TRENTON, N.J. — New Jersey Gov. Phil Murphy has extended the state of emergency declaration amid the COVID-19 outbreak, according to a statement released by his office on Thursday, June 4. The move extends all executive orders related to the temporary closing of businesses and enforcement of social distancing — originally ordered on March 9 — for at least another 30 days. The state of emergency allows the state government to receive financial assistance from the federal government and also to employ federal disaster services including the National Guard. In addition, Murphy said that the state will begin Stage II of its reopening plan, which will allow outdoor dining at restaurants and reopening of nonessential retail stores, on June 15. Hair salons and barbershops will follow on June 22, and other businesses including nail salons, tattoo parlors, gyms and libraries will then be considered for reopening at a later date. As of June 3, the Centers for Disease Control and Prevention reported more than 162,000 cases of COVID-19 in New Jersey and nearly 11,900 deaths.
WEST DEPTFORD, N.J. — JLL has arranged a $10.1 million acquisition loan for a 183,000-square-foot industrial property in West Deptford, a southern suburb of Philadelphia. Wells Fargo Bank provided the five-year, floating-rate loan to the borrower, New York-based developer Clarion Partners. Located at 100 Friars Blvd., the industrial warehouse and distribution facility is located within the Mid-Atlantic Corporate Center and features a clear height of 24 feet, 19 loading doors and one drive-in door. The property is the headquarters of ICS Corp. and offers convenient access to the New Jersey Turnpike and Interstate 295. Jim Cadranell and Max Custer of JLL originated the loan.
TEANECK, N.J. — Japan Tobacco International USA (JTI) has signed an 18,500-square-foot office lease renewal in Teaneck, a northwestern suburb of New York City. The space is located at 500 Frank W. Burr Blvd. within the 50-acre Glenpointe office complex. The complex offers 670,000 square feet of Class A office space, a 26,000-square-foot fitness center and 700 guest rooms across three onsite hotels. The tenant has leased its space for 11 years. Greg Barkan of CBRE represented JTI in the lease negotiations. Jerry Barta represented the landlord, Alfred Sanzari Enterprises, on an internal basis.
PRINCETON, N.J. — Cushman & Wakefield has negotiated an 11,200-square-foot office lease for power semiconductor manufacturer United Silicon Carbide in Princeton. The space is on the first floor of an office building located at 650 College Road E. The 168,000-square-foot property is situated within Princeton University’s 2,000-acre master-planned business/research campus. The leasing team of Todd Elfand, Kevin Carton, Paul Giannone and Joe Vacca of Cushman & Wakefield represented the landlord, Nuveen Real Estate, in the lease negotiations. John Buckley and Jon Compitello of JLL represented the tenant.
WEST NEW YORK, N.J. — Marcus & Millichap has brokered the $2 million sale of a 14-unit apartment property located in West New York, a western suburb of New York City. The property is located at 6115 Madison St. and was constructed in 1934. Jonathan Zamora of Marcus & Millichap represented the seller and procured the buyer. Both parties were private investors that requested anonymity.
SOUTH AMBOY, N.J. — Cronheim Mortgage has arranged a $32 acquisition loan for Bayside Cove Apartments, a 127-unit Class A multifamily complex in South Amboy, a southwestern suburb of New York City. The borrower was an undisclosed private investor. A local bank provided the seven-year loan, which carries two years of interest-only payments and a fixed interest rate of 3.3 percent. Located at 100 Celecki Drive, the complex was constructed in 2018 and features one- and two-bedroom floor plans.
CRANFORD, N.J. — Newmark Knight Frank (NKF) has negotiated a 35,000-square-foot office lease for the new headquarters of law firm Lerner David in Cranford, a western suburb of New York City. Located at 20 Commerce Drive, the building features a cafeteria, conference centers and direct access to the Garden State Parkway. Lerner David moved its operations from Westfield, New Jersey, where it had operated for nearly all of its 50-year history. Architecture firm Kimmerle Group designed the office build-out for Lerner David. David Simpson of Newmark Knight Frank represented the firm in the lease negotiations. Signature Acquisitions is the owner of 20 Commerce Drive.
SPRINGFIELD, N.J. — Greystone has provided a $20 million Freddie Mac loan to refinance The Cove at Springfield Apartments, a multifamily property in Springfield, a western suburb of New York City. The loan carries a seven-year term with a 30-year amortization schedule and interest-only payments for the first two years. Located at 118 Victory Rd., The Cove at Springfield Apartments is a garden-style community that features 91 units with one-, two-, and three-bedroom floor plans and amenities such as a clubhouse and a fitness center. Dan Sacks of Greystone originated the loan.
ROSELLE, N.J. — NAI DiLeo-Bram & Co., has brokered the sale of a 7,690-square-foot retail and office property in Roselle, a southwestern suburb of New York City. Located at 111-117 West Second Ave., the property offers convenient access to the Garden State Parkway and the Roselle Park transit station. The building was leased to three retail tenants and one office tenant at the time of sale, and the new buyer plans to reposition the building for residential use. Marc Shein and Matthew DiLeo of NAI DiLeo-Bram represented the seller and procured the buyer in the transaction. Both parties were undisclosed.
