WHIPPANY, N.J. — Boston-based development and investment firm Marcus Partners has broken ground on an office-to-industrial conversion project in Whippany, located in Northern New Jersey. The project will convert a 40,000-square-foot vacant office building that sits on a 6.6-acre site at 35 S. Jefferson Road into a 72,000-square-foot logistics facility with a clear height of 36 feet. Truist Bank is financing the project, which is expected to be complete in the third quarter of 2026. JLL arranged the construction debt.

Jersey-City-Self-Storage

JERSEY CITY, N.J. — Locally based developer Tulfra Real Estate has completed a 797-unit self-storage project in Jersey City. The six-story, climate-controlled facility at 300 Thomas McGovern Drive spans 115,000 gross square feet and is part of a larger development known as Jersey City Self Storage that will ultimately comprise approximately 261,000 square feet (gross) across more than 2,400 units and two more phases of development. Fulton Bank financed construction of the project, which is a conversion of a former industrial site. JLL arranged the construction debt. Public Storage operates the facility.

BRIDGEWATER, N.J. — Continuum Advisors has brokered the sale of Laurel Circle, a 270-unit continuing care retirement community located in the Northern New Jersey community of Bridgewater. Totaling 270 units, Laurel Circle features 183 independent living apartments, 19 independent living villas, 30 assisted living residences, 10 memory care units and 28 skilled nursing units. The property also includes several undeveloped acres for future expansion. David Kliewer and Jay Jordan of Continuum arranged the transaction. An affiliate of Maxwell Group and Senior Living Communities was the buyer. The seller, a joint venture that included seniors housing owner-operator LCS, recently invested more than $15 million in capital improvements to the property.

CLIFTON, N.J. — Resource Realty of Northern New Jersey has negotiated a 52,606-square-foot, full-building industrial lease in Clifton. The names of the tenant and landlord were not disclosed. According to LoopNet Inc., the building at 1155 Bloomfield Ave. was originally constructed in 1952. Building features include a clear height of 24 feet, five loading docks and 12,000 square feet of office, showroom and tech space. Greg Sabato of Resource Realty negotiated the deal.

CLEMENTON, N.J. — Marcus & Millichap has brokered the $6.7 million sale of Chews Landing Commons, a 44,500-square-foot medical office complex in Clementon, located in Southern New Jersey’s Camden County. The complex consists of seven buildings on a 6.1-acre site and was 96 percent leased at the time of sale to tenants such as NovaCare Rehabilitation Center, Victory Bay Recovery Center and Harmony Bay Wellness. Brent Hyldahl and Alan Cafiero of Marcus & Millichap represented the seller in the transaction.

LIVINGSTON, N.J. — Local brokerage firm The Kislak Co. Inc. has negotiated the $2.5 million sale of an 8,100-square-foot retail strip center located in the Northern New Jersey community of Livingston. The center at 25 W. Northfield Ave. was originally built in 1954. Matt Weilheimer and Scott Davidovic of Kislak brokered the deal. The buyer and seller were not disclosed.

LIVINGSTON, N.J. — Local brokerage firm The Kislak Co. Inc. has negotiated the $4.5 million sale of Peachtree Apartments, a 51-unit affordable housing complex located in the Northern New Jersey community of Livingston. Built in 2022, Peachtree Apartments offers one-, two- and three-bedroom units. Information on specific amenities and income restrictions was not disclosed. Matt Weilheimer and Tom Scatuorchio of Kislak represented the seller, Joseph Kushner Hebrew Academy, in the deal and procured the undisclosed buyer.

SOUTH BRUNSWICK, N.J. — San Francisco-based investment firm Terreno Realty Corp. has sold a 603,000-square-foot industrial property in South Brunswick, about 45 miles south of Manhattan, for $144.2 million. The property address was not disclosed. Terreno bought the original property consisting of 413,000 square feet in 2010 for $22.5 million. In 2013, Terreno acquired the adjacent land and expanded the building by 190,000 square feet. The buyer was also not disclosed.

BELLEVILLE, N.J. — Locally based developer Lincoln Equities Group has completed a two-building, 204,407-square-foot industrial project in the Northern New Jersey community of Belleville. The site at 681 Main Street spans 15.2 acres, and the development consists of a 91,746-square-foot building and a 112,661-square-foot building, both of which feature clear heights of 36 feet. Combined, the buildings offer 43 dock doors, four drive-in doors and 4,732 square feet of office space. Lincoln Equities has tapped CBRE as the leasing agent.

NEWARK, N.J. — CBRE has negotiated the sale of a portfolio of two multifamily buildings totaling 43 units in Newark. The building at 66-68 Garside St. consists of 20 gut-renovated units and 3,000 square feet of commercial space. The building at 536-540 Central Ave. is being redeveloped to house 23 loft-style units in addition to 4,000 square feet of retail space. Richard Gatto, Fahri Ozturk, and Zach McHale of CBRE represented the seller, locally based alternative asset management company Napier Park Global Capital, in the deal.
