PARSIPPANY, N.J. — The Birch Group has announced plans to renovate 99 and 199 Cherry Hill Road, a two-building, 191,249-square-foot office complex in the Northern New Jersey community of Parsippany. The $1 million capital improvement program will upgrade the lobbies, conference rooms, hallways, bathrooms and common spaces. The Birch Group acquired the complex, which currently houses tenants such as Bayada Home Healthcare, Thermo Fisher Scientific and Scholls Wellness Co., in January 2020. Cushman & Wakefield leases the property.

LYNDHURST, N.J. — Colliers International has negotiated the sale of 1099 Wall Street West, a 118,465-square-foot office building in Lyndhurst, located outside of New York City. Originally built in 1971, the property recently received $1.2 million in capital improvements, including the upgrading of amenities such as a café, game room and lounge and a conference center. Locally based investment and management firm Bergman Real Estate Group sold the property to BHN Associates for an undisclosed price. Jackelene Chesler, Matthew Brown and Patrick Norris of Colliers brokered the deal.
NORTH PLAINFIELD, N.J. — Marcus & Millichap has brokered the $3 million sale of a 13,222-square-foot retail asset net leased to Advance Auto Parts in North Plainfield, about 30 miles southwest of New York City. Alan Cafiero, Brent Hyldahl and Ben Sgambati of Marcus & Millichap represented the seller, an individual/personal trust, in the transaction. The trio also secured a limited liability company as the buyer. Both parties requested anonymity.
WEST ORANGE, N.J. — Prism Capital Partners has received an undisclosed amount of permanent financing for The Residences at Edison Lofts, a 300-unit apartment complex in West Orange, located outside of Newark. The property is a redevelopment of Thomas Edison’s historic invention factory and commerce center and features studio, one-, two- and three-bedroom units. Amenities include a 5,000-square-foot fitness center, heated indoor pool, a 12,000-square-foot rooftop lounge and a self-serve café. The lender was not disclosed.
PARK RIDGE, N.J. — Claremont Development is nearing completion of The James, a 240-unit multifamily project located at 87 Madison Ave. in the Northern New Jersey community of Park Ridge. The property, which also houses 17,600 square feet of retail space, offers studio, one- and two-bedroom units with stainless steel appliances, quartz countertops, espresso cabinetry and tile backsplashes. Indoor amenities include a coffee bar, game room, catering kitchen, coworking spaces with private offices, fitness center and a yoga studio. Outside, residents have access to multiple gathering areas, including an outdoor pool, grilling and dining areas, fire pits, TV and lounge areas and a turf lawn. Leasing will begin some time this spring.
PRINCETON, N.J. — Avison Young has negotiated a 48,511-square-foot office headquarters lease for immunotherapy company CytoSorbents Corp. at 305 College Road East in Princeton. The tenant is relocating from Monmouth Junction. Thomas Giannone, Ronald Ganter, Edward English, Paul Errigo III and Tracey Kasper of Avison Young represented CytoSorbents in the lease negotiations. The representative of the landlord, National Business Parks, was not disclosed.
EDISON AND ISELIN, N.J. — New Jersey-based REIT Mack-Cali Corp. (NYSE: CLI) has sold its Metropark office portfolio, which consists of four buildings totaling 945,906 square feet in the Northern New Jersey cities of Edison and Iselin, to New York City-based Opal Holdings for $254 million. The sale of the property, which was approximately 90 percent leased at closing, comes as part of Mack-Cali’s stated objective of divesting of its office holdings. The initiative has already led to the sale of office assets in Parsippany and Woodbridge. The company plans to use the proceeds to pay down its unsecured corporate debt in the second quarter. A Cushman & Wakefield team of Andy Merin, David Bernhaut, Gary Gabriel, Frank DiTommaso, Seth Zuidema, Adam Spies, Kevin Donner, Todd Elfand and Kevin Carton brokered the deal on behalf of Mack-Cali.
WOODLAND PARK, N.J. — A partnership between two New Jersey-based firms, Kushner Real Estate Group and The STRO Cos., has acquired land for the development of a 205,000-square-foot industrial building in Woodland Park, located in the northern part of the state. The cross-dock building will feature a clear height of 36 feet and is scheduled for completion early next year. Construction is scheduled to begin soon with the demolition of the existing 220,000-square-foot building, which formerly served as the headquarters of Kearfott Guidance & Navigation. Vertical construction is set to begin over the summer.
MOORESTOWN, N.J. — Acts Retirement-Life Communities has begun a $10 million renovation and expansion project at The Evergreens, a senior living community in Moorestown, a suburb of Philadelphia. The renovations feature new construction and upgrades to existing common areas throughout the property, which is home to approximately 216 residents. The project is scheduled to take approximately two years to complete. The Evergreens’ 32-acre campus includes 200 independent living apartment homes, an onsite healthcare center with 66 assisted living suites and a 34-bed skilled nursing center.
EATONTOWN, N.J. — Florida-based Rendina Healthcare Real Estate has broken ground on the RWJBarnabas Health Family Care & Wellness Center, an 82,000-square-foot project at Monmouth Mall in Eatontown, located near the Jersey Shore. The facility will feature custom-designed spaces for specialized pediatric care, women’s services and wellness resources. The building will also include a commercial-grade kitchen to support the wellness center. Completion is slated for November.
