WAYNE, N.J. — The hospitality affiliate of locally based financial intermediary Cronheim Mortgage has arranged a $19.5 million acquisition loan for the Home2 Suites by Hilton hotel in Wayne, located in Northern New Jersey. The hotel was built in 2020. The room count was not disclosed. Amenities include an indoor pool, fitness center, complimentary hot breakfast and an onsite restaurant. Cronheim arranged the five-year, floating-rate loan on behalf of the borrower, hospitality owner-operator Spark GHC. The direct lender was also not disclosed.

PISCATAWAY, N.J. — Lee & Associates has brokered the $19.4 million sale of two industrial buildings totaling 101,454 square feet in the Northern New Jersey community of Piscataway. The buildings at 121 and 131 Ethel Road W. were fully leased at the time of sale to tenants in the distribution, food production and research-and-development sectors. Drew Maffey and Joseph Komitor represented the buyer, national investment firm Longpoint, in the transaction. The seller was not disclosed.
MOORESTOWN, N.J. — Pennrose has completed Residences at Harper, a 76-unit affordable housing project in Moorestown, located in Southern New Jersey’s Burlington County. Units come in one-, two- and three-bedroom floor plans and are reserved for households earning between 30 and 60 percent of the area median income. Several residences will be specifically earmarked for formerly homeless residents or those with certain disabilities. Amenities will include a community room, fitness center, playground and a laundry room.
BASKING RIDGE, N.J. — Aucta Pharmaceuticals, which specializes in the development and commercialization of branded specialty products, has purchased a 52,000-square-foot office building in Basking Ridge, about 35 miles west of New York City, for its new headquarters. Local brokerage firm The Kislak Co. represented Aucta Pharmaceuticals in the $4.6 million acquisition. The seller was not disclosed.
WEST CALDWELL, N.J. — New Jersey-based developer Accordia has received final site plan approval for The Vail, a 92-unit multifamily project that will be located in West Caldwell, about 25 miles outside of New York City. Accordia has closed on the land at 780 Passaic Ave. and plans to break ground on the project in the first quarter of next year. Plans for The Vail call for a mix of studio, one- and two-bedroom units that will feature individual washers and dryers in all units and private balconies in select residences. Amenities will include a fitness center, community room and coworking spaces. Accordia tapped local firm Minno & Wasko Architects and Planners for the design of The Vail.
FLORHAM PARK, N.J. — CBRE has brokered the $9.2 million sale of a 50,600-square-foot office and industrial building in the Northern New Jersey community of Florham Park. The facility at 5 Vreeland Road was originally built in 1976 and formerly housed the operations of Tropar Trophy until the plaque-making company was sold last year. Tom Mallaney, Elli Klapper and Denise Kokulak of CBRE represented the seller, the Ilaria Family Trust, in the transaction. The team also procured the buyer, Faropoint, which has retained CBRE as the leasing agent.
MONTVALE, N.J. — Cushman & Wakefield has brokered the $5.7 million sale of a 29,898-square-foot office building in the Northern New Jersey community of Montvale. The single-tenant building at 20 Craig Road was fully leased at the time of sale to JURA Inc., a Swiss company that makes coffee machines. Andrew Schwartz, Jordan Sobel, Andre Balthazard and Dan Bottiglieri of Cushman & Wakefield represented the seller, Mountain Development Corp., in the transaction. Brian Anderson and Eddie Miro, also with Cushman & Wakefield, arranged the acquisition financing on behalf of the buyer, Fortune Touch LLC.
RANDOLPH, N.J. — A partnership between two developers, CrownPoint Group and Crossroads Cos., has broken ground on a 125-unit multifamily project in Randolph, about 40 miles west of New York City. Designed by Comito Associates and known as Liberty Village, the development will feature townhouse-style residences that will be housed within 11 buildings across a 14.5-acre site. The property will have 25 affordable housing units. Amenities will include fitness center, multiple social lounges, a golf simulator, children’s playroom and a business center with work pods and meeting areas. Completion is slated for summer or fall of 2026.
NEW BRUNSWICK, N.J. — JLL has placed $162 million in construction financing for The Raye by Vermella, a 534-unit multifamily project that will be located in the Central New Jersey community of New Brunswick. The Raye by Vermella will consist of two five-story buildings with studio, one-, two- and three-bedroom units that will be developed across two phases. Amenities will include a pool area with a courtyard and grilling stations, a fitness center, package lockers, clubroom, gaming/bar room, podcast rooms, children’s playroom and a pet spa. Thomas Didio, Thomas Didio Jr., Gerard Quinn and Michael Mataras of JLL arranged the three-year, floating-rate loan through Wells Fargo on behalf of the borrower, Russo Development.
WATCHUNG, N.J. — On behalf of an undisclosed landlord, Levin Management Corp. (LMC) has welcomed four new tenants to the 420,000-square-foot Blue Star Shopping Center in the Northern New Jersey community of Watchung. The leases with Burlington, Taco Bell, Nail Spa & Beyond and Marshalls total roughly 62,200 square feet. Marshalls will relocate to a 27,000-square-foot portion of a building formerly occupied by ShopRite, which is also being redeveloped to accommodate Burlington. Additionally, Taco Bell has opened a 2,900-square-foot restaurant, while Nail Spa & Beyond will operate a 5,800-square-foot salon. E.J. Moawad of LMC represented ownership in the lease negotiations.
