TRENTON, N.J. — CBRE has brokered the sale of Colonial Gardens and Grand Court Villas, two multifamily properties totaling 160 units in Trenton, for a combined price of $20.5 million. Colonial Gardens totals 97 units in primarily one- and two-bedroom formats. Grand Court Villas was constructed in the 1930s and offers 63 loft-style apartments. Rich Gatto, Fahri Ozturk and Zach McHale of CBRE represented the seller, Metropolitan America, in the deals. The team also procured the separate buyers, both of which requested anonymity.

CLIFTON, N.J. — NAI Hanson has negotiated the sale of a 62,535-square-foot medical office building in the Northern New Jersey community of Clifton. Darren Lizzack and Randy Horning of NAI Hanson represented the buyer, Rendina Healthcare Real Estate, in the transaction. First Equity Development Co. sold the property, which recently underwent a capital improvement program, for an undisclosed price.

NEWARK, N.J. — Greystone has provided $39.1 million in Freddie Mac Small Balance Loans for the refinancing of a portfolio of 10 multifamily properties totaling 287 units in Northern New Jersey. Nine of the properties are located in Newark, and the 10th is located in nearby Irvington. Eight of the properties were refinanced with five-year, fixed-rate loans, and the existing debt on the other two properties was restructured with 10-year, fixed-rate loans that carried three years of interest-only payments. Hope Curtis of Greystone originated the financing. The borrower was not disclosed.

CRANFORD, N.J. — Locally based brokerage firm Hudson Atlantic Realty has negotiated the $14.6 million sale of Riverside Gardens, a 46-unit apartment complex located in the Northern New Jersey community of Cranford. The sales price equates to roughly $318,000 per unit. The property was originally constructed in the 1940s and offers one- and two-bedroom apartments, as well as onsite parking and laundry facilities. The buyer and seller were not disclosed.

EVO-Apartments-Englewood-New-Jersey

ENGLEWOOD, N.J. — JLL has arranged a $57.5 million loan for the refinancing of EVO, a 220-unit apartment community in the Northern New Jersey community of Englewood. The property features studio, one- and two-bedroom units and amenities such as a pool, fitness center, resident lounge, coworking space, pet spa and outdoor grilling and dining areas. Guardian Life Insurance Group of America provided the eight-year, fixed-rate loan to the borrower, a joint venture between Claremont Development, Cypress Equity Investments and Battery Global Advisors. Michael Klein, Jon Mikula, Gerard Quinn and Benjamin Morgenthal of JLL arranged the debt.

BOUND BROOK, N.J. — Locally based development and investment firm Reynolds Asset Management has sold Mosaic on Main, a 63-unit apartment complex in the Northern New Jersey community of Bound Brook, for $22 million. Mosaic on Main rises five stories, houses studio, one- and two-bedroom units and includes 1,650 square feet of ground-floor retail space. The property also offers a fitness center, landscaped courtyards and package concierge services, as well as proximity to public transit lines. The undisclosed buyer completed the deal via a 1031 exchange.

TRENTON, N.J. — NAI Fennelly has brokered the $1.8 million sale of a 27,362-square-foot industrial building located at 480 Lalor St. in Trenton. The building features a clear height of 12 feet and one loading dock. Jerry Fennelly and Matt Fennelly of NAI Fennelly represented the seller, Switlik Survival Products Inc., in the transaction. The buyer was New Jersey-based Howco Management.

BERKELEY HEIGHTS, N.J. — Connell Co. has unveiled plans for expansion at The Park, a 185-acre mixed-use campus in the Northern New Jersey community of Berkeley Heights. The latest phase of The Park will be known as The District and will comprise five new buildings that will house 328 multifamily units and 190,000 square feet of retail, restaurant and entertainment space. The two multifamily buildings will total 179 and 149 units and will both feature a variety of indoor and outdoor amenities. The first of the three retail buildings will encompass 81,715 square feet and will be fully dedicated to entertainment. End users within this structure, which will also house a covered garden and event space, will include a brewery, Mexican restaurant, Italian steakhouse and a duckpin bowling concept. The other retail buildings will total 30,515 and 25,755 square feet. The District will also feature various pocket parks and open green spaces. Completion is slated for 2025.

LYNDHURST, N.J. — Woodmont Industrial Partners, a joint venture between local investment firm Woodmont Properties and Romark Logistics, has purchased a 30,000-square-foot warehouse and distribution center in Lyndhurst. Located at 2 Terminal Road in the northern part of the Garden State, the building features a clear height of 18 feet, two loading docks and two drive-in doors. The seller and sales price were not disclosed.

JERSEY CITY — The Community Builders (TCB), an affordable housing owner-operator with five offices across the country, has completed Bergenview Apartments, a project IN Jersey City that converted a historic YMCA building into a 111-unit apartment complex for formerly homeless individuals. All units are studios, and residents have access to a gym, game room, demonstration kitchen and a learning center. Kramer+Marks Architects designed the redevelopment, and Pike Construction Co. LLC served as the general contractor. The New Jersey Housing & Mortgage Finance Agency provided Low-Income Housing Tax Credit equity for the project.
