MILLVILLE, N.J. — New York-based investment and development firm Irgang Group has welcomed three new tenants at Union Lake Crossing, a 393,000-square-foot shopping center in the Southern New Jersey community of Millville. Bath & Body Works, AAA South Jersey and Jersey Mike’s have signed deals for 4,400, 1,945 and 1,500 square feet, respectively. Mario Brunelli and Chelsea Reizner of R.J. Brunelli & Co. represented the landlord in all lease negotiations. Reizner and Brunelli also represented AAA South Jersey. Jarrad Coletta of Coletta Commercial represented Jersey Mike’s, and Adam Rosenfarb of MSC represented Bath & Body Works. Irgang Group acquired Union Lake Crossing, which is now more than 99 percent leased, in late 2021.

Mount-Laurel-Cold-Storage

MOUNT LAUREL, N.J. —  A joint venture between institutional investment firm BentallGreenOak and RL Cold has broken ground on a 215,766-square-foot cold storage project in Mount Laurel, an eastern suburb of Philadelphia. Greek Design|Build, an affiliate of regional owner-operator Greek Real Estate Partners, is handling construction of the project, which is being developed on a speculative basis. The facility will feature four variable compartments that can accommodate temperatures ranging from minus 10 to 55 degrees Fahrenheit, as well as a food inspection area, 27 dock positions, 5,000 square feet of mezzanine storage space and office space. A tentative completion date was not disclosed.

300-Salt-Meadow-Road-Carteret-New-Jersey

CARTERET, N.J. —DSV Global Transport & Logistics has signed a 355,000-square-foot industrial lease in the Northern New Jersey community of Carteret. The Danish freight company will occupy the entirety of the building at 300 Salt Meadow Road, which is located within the 1.2 million-square-foot Crow Holdings at Carteret development. Jules Nissim, Stan Danzig and Kimberly Bach of Cushman & Wakefield represented Crow Holdings in the lease negotiations. Mindy Lissner, also with Cushman & Wakefield, represented the tenant. The deal brings the development to roughly 45 percent occupancy following last fall’s 188,000-square-foot lease with Hong Kong-based Weida Freight Systems.

Livana-Colts-Neck

COLTS NECK, N.J. — New York City-based developer Kushner has broken ground on a 360-unit multifamily project in Colts Neck, about 50 miles south of Manhattan. Designed by Minno & Wasko Architects and Planners, Livana Colts Neck will consist of 15 three-story buildings that will house studio, one-, two- and three-bedroom units. Amenities will include a pool, fitness center, outdoor grilling and dining stations, clubroom, lounge, conference facilities and a dog park. Construction is expected to be complete in spring 2027.

Center-for-LGBTQ+-Health-Collingswood-New-Jersey

COLLINGSWOOD, N.J. — Cooper University Health Care has opened the 3,800-square-foot Center for LGBTQ+ Health in Collingswood, located outside of Philadelphia in Southern New Jersey. The site is about four miles from Cooper University Hospital and houses six exam rooms, a therapy and counseling room, staff lounge, provider offices and a central medical assistant station. Spiezle Architecture Group designed the clinic, and general contractor Gary F. Gardner Inc. handled the build-out.

BORDENTOWN, N.J. — A partnership between Texas-based developer Hillwood and Atlanta-based WDG Logistics Partners will build a 179,800-square-foot speculative industrial project in the Southern New Jersey community of Bordentown. Bordentown Crossroads will feature a clear height of 36 feet, 30 dock doors and parking for 94 cars and 30 trailers. Construction is scheduled to begin at the end of summer, with completion slated for spring 2025. Newmark is marketing the property for lease.

NEW BRUNSWICK, N.J. — JLL has arranged a $23.3 million in acquisition financing for a 206,069-square-foot industrial property in the Central New Jersey community of New Brunswick. The property consists of six buildings on a 21-acre site that feature clear heights of 19 to 31 feet and a total of 14 dock doors and 15 drive-in doors. Max Custer, Thomas Didio Jr. and Benjamin Morgenthal of JLL arranged the five-year, fixed-rate loan on behalf of the borrower, New Jersey-based investment firm B&D Holdings. The direct lender was not disclosed.

PENNSAUKEN, N.J. —  Alternative investment management firm GID has acquired an 111,400-square-foot industrial building in the Southern New Jersey community of Pennsauken. The building at 8290 National Highway, which according to LoopNet Inc. was built on 4.4 acres in 1967, can accommodate one or two tenants and features a clear height of 20 feet, one drive-in door and 15 dock-high doors. The new ownership plans to implement a value-add program to the building, which is currently vacant. The seller and sales price were not disclosed.

PARAMUS, N.J. — Cushman & Wakefield has brokered the $36.8 million sale of Paramus Plaza, a 153,494-square-foot shopping center in Northern New Jersey. The center was fully leased at the time of sale to tenants such as Hobby Lobby, Marshalls, Ashley, Skechers and Chipotle Mexican Grill. Frank DiTommaso, Gary Gabriel, David Bernhaut, Andy Merin, Max Helfman and Mark Gilbert of Cushman & Wakefield represented the seller, a partnership between Acadia Realty Trust and Fortress Investment Group, in the transaction. Brad Domenico of Cushman & Wakefield arranged acquisition financing through Bank United on behalf of the buyer, a partnership between DRA Advisors and an affiliate of Crown Acquisitions.

EDISON, N.J. — NAI DiLeo-Bram has brokered the $5.5 million sale of a 21,929-square-foot retail center in Edison, located roughly midway between Newark and Trenton. The center at 1825 Route 27 consists of a 13,769-square-foot plus vacant basement space and an 8,160-square-foot building whose three units are fully leased. Marc Shein and Robert DiLeo of NAI DiLeo-Bram represented the seller, Sam Ash Properties Corp., in the transaction. Remax represented the buyer, an undisclosed, out-of-state grocer that also plans to occupy the building.
