SOMERVILLE AND NEW BRUNSWICK, N.J. — Berkadia has negotiated the sale of a portfolio of two multifamily properties totaling 156 units in Central New Jersey. The Lexington & Jefferson Apartments in Somerville was built in the 1960s and totals 118 units in one-, two- and three-bedroom floor plans. Century Apartments in New Brunswick was completed in 1969 and totals 38 units in studio, one- and two-bedroom floor plans. Nat Gambuzza and Trevor Fiebel of Berkadia represented the seller and procured both New Jersey-based buyers in the transaction. All parties requested anonymity. Berkadia also arranged acquisition financing for Lexington & Jefferson Apartments.

Fairways-at-Cranford

CRANFORD, N.J. — Hartz Mountain Industries has completed Fairways at Cranford, a 250-unit apartment complex in Northern New Jersey. Situated on 13.5 acres, the property offers studio, one- and two-bedroom units that are furnished with stainless steel appliances, quartz countertops and custom closets. Amenities include a fitness center, resident lounge, playroom, conference room, gaming area, theater room, landscaped courtyards and grilling stations. Minno & Wasko Architects and Planners designed the property, and March Construction served as the general contractor. Leasing began in January.

CARNEYS POINT, N.J. — Quince has signed a 105,000-square-foot industrial lease in the Southern New Jersey community of Carneys Point. The apparel and accessories retailer is taking space at LogistiCenter at Carneys Point, a two-building development by Nevada-based developer Dermody. Andrew Stypa of Lee & Associates represented Quince in the lease negotiations. Dean Torosian of JLL represented Dermody.

PARSIPPANY, N.J. — A partnership between Ohio-based Stanbery Development Group, New Jersey-based Claremont Development and Los Angeles-based PCCP LLC has completed a 262-unit apartment complex in the Northern New Jersey community of Parsippany. Smyth at District 15Fifteen is part of District 15Fifteen, a mixed-use redevelopment of a former 290,000-square-foot office campus. The property offers studio, one- and two-bedroom units that range in size from 554 to 1,240 square feet. Amenities include a pool, fitness center, two central courtyards, sports simulator lounge, coworking offices, kids’ playroom and a private party room. Leasing began this spring, and the first move-ins are now underway. Rents currently start at $2,445 per month for a studio apartment.

BAYONNE, N.J. — TWTH Express has signed a 255,069-square-foot industrial lease in the Northern New Jersey community of Bayonne. The California-based freight and logistics company is taking space at Bayonne Distribution Center, a three-building, 613,129-square-foot industrial complex that includes 2.3 acres of industrial outdoor storage space. Chris Okada of Okada & Co. and Emanuel Westfried of Two Bins Capital represented the tenant in the lease negotiations. Russell Verducci of NAI James E. Hanson represented the landlord, Turnbridge Equities, which acquired the property earlier this year and recently launched a $12 million repositioning program.

One-Grove-Jersey-City

JERSEY CITY, N.J. — Cushman & Wakefield has arranged an $81 million loan for the refinancing of One Grove, a 200-unit apartment building in Jersey City. Designed by MHS Architecture and completed in 2024, One Grove offers studio, one-, two- and three-bedroom units and amenities such as a landscaped rooftop terrace, fitness center, coworking space, resident lounge and a demonstration kitchen. The property also offers fully furnished, short-term rental apartments. Brad Domenico, Frank Stanislaski, Jack Subers, Niko Nicolaou and Ryan Dowd of Cushman & Wakefield arranged the loan through Societe Generale Group on behalf of the borrower, TKK Capital.

DELANCO, N.J. — NAI Mertz has negotiated the sale of a 273,000-square-foot industrial facility in Delanco, located in Southern New Jersey. The building at 800 Coopertown Road, which was fully leased at the time of sale, features a clear height of 22 feet, 130-foot truck court depths and ample automobile and trailer parking space. A partnership between regional investment firm DH Property Holdings and New York City-based DRA Advisors purchased the building from Soho Studio Corp. for an undisclosed price. Scott Mertz of NAI Mertz brokered the deal.

BURLINGTON, N.J. — New Jersey-based investment firm Aspen Real Estate has sold Bromley Corporate Center, a 57,900-square-foot industrial building in the Southern New Jersey community of Burlington, for $8.5 million. According to LoopNet Inc., the property was built in 1989. The building also recently underwent a comprehensive redevelopment to be re-converted from office back to its original industrial use. Ian Richman and Ross Abramsohn of Colliers represented Aspen in the transaction. The buyer was not disclosed.

BAYONNE, N.J. — Turnbridge Equities, an investment firm with four offices across the country, has begun the $12 million repositioning of Bayonne Distribution Center, a 613,129-square-foot industrial complex in Northern New Jersey. The property consists of three buildings that range in size from 18,748 to 433,204 square feet and are situated on an 18-acre site that includes 2.3 acres of industrial outdoor storage space. Turnbridge acquired the property earlier this year and has tapped NAI James E. Hanson as the leasing agent.

EDISON, N.J. — Locally based brokerage firm The Goldstein Group has negotiated the $24 million sale of the 120,000-square-foot Inman Grove Shopping Center in the Central New Jersey community of Edison. The center is home to tenants such as Taco Bell, Wells Fargo, Ivy Rehab, Planet Wings, Allstate, Dunkin’, CSL Plasma, Subway, UPS Store, Verizon, Kumon, Dairy Queen, Discovery Christian Montessori School and Vino Sandro Liquors. C.J. Huter, Lew Finkelstein, Marc Palestina and Roy Paret of The Goldstein Group represented the seller, Oak Grove Associates, in the transaction.
