PISCATAWAY, N.J. — New York City-based Rockefeller Group will develop Normandy Logistics Center, a 241,200-square-foot distribution center in the Northern New Jersey community of Piscataway. The site at 10 Normandy Drive spans 36 acres, and the facility will feature a clear height of 40 feet, 162 car parking spaces, 60 trailer parking spaces and 41 single-load loading docks. Mancini Duffy is the project architect, and Alston Construction is the general contractor. Michael Markey and Jonathan Tesser of Colliers brokered the sale of the land and have also been retained as leasing agents. Construction will begin before the end of the year and is expected to be complete in the fourth quarter of 2025.

936-Harrison-Ave.-Kearny-New-Jersey

KEARNY, N.J. — Cushman & Wakefield has brokered the sale of a 211,287-square-foot warehouse in the Northern New Jersey community of Kearny. The site at 936 Harrison Ave. spans 17 acres, and the building features a clear height of 38 feet and a two-acre fully paved drop lot for fleet and trailer parking. Gary Gabriel, Kyle Schmidt, Ryan Larkin and Seth Zuidema of Cushman & Wakefield represented the sellers, Russo Development and River Development, in the transaction and procured the buyer, Seagis Property Group. The sales price was not disclosed.

PARAMUS, N.J. — New Jersey Brain & Spine will open a 16,222-square-foot clinic in the Northern New Jersey community of Paramus. The neurosurgery practice will relocate from nearby Hackensack to the 348,510-square-foot building at 650 From Road in January. Ben Brenner, David DeMatteis, and Mark Zaziski of Cushman & Wakefield represented the landlord, Onyx Equities, in the lease negotiations. Cresa is designing the space.

Hackensack-Meridian-Health-North-Bergen

NORTH BERGEN, N.J. — Regional provider Hackensack Meridian Health has broken ground on a $50 million emergency medical facility at its Palisades Medical Center campus in North Bergen. The new facility will add 17 treatment bays to the existing campus, bringing the total to 50 and doubling the aggregate footprint of the emergency department to 22,000 square feet. In addition, the facility will feature an enlarged trauma room that will accommodate three treatment bays and 15 new fast-track bays to enable medical staff to treat non-emergency patients more efficiently, as well as a dedicated area for pediatric patients and a secure area for behavioral health patients. Construction is underway and slated for a 2026 completion.

HANOVER TOWNSHIP, N.J. — JLL has negotiated the sale of a 154,777-square-foot office building in Hanover Township, located in the northwestern corner of the Garden State. The three-story building at 10 Park Ave. was constructed on 8.7 acres in 2001 and formerly housed the operations of MetLife Investment Management. Dan Loughlin, Jeremy Neuer, Jose Cruz, Charlie Dillon, Bob Ryan, Ryan Robertson and Pranav Patel of JLL represented the seller, Ravine Development Co., in the transaction. The buyer and sales price were not disclosed.

GARFIELD, N.J. — Lee & Associates has brokered the $16.5 million sale of a 73,000-square-foot warehouse in the Northern New Jersey community of Garfield. According to LoopNet Inc., the facility at 325 Midland Ave. was originally built on 2.7 acres in 1972 and features a clear height of 21 feet. Troy Wisse, Michael Schaible, Justin Smith, Chris Vassilian and Grant La Bounty of Lee & Associates represented the buyer, Deko International, in the transaction. Kevin Dudley and Kate Granahan of CBRE represented the seller, Snowball Developments.

PARSIPPANY, N.J. — Link Logistics will undertake a 123,000-square-foot industrial redevelopment project in the Northern New Jersey community of Parsippany. According to Parsippany Focus, the 10.4-acre site at 2 Hilton Court was previously home to Japanese pharmaceutical company Daiichi Sankyo, which vacated the premises in 2016 but continued paying the lease through 2022. Marc Duval, Jose Cruz, Jordan Avanzato, Nicholas Stefans and Jason Lundy of JLL brokered the land sale. The seller was not disclosed, but the local publication also reports that Onyx Equities purchased the property in 2020.

SADDLE RIVER, N.J. — Saddle River Day School, which is located near the New York-New Jersey border and serves students in grades prekindergarten through 12, is planning a new, 32,000-square-foot science and entrepreneurship facility. The building will house 13 classrooms, five small group instruction rooms, including three specialty learning spaces and four science labs, as well as faculty offices, an upperschool commons, social spaces and a new admissions center. DIGroup Architecture has been tapped to design the project. A general contractor has not yet been named.

Beacon-Hill-Marlboro-New-Jersey

MARLBORO, N.J. — New Jersey-based developer KRE Group has completed Beacon Hill, a 285-unit apartment community in the Northern New Jersey community of Marlboro. Beacon Hill consists of 14 three-story buildings on a 47-acre site. Units come exclusively in two-bedroom floor plans and are furnished with stainless steel appliances, quartz countertops, tile backsplashes, individual washers and dryers and private outdoor terraces. Amenities include a pool, playground, outdoor grilling and dining stations, bocce ball courts and a dog park. More than 200 leases have already been signed at Beacon Hill, with rents starting at about $3,200 per month.

JERSEY CITY, N.J. — Locally based brokerage firm Redwood Realty Advisors has negotiated the $6.6 million sale of Common on Pine, a 16-unit apartment building in Jersey City. Common on Pine was completed earlier this year and offer amenities such as a fitness center and a rooftop lounge, as well as one ground-floor commercial space. Steve Matovski of Redwood represented the seller, an entity doing business as 327 Communipaw LLC, in the transaction and procured the undisclosed buyer.
