SOUTHBRIDGE, MASS. — Regional brokerage firm Chozick Realty has arranged the $11.1 million sale of Southbridge Fair, a 113,500-square-foot shopping center located along the Massachusetts-Connecticut border. Big Y World Class Market anchors the center, which was originally built on 13 acres in 1972 and renovated in 1996. The center was fully leased at the time of sale, and other tenants include Advance Auto Parts, Aubuchon Hardware, McDonald’s, Family Dollar and Great Clips. Tom Boyle of Chozick Realty represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

WOBURN, MASS. — CBRE has brokered the sale of a 38,000-square-foot shopping center located at 99-103 Commerce Way in Woburn, a northern suburb of Boston. Known as MetroNorth Shopping Center, the property houses tenants such as Petco, The Vitamin Shoppe, Gardner Mattress, Pediatrics Urgent Care and Starbucks Coffee. Nat Heald and Jordana Roet of CBRE represented the undisclosed seller and procured the buyer, Calare Properties, in the transaction. Kyle Juszczyszyn and Matt Machiros, also with CBRE, arranged an undisclosed amount of acquisition financing for the deal.

BRAINTREE, MASS. — Dick’s Sporting Goods will open a store at South Shore Plaza in Braintree, located south of Boston. The square footage was not disclosed. Nordstrom currently occupies the space. Simon Property Group owns South Shore Plaza, which is home to about 200 retail, restaurant and entertainment operators. The opening is scheduled for summer 2026.

MEDFORD, MASS. — Marcus & Millichap has negotiated the $3.5 million sale of a 12-unit apartment building in Medford, a northwestern suburb of Boston. The building at 218-220 Middlesex Ave. was recently renovated and comprises 10 one-bedroom units and two two-bedroom units. Evan Griffith and Tony Pepdjonovic of Marcus & Millichap represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

TAUNTON, MASS. — JLL has brokered the sale of a 198,720-square-foot distribution center in Taunton, located near the Massachusetts-Rhode Island border. Built in 2014, facility at 151 Charles F. Colton Road features a clear height of 28 feet, 30 loading docks, 23 trailer parking spaces and ESFR sprinkler system. Michael Restivo and David Coffman of JLL represented the seller, a fund managed by Brookfield Asset Management, in the transaction. An Ares Management Real Estate fund acquired the property, which was fully leased at the time of sale to a tire and automotive services company, for an undisclosed price.

PEABODY, MASS. — Dick’s Sporting Goods will open a store at Northshore Mall in Peabody, located north of Boston, that will be operated under the Pittsburgh-based retailer’s ‘House of Sport’ brand. The square footage was not disclosed. Nordstrom currently occupies the space. Simon Property Group owns Northshore Mall, which is home to about 140 specialty stores, dining and entertainment venues and recently underwent a multimillion-dollar repositioning. The opening is scheduled for summer 2026.

SOUTH YARMOUTH, MASS. — JLL has brokered the sale of Parker Beach Lodge, a 50-room hotel located in the Cape Cod community of South Yarmouth. The hotel, which was renovated between 2021 and 2022, includes two suites and offers amenities such as an outdoor pool and a swim/gift shop. Alan Suzuki, Matthew Enright and Emily Zhang of JLL represented the undisclosed seller in the transaction. The new ownership has tapped Jamsan Hotel Management to oversee operations.

BOSTON — JLL has negotiated the $123 million sale of a Marriott-branded hotel in downtown Boston. The Courtyard Boston Downtown is a 13-story, 315-room hotel that was originally built in 1925 as the headquarters for Boston’s Lodge No. 10 of the Benevolent and Protective Order of the Elks. The hotel offers amenities such as an onsite bar and restaurant that pays homage to the building’s original function, as well as a fitness center, business center and 12,684 square feet of meeting and event space. The building also houses approximately 46,000 square feet of retail space. Alan Suzuki, Matthew Enright and Emily Zhang of JLL represented the seller, Ashford Hospitality Trust, in the transaction. The buyer was not disclosed.

BOSTON — CBRE has brokered the sale of a 133-unit apartment complex located in the Dorchester Lower Mills area of Boston. The site originally housed the Baker Chocolate Factory, and the building was converted to residential usage in the 1980s and subsequently renovated in 2008. Units come in studio, one- and two-bedroom floor plans and have an average size of 793 square feet. Amenities include a fitness center and a business center. Simon Butler, Biria St. John, John McLaughlin and Brian Bowler of CBRE represented the seller, a partnership created and operated by Makor Capital LLC, in the transaction. The team also procured the buyer, an affiliate of Wingate Multifamily LLC.

WEST SPRINGFIELD, MASS. — Colliers has negotiated the $2.7 million sale of a 190,000-square-foot industrial building in West Springfield, about 90 miles west of Boston. The single-tenant building at 100 Palmer Ave. sits on 12.8 acres. According to LoopNet Inc., the property was built in 1920 and features seven dock-high loading doors and two grade-level loading doors. Christian Dietz and Bob Pagani of Colliers represented the seller, Westrock Container LLC, in the transaction. The buyer was JDZ Realty LLC.
