, a 72,119-square-foot, grocery-anchored shopping center in Pittsfield, located in the western part of The Bay State. The center consists of a 61,935-square-foot Stop & Shop grocery store, a 2,000-square-foot fuel station and a three-space, 8,184-square-foot inline building. The property also features a pad site that can support the development of a 3,500-square-foot building. Bob Horvath and Todd Tremblay of Horvath & Tremblay represented the buyer and seller, both of which requested anonymity, in the transaction.

NATICK AND MILLIS, MASS. — Anthology Senior Living has opened Anthology of Natick and Anthology of Millis, both located in western suburbs of Boston. Located just outside the city center on 5.5 acres, Anthology of Natick offers assisted living and memory care. Anthology of Millis is a luxury community offering independent living, assisted living and memory care services. Callahan Construction Managers served as the general contractor on both projects. The number of units at each property was not disclosed.

BOSTON — MassHousing has provided $14.5 million in financing for Farnsworth House, a 76-unit affordable seniors housing complex in Boston’s Jamaica Plain neighborhood. The seven-story building was originally constructed in 1982 and consists of 69 one-bedroom units and seven two-bedroom apartments. The borrower, Charles H. Farnsworth Senior Housing Corp., will use the proceeds to refinance existing debt, fund capital improvements and preserve the property’s affordability status. Among the improvements planned for the property are roof replacement, parking lot refurbishment, the removal of an underground oil tank and upgrading of the various electrical and security systems and components.

BOSTON — Marcus & Millichap has brokered the $5.3 million sale of a 12-unit apartment building located in Boston’s Jamaica Plain neighborhood. According to LoopNet Inc., the four-story property at 81 Amory St. was built in 2017. Evan Griffith and Tony Pepdjonovic of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The duo also procured the buyer, an individual/personal trust.

BOSTON — JLL has arranged the $41 million sale of 7 Post Office Square, a 64,246-square-foot office building in Boston’s Financial District. The seven-story building was 91 percent leased to eight tenants at the time of sale, with Fidelity Investments serving as the anchor tenant. Chris Angelone, Coleman Benedict, Scott Carpenter, Scott Tully Jr., Brooke Howard and Rachel Bliss of JLL represented the seller, Nuveen Real Estate, in the transaction. The team also procured the buyer, Azora Exan Capital.

CANTON, MASS. — Massachusetts-based design-build firm Dacon has completed a 30,000-square-foot, build-to-suit headquarters project for healthy snack food provider 88 Acres in Canton, a southern suburb of Boston. The facility at 85 John Road, which allows the company to more than quintuple its production, features a quality control lab, R&D lab, production area, cooling room, warehouse, executive offices and conference rooms. Camber Development owns the building.

CAMBRIDGE, MASS. — Nauset Construction is underway on a 38-unit multifamily project in Cambridge. The project is a three-story vertical addition to the Crimson Galeria building in Harvard Square. The owner of the building, Crimson Galeria LP, originally planned to construct office space atop the existing structure but pivoted to residential during the pandemic, receiving a special permit from the city in the process. NELSON Worldwide is the architect for the project, which will feature studio, one- and two-bedroom apartments, with roughly 20 percent of the residences designated as affordable. Ownership recently added two new tenants to the roster of retailers, which includes Shake Shack, Maharaja, Veggie Grill, Menya Jiro and Core Power Yoga. Delivery is slated for late 2025.

WALTHAM, MASS. — Locally based construction management firm J. Calnan & Associates has delivered a 37,000-square-foot life sciences project in the western Boston suburb of Waltham. The space, which is a build-to-suit for Biocytogen Pharmaceuticals, is located at 300 Third Avenue, a 143,533-square-foot building that is owned by Dallas-based Lincoln Property Co. The facility features an open-floor design, climate-controlled vivarium and advanced cell culture and procedure suites.

MATTAPOISETT, MASS. — Marcus & Millichap has brokered the $9.9 million sale of a 147,444-square-foot vacant industrial building in Mattapoisett, located in Plymouth County in the southern part of The Bay State. The building was constructed on 10.6 acres, a portion of which was sold separately at the time of closing, in 1985. Laurie Ann Drinkwater and Seth Richard of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
