MILTON, N.H. — Bedford, N.H.-based Eckman Construction Co. has begun site work and will soon commence construction on a new 9,000-square-foot fire and rescue station in Milton. Designed by Cowan-Goudreau Architects, the facility will include four apparatus bays and will be designed to accommodate a full-time staff with living quarters. Situated on a plot of land donated by the Downs family, the property will replace the 65-year-old current station.

MANCHESTER, N.H. — NorthMarq Capital has arranged $2.3 million in refinancing for an apartment building located on Hayward Street in Manchester. The long-term, fixed-rate financing includes a flexible prepayment and competitive rate. The apartment building features 26 residential units. Michael Chase and Ed Riekstins of NorthMarq Capital secured the financing for the undisclosed borrower.

PORTSMOUTH, N.H. — Giri Hotels has acquired Hampton Inn Portsmouth Central located at 99 Durgin Lane in Portsmouth. Mercury Investment Co. sold the 125-room property for an undisclosed sum. The acquisition was financed by Kennebuck Savings, a full-service mutual savings bank. The hotel features complimentary guest breakfast, shuttle service, an indoor pool and whirlpool, sports courts, fitness room, business center and hospitality room. Denny Meikleham and Alan Suzuki of HFF represented the seller in the transaction.
MERRIMACK, N.H. — CBRE/New England has arranged a long-term lease for 132,241 square feet of distribution space at a manufacturing/distribution facility located at 59 Daniel Webster Highway in Merrimack. Law Warehouse Inc., one of the largest distribution companies in New England, will occupy the space at the 473,990-square-foot facility, which is owned by an affiliate of Hackman Capital Partners. Roger Dieker and Michael Tamposi of CBRE/NE represented the landlord, while Larry Hirsch of Hirsch & Co. represented the tenant in the transaction.
NAI Norwood Group Brokers $28.8M Sale of Five-Property Self-Storage Portfolio in New Hampshire

AMHERST, NASHUA, LONDONDERRY, DERRY AND PEMBROKE, N.H. — NAI Norwood Group has arranged the sale of a five-property Granite Clover Self-Storage portfolio located in Amherst, Nashua, Londonderry, Derry and Pembroke. National Storage Affiliates Trust acquired the assets from multiple entities under the Granite Clover Self-Storage trademark for $28.8 million. The assets total 235,000 rentable square feet with 1,900 self-storage units. Joseph Mendola of NAI Norwood Group represented the seller in the transaction.
KEENE, N.H. — Brady Sullivan Properties has signed leases with five new tenants at its Colony Mill Marketplace and Center at Colony Mill in Keene. Curry Restaurant, Southern NH Services and Bruce Carey Insurance opened a total of 3,600 square feet at Colony Mill Marketplace, while Adecco and Prospect Place joined Center at Colony Mill with a total of 2,500 square feet. Elliot Hospital Selects Eckman Construction for Emergency Department Renovation in New Hampshire

MANCHESTER, N.H. — Elliot Hospital has selected Bedford, N.H.-based Eckman Construction for the renovation of its emergency department and the creation of a new Rapid Triage and Treatment (RTT) unit in Manchester. The project will include renovation to the check-in, waiting room, and clinical areas to create the new RTT treatment spaces. Boston-based MorrisSwitzer is providing architectural services for the project.
NASHUA, N.H. — Burlington, Mass.-based Linear Retail Properties has acquired a free-standing building located at 235 Daniel Webster Highway in Nashua. The 29,554-square-foot property, which is occupied by Barnes & Noble Bookstore, sold for $12 million. The property is connected to three other Linear Retail centers: Daniel Webster Plaza, Daniel Webster Shops and Daniel Webster Crossing. The name of the seller was not released.
LONDONDERRY, N.H. — Calpine Corp. (NYSE: CPN) has purchased the Granite Ridge Energy Center power plant for $500 million. The natural gas-fired, combined-cycle plant is located at 21 N. Wentworth Ave. in the Southeast New Hampshire town of Londonderry, near the Massachusetts border. The seller was Granite Ridge Holdings. The power plant features two combustion turbines, two heat recovery steam generators and one steam turbine. It began operating in 2003. Granite Ridge has a nameplate generating capacity of 745 megawatts, resulting in a purchase price of approximately $671 per kilowatt. “The addition of Granite Ridge strategically enhances our footprint in New England,” says Thad Hill, Calpine’s president and CEO. “Now with approximately 2,000 megawatts of modern gas-fired capability in the region, Calpine is well positioned to provide clean, flexible and reliable energy and capacity to the market.” Calpine financed the transaction with proceeds from a $550 million first lien term loan, secured in December 2015. Calpine Corporation is America’s largest generator of electricity from natural gas and geothermal resources. Champion Energy, the company’s wholesale power operations and retail business, serves customers in 20 states and Canada. Calpine’s stock closed at $15.31 on Friday, Feb. 5, down from $22.16 one year …
