CONCORD, N.H. — New Hampshire-based investment firm Brady Sullivan Properties has acquired One Granite Place, an office park that consists of two interconnected mid-rise buildings that are situated on a 181-acre wooded campus. The new ownership plans to implement a value-add program at the 114,000-square-foot South Tower, which was vacant at the time of sale. The seller and sales price were not disclosed.

PETERBOROUGH, N.H. — Marcus & Millichap has brokered the sale of Vose Farm Business Center, a 271,008-square-foot warehouse in Peterborough, located in the southern-central part of the state. The asset sold for roughly $10.8 million. Vose Farm Business Center is situated on 79.2 acres, features clear heights of 14 to 22 feet and has been renovated since its original construction. Harrison Klein and Luigi Lessa of Marcus & Millichap, along with Andy Peterson of Four Seasons Sotheby’s International Realty, represented the seller, Juniper Advisory Services LLC, in the transaction. Scott Geller, also with Marcus & Millichap, represented the buyer, New York-based Premium Capital Resources LLC. James Koury of Marcus & Millichap assisted in closing the deal as the broker of record.
FRANKLIN, N.H. — JLL has negotiated the $11.5 million sale of a 51,230-square-foot retail building leased to Hannaford Supermarket in Franklin, located north of Manchester. The grocer has occupied the 11.5-acre property, which has the capacity to support 13,000 square feet of new development, for 30 years and recently extended its lease. Nat Heald and Chris Angelone of JLL represented the undisclosed seller in the transaction. The buyer was also not disclosed.
NEW YORK CITY — New York City-based institutional investment firm BentallGreenOak has acquired a portfolio of nine industrial buildings totaling approximately 700,000 square feet in New England. The properties are located in Wilmington and Billerica, Massachusetts, and Londonderry, New Hampshire. Chris Skeffington and Scott Dragos of CBRE represented the seller, Novaya Real Estate Ventures, and also procured BentallGreenOak as the buyer. The portfolio was 94 percent leased at the time of sale.
BRENTWOOD, N.H. — Marcus & Millichap has brokered the sale of Creative Self Storage, a 391-unit facility in Brentwood, located in the southern part of the state. The property features 58,064 net rentable square feet across 357 non-climate-controlled units and 34 climate-controlled units. Nathan Coe, Brett Hatcher, Gabriel Coe and James Koury of Marcus & Millichap represented the seller in the transaction. Additional terms of sale were not disclosed.
HUDSON, N.H. — NAI Norwood Group has negotiated the sale of Hudson Self Storage, a 321-unit facility in Hudson, located outside Nashua near the New Hampshire-Massachusetts border. The property totals 39,825 net rentable square feet. Joseph Mendola of NAI Norwood represented the undisclosed seller and the institutional buyer in the transaction. The sales price was $4.8 million.
LEBANON, N.H. — CBRE has arranged the $69.2 million sale of Timberwood Commons, a 252-unit apartment community in Lebanon, located in central New Hampshire. The property consists of five three-story buildings on a 42.6-acre tract. Units feature studio, one-, and two-bedroom floor plans with an average size of 847 square feet. Amenities include a clubhouse, business center, community room, fitness center and a dog park. Simon Butler, Biria St. John and John McLaughlin of CBRE represented the seller, Philadelphia-based Merion Realty Partners, and procured the buyer, an affiliate of Boston-based Audubon Capital Partners.
NEW HAMPSHIRE — Tampa-based Skyview Advisors has brokered the sale of the 603 Self-Storage Portfolio, a collection of 12 properties totaling 2,453 units in New Hampshire. The portfolio spans 325,914 net rentable square feet. Richard Riddle and Ryan Clark of Skyview Advisors represented the undisclosed, New Hampshire-based seller in the transaction. An out-of-state institutional investor purchased the portfolio for an undisclosed price.
MANCHESTER, BEDFORD AND NASHUA, N.H. — Greystone has provided $23.8 million in HUD-insured loans to refinance a trio of assisted living facilities in New Hampshire. The communities include Courville at Manchester in Manchester, Courville at Carlyle Place in Bedford and Courville Nashua & Aynsley in Nashua. Lisa Fischman of Greystone originated the interest rate reduction (IRR) transaction. The IRR reduces the interest rate on an existing HUD-insured loan, maintaining the existing maturity and loan amount. The borrower and owner was The Courville Company.
CARLSTADT, N.J. — A partnership between Illinois-based Venture One Real Estate and Kovitz Investment Group has acquired a 30,300-square-foot industrial building located at 178 Commerce Road in the Northern New Jersey city of Carlstadt. The single-tenant building was constructed on 1.4 acres in 1968. Richard Abdy of Emily Abdy Realty Group represented the undisclosed seller in the transaction. The new ownership will implement a value-add program that includes roof replacement, parking lot overlay, office renovation and LED lighting installation.
