WOOD-RIDGE, N.J. — Locally based brokerage firm Hudson Atlantic has arranged the $3.6 million sale of The Highlander, a 19-unit apartment complex in the Northern New Jersey community of Wood-Ridge. The undisclosed seller originally developed the property, which according to Apatments.com exclusively offers one-bedroom units, in 1977. Adam Zweibel and Dante Fusaro of Hudson Atlantic brokered the deal. The buyer was also not disclosed.

FLEMINGTON, N.J. — Marcus & Millichap has arranged the $6.2 million sale of The Shoppes at Flemington, a 130,613-square-foot shopping center in Central New Jersey. Home Goods and Ulta Beauty anchor the center as part of a roster of 26 national and local tenants. Alan Cafiero and Brent Hyldahl of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were limited liability companies that requested anonymity.

LONG BRANCH, N.J. — New York City-based developer Kushner has broken ground on a $130 million multifamily project in the Northern New Jersey community of Long Branch. Designed by Minno + Wasko Architects & Planners, the property will comprise two four-story buildings that will house 299 units in studio, one-, two- and three-bedroom floor plans. Amenities will include a pool, fitness center, coworking lounge, golf simulator, rooftop terraces, social lounges, pet spa, a children’s playroom and outdoor grilling and dining stations. A SuperFresh grocery market and neighborhood café will anchor the property’s retail component. The first units are expected to be available for occupancy in late 2025. Madison Realty Capital provided an $85 million construction loan for the project, and Unity Capital supplied $15 million in mezzanine financing.

RANDOLPH, MASS. — Marcus & Millichap has brokered the $7.5 million sale of a 30-acre industrial development site in Randolph, a southern suburb of Boston. The site is located between East Randolph Industrial Park and Messina Industrial Park and can support up to 120,000 square feet of new development. Harrison Klein and James Manning of Marcus & Millichap represented the seller, an undisclosed private investor, in the transaction. The duo also procured the buyer, Bluewater Property Group, which will develop the site on a speculative basis and is targeting an early 2025 delivery.

JERSEY CITY, N.J. — Hudson Valley Property Group has completed the renovation of Grandview Terrace Apartments, a 283-unit affordable seniors housing complex in the Journal Square area of Jersey City. The $15.2 million, 16-month project upgraded the cabinetry, countertops, appliances, lighting, flooring, walls and water fixtures in the units and added amenities such as a new sky lounge with a stretching room, community room, library and a computer center. KeyBank provided construction financing for the project, and that loan was refinanced under HUD’s 223(f) program upon completion.

OAKLAND, N.J. — Dallas-based investment firm Dalfen Industrial has acquired Thornton Logistics Center, a 92,400-square-foot industrial building in Oakland, located in Bergen County in Northern New Jersey. The sales price was $14.6 million. The building is located within the 1.7 million-square-foot Oakland Industrial Park and features a clear height of 22 feet. Thornton Logistics Center was fully leased at the time of sale. Jordan Avanzato, Marc Duval, Nicholas Stefans and Jason Lundy of JLL brokered the off-market deal. The seller was not disclosed.

FORT LEE, N.J. — Regional provider Hackensack Meridian Health has opened a 5,550-square-foot primary care office practice in the Northern New Jersey community of Fort Lee. Five physicians who specialize in family medicine, internal medicine and cardiology will staff the facility, which is located at 301 Bridge Plaza North. An undisclosed physician and his family own the building.

LIVINGSTON, N.J. — Two new tenants have joined the roster at Livingston Town Center, a 65,523-square-foot shopping center in Northern New Jersey. Bergen Debate Club and Monmouth Cards have leased 1,194 and 2,034 square feet, respectively. Kevin Pelio of Azarian Realty internally negotiated both leases on behalf of ownership and also represented Bergen Debate Club. Ryan Starkman of Pierson Commercial represented Monmouth Cards.

FLORHAM PARK, N.J. — Locally based developer Garden Communities has begun leasing 147 Columbia, a 126-unit apartment complex in the Northern New Jersey community of Florham Park. The site formerly housed an office building, and the redevelopment began last year. Units come in one- and two-bedroom floor plans and range in size from 861 to 1,535 square feet. Residences are furnished with stainless steel appliances, custom cabinetry and individual washers and dryers. Rents start at $2,600 per month for a one-bedroom apartment.

LOGAN TOWNSHIP, N.J. — Aramsco Inc., a distributor of disaster recovery supplies, has signed a 117,000-square-foot industrial lease in Logan Township, located just southwest of Philadelphia. The space is located within Logan North, a seven-building, 3.2 million-square-foot development by Greek Real Estate Partners and Advance Realty Investors. Dean Torosian, Nate Demetsky, Matt Kemery and Paul Torosian of JLL represented ownership in the lease negotiations. Ryan Bowie of ICON Commercial, along with Colin Flynn, David Ricci and Brando Casalicchio from Flynn Cos., represented the tenant.
