NEW BRUNSWICK, N.J. — CBRE has negotiated the $173.4 million sale of Plaza Square, a 415-unit apartment community located in the Northern New Jersey community of New Brunswick. The transit-served property was built in 2004 and offers amenities such as a pool, fitness center, resident clubhouse, business center and a dog run. Jeffrey Dunne, Jeremy Neuer, Richard Gatto, Fahri Ozturk, Stuart MacKenzie and Eric Apfel of CBRE represented the seller, Manulife Investment Management, in the transaction. The team also procured the buyer, Renaissance Management.

NEWARK, N.J. — OneWall Communities, a Connecticut-based owner-operator, has sold two workforce housing buildings totaling 191 units in Newark for $30 million. The properties primarily house one- and two-bedroom units. Jeffrey Dunne, Jeremy Neuer, Steve Bardsley, David Gavin, Rich Gatto, Fahri Ozturk, Travis Langer and Zach McHale of CBRE represented OneWall Communities in the transaction. The team also procured the undisclosed buyer, which plans to implement a value-add program.
CLIFTON, N.J. — NAI James E. Hanson has negotiated the sale of a 132,135-square-foot industrial flex property in the Northern New Jersey community of Clifton. The property consists of two buildings totaling approximately 57,000 and 68,000 square feet on a 6.2-acre site. Andrew Somple of NAI Hanson represented the seller, an entity doing business as 1913 Realty Associates LLC. The buyer and sales price were not disclosed.
PHILADELPHIA — JLL has arranged a $22 million acquisition loan for a portfolio of six light industrial properties totaling 251,922 square feet in the Philadelphia area. Specifically, the properties are located in Pennsauken, Moorestown and Marlton, N.J., and Boothwyn and Reading, Pa. The properties are primarily leased to electronics manufacturer Syscom Tech and industrial machinery provider Flowserve Corp. Steven Klein, Michael Klein and Ryan Carroll of JLL arranged the nonrecourse loan through Ready Capital on behalf of the borrower, Wharton Industrial, an affiliate of New York City-based Wharton Equity Partners. The loan was structured with a floating interest rate and a four-year term.
BORDENTOWN, N.J. — New Jersey-based developer Larken Associates is nearing completion of The Reserve at Crosswicks, a 272-unit apartment community in Bordentown, about 35 miles northeast of Philadelphia. The property offers one- and two-bedroom units with stainless steel appliances, quartz countertops and individual washers and dryers. Amenities include a pool, spa, fitness center, playground, game room, package lockers and a dog park. Reserve at Crosswicks is 75 percent preleased and slated to open this summer.
BAYONNE, N.J. — Locally based developer Lincoln Equities Group will soon break ground on Lincoln Logistics Bayonne, a 332,640-square-foot speculative industrial project in Northern New Jersey. The facility will be situated on a 24-acre tract within a 153-acre waterfront site at which an 886,256-square-foot UPS shipping hub is currently under construction. Lincoln Logistics Bayonne will feature five acres of parking space that can support 195 trailers and 225 cars, or 45 trailers and 800 cars. Cushman & Wakefield is marketing the project for lease. Construction is expected to be complete by the end of the year.
EAST BRUNSWICK, N.J. — A joint venture between global asset manager Oxford Properties Group and Denver-based EverWest Real Estate Investors has purchased a 78,000-square-foot warehouse in East Brunswick, about 40 miles south of Manhattan. The sales price was $18 million. The property was vacant at the time of sale, and the new ownership plans to redevelop the eight-acre site to house a modern logistics facility. The seller was not disclosed.
MORRISTOWN, N.J. — A partnership between New York City-based SJP Properties and locally based developer Scotto Properties is underway on a new headquarters project for Valley National Bank in the Northern New Jersey community of Morristown. The development team has commenced demolition work of the existing structures on the site, and vertical construction will begin later this spring. Upon completion, which is slated for May 2023, Valley National Bank will relocate from Wayne, N.J. The company ultimately plans to employ about 660 people at its new campus, which will also house 14,500 square feet of retail space. Gensler designed the project.
EDISON, N.J. — A joint venture between global asset manager Oxford Properties Group and Denver-based EverWest Real Estate Investors has purchased a 113,079-square-foot warehouse in Edison, about 35 miles south of Manhattan. The sales price was $21 million. Building features include clear heights of 20 to 24 feet, 11 dock-high doors and 100-foot truck court depths. The joint venture acquired the property via a sale-leaseback with the seller/tenant, food products supplier ISC Gums.
WOODBRIDGE, N.J. — Locally based developer Wick Cos. has completed The Park at Woodbridge Station, a 146-unit multifamily project in Northern New Jersey. The transit-oriented property offers one-, two- and three-bedroom units with stainless steel appliances, wood-grain cabinets and full-size washers and dryers. Amenities include a coffee bar, fitness center, community room with a chef’s kitchen, dog run, game room and a rooftop deck with outdoor grilling and dining areas. Rents start at $1,775 per month for a one-bedroom unit.
