MANCHESTER, N.H. — Private equity real estate firm Jones Street Investment Partners has completed a 250-unit multifamily project in Manchester, located near the New Hampshire-Massachusetts border. Located at 75 Canal St. in the downtown area, the property houses studio, one-, two- and three-bedroom units and 2,000 square feet of retail space. Amenities include a fireside lounge, rooftop terrace, work pods, social lounge and TV parlor, game room, fitness center, outdoor courtyards and a pet spa. Construction began in late 2022. Rents start at approximately $1,800 per month for a studio apartment.

MEREDITH, N.H. — Continuum Advisors has negotiated the $11 million sale of Meredith Bay Colony Club, an 85-unit seniors housing property in central New Hampshire. Built in 2008, the continuing care retirement community (CCRC) offers 41 independent living apartments, 20 assisted living residences and 24 memory care units, as well as an additional 18 undeveloped acres for future expansion. Amenities include an indoor pool and a fitness center. The buyer was nonprofit owner-operator Taylor Community.

Hitchiner-Milford-New-Hampshire

MILFORD, N.H. — Locally based design-build firm PROCON has broken ground on a 57,000-square-foot industrial flex project in Milford, located near the Massachusetts-New Hampshire border. The project is a build-to-suit for Hitchiner, a provider of casting-based components and assemblies for the aerospace and automotive industries, and will serve as a “shared services operations” center on the company’s existing campus. Completion is scheduled for fall 2025.

Green-Street-Apartments-Somersworth-New-Hampshire

SOMERSWORTH, N.H. — A partnership between developers Tidemark and BOD Holdings has broken ground on a 135-unit multifamily project in Somersworth, located on the Maine-New Hampshire border. Designed by New Hampshire-based PROCON, the complex will be located in the downtown area and will offer studio, one-, two- and three-bedroom units and amenities such as a fitness center, package room, leasing office and onsite parking. Completion is slated for spring 2026.

MANCHESTER, N.H. — PickUp USA Fitness, a basketball-focused concept, has signed a 25,188-square-foot retail lease in Manchester, located near the New Hampshire-Massachusetts border. The space is located within the 166,000-square-foot former Union Leader building and will house an NBA-sized court, multiple half courts, event space, locker rooms and cardio and weight training areas. Andrew Robbins and Alex Blecksmith of Colliers represented PickUp USA in the lease negotiations. An opening date has not yet been determined.

MERIDEN, CONN. — Bob’s Stores is closing all locations and liquidating its inventory as part of the Chapter 11 bankruptcy restructuring petition filed on June 18. The Meriden-based clothing retailer, which is a subsidiary of GoDigital Media Group, was unable to secure the financing needed to maintain operations. Bob’s began going-out-of-business sales in stores on June 28 with discounts of 30 to 70 percent off merchandise. Hilco Merchant Resources, in a joint venture with Gordon Brothers, is managing the liquidation event that includes all 21 remaining stores throughout Connecticut, Massachusetts, New Hampshire, New Jersey, New York and Rhode Island.  Shoppers will find discounts on workwear, footwear, team wear and everyday clothing. Select store fixtures, furniture and equipment will also be available for sale. All sales are final, and the event runs through July 14. “We regret that our financial position necessitated the liquidation of Bob’s Stores,” says Dave Barton, president. “Bob’s has been a stalwart of our local communities for nearly 70 years.” Bob’s began as a single-store surplus outlet in Connecticut in 1954. ROCKVILLE, MD. — Everhome Suites, which is part of the family of brands of Maryland-based owner-operator Choice Hotels International Inc., will open three new hotels totaling 334 rooms in the Northeast. The properties include a 106-room hotel in Portsmouth, N.H.; a 114-room hotel in Somerset, N.J.; and a 114-room hotel in Rochester, N.Y. All rooms will feature fully equipped kitchens. Construction of the hotels is underway, and the openings are scheduled for 2025.

MANCHESTER, N.H. — Colliers has arranged the sale of an industrial building located at 299 Pepsi Road in Manchester, located near the Massachusetts-New Hampshire border. According to LoopNet Inc., the property was built on an 18.9-acre site in 1997 as a food processing facility and totals 51,216 square feet. Bob Rohrer and Doug Martin of Colliers represented the seller in the transaction. Ellen Garthoff of Stubblebine Co. represented the buyer, an affiliate of Lilly’s Fresh Pasta.

DOVER, N.H. — Colliers has brokered the $5 million sale-leaseback of a 44,232-square-foot warehouse and distribution building that sits on an eight-acre site at 111 Venture Drive in Dover, about 70 miles north of Boston. According to LoopNet Inc., the single-tenant property was built in 1993 and features a clear height of 14.5 feet and two dock-high loading doors. David Choate and Abby Bachman of Colliers represented the seller and tenant, Merchandise Central LLC, in the transaction. The duo also procured the buyer, an affiliate of Vermont-based developer Redstone.

Can-One-USA-Nashua-New-Hampshire

NASHUA, N.H. — Can-One USA has opened a 180,000-square-foot beverage container manufacturing plant in Nashua, located near the New Hampshire-Massachusetts border. The facility will provide cans for an array of beverage types, including beer, soft drinks, juices and sparkling waters, allowing the company to reach production outputs of more than 2 billion aluminum beverage cans annually. Locally based design-build firm PROCON handled architectural and general contracting duties for the project. The Kane Co. developed the property.
