FRANKLIN SQUARE, N.Y. — Locally based grocer and caterer Holiday Farms Supermarket has opened a 20,000-square-foot store in the Long Island community of Franklin Square. Holiday Farms, which now operates six stores, occupies a space at Franklin Plaza that was previously leased to grocer King Kullen. Other tenants at the center include Rite Aid, Greek Xpress, Baskin-Robbins, Memory Nails and Olivetto Pizzeria. Cary Fabrikant of Breslin Realty represented the tenant in the lease negotiations. Robert Delavale, also with Breslin Realty, represented the undisclosed landlord.

NEW YORK CITY — Kimmerle Group, a New Jersey-based design-build firm, has completed a 175,000-square-foot office and showroom renovation project at 11 Penn Plaza in Manhattan. The project is a build-to-suit for SPARC Group, a provider of apparel and accessories whose brands include Brooks Brothers, Eddie Bauer and Forever 21. Specialty areas include mock stores for national retail buildout models, showrooms to support the wholesale business and designer workshops.
NEW YORK CITY — Lincoln Market will open a 10,621-square-foot grocery store at 501 Sixth Ave. in Greenwich Village, the grocer’s first location in Lower Manhattan and seventh overall. The opening is scheduled for the third quarter of 2023. Daniyel Cohen and Manu Wendum of Winick Realty Group represented the undisclosed landlord in the lease negotiations. Scott Sher of Katz & Associates represented the tenant.
NEW YORK CITY — Locally based brokerage firm Rosewood Realty Group has negotiated the $8.7 million sale of a 56-unit apartment building in Harlem. The six-story building was originally constructed in 1909. Aaron Jungreis, Ben Khakshoor and Alex Fuchs of Rosewood Realty represented the buyer, a private investor, and the seller, an entity doing business as 610 Realty Associates LLC, in the transaction. The deal traded at a cap rate of 4.8 percent.
NEW YORK CITY — JLL has arranged a $142 million construction loan for Majestic, a 255-unit multifamily project located within a Qualified Opportunity Zone in Brooklyn’s Gowanus neighborhood. Designed by Handel Architects, the 12-story building will include 18,000 square feet of commercial space, and 25 percent of the units will be reserved as affordable housing. Christopher Peck, Nicco Lupo, Jeff Julien, Rob Hinckley and Jonathan Faxon of JLL arranged the loan through U.S. Bank on behalf of the borrower, a partnership led by Domain Cos.
NEW YORK CITY — AEW Capital Management has sold 830 Third Avenue, a 147,068-square-foot office building in Midtown Manhattan, for $72 million. The property was constructed in 1958 and renovated in 1994. AEW Capital Management originally acquired the 13-story building in 2001 and implemented a series of capital improvements. Andrew Scandalios, David Giancola, Vickram Jambu and Jennifer Zelko of JLL represented the seller in the deal. Aaron Niedermayer, Max Herzog, Marko Kazanjian, Robert Tonnessen, Jackie Ferrer and Joy Dracos, also with JLL, arranged $53.2 million in acquisition financing through Truist on behalf of the buyer, a joint venture between Empire Capital Holdings and Namdar Realty Group.
COMMACK, N.Y. — Lidl has opened a 30,000-square-foot store at Mayfair Shopping Center, a 222,000-square-foot regional power center in Commack, located on Long Island. The German discount grocer will backfill a space previously occupied by Stein Mart, which filed for Chapter 11 bankruptcy in 2020. Mayfair Shopping Center’s tenant roster includes Planet Fitness, Runway Clothing, The Crushed Olive and Bagel Toasterie, among others. Levin Management Corp. represented the landlord in the lease negotiations.
NEW YORK CITY — Private equity firm Corsair Capital has signed a 23,919-square-foot office lease at 550 Madison Avenue in Midtown Manhattan. Since opening in 1984, the 41-story building has housed the operations of two tenants: AT&T and Sony. Silvio Petriello and Chris Corrinet of CBRE represented the tenant in the lease negotiations. Mary Anne Tighe, Howard Fiddle and Scott Gottlieb, also with CBRE, represented the landlord, The Olayan Group, which acquired the asset in 2016 and implemented a value-add program.
NEW YORK CITY — CBRE has negotiated a 15,279-square-foot office lease at 750 Seventh Avenue, a 36-story office building in Midtown Manhattan that was originally built in 1990. Howard Fiddle, Brett Shannon, Arkady Smolyanky, Evan Fiddle and Jacob Rosenthal of CBRE represented the landlord, an entity doing business as 750 Seventh Ave NY LLC, in the lease negotiations. Matthias Li and Cole Chartash of Cushman & Wakefield represented the tenant, Korean financial institution Shinhan Bank, which will occupy the entire 26th floor.
NEW YORK CITY — Locally based developer and private equity firm Delshah Capital has completed 22 Chapel Street, a 180-unit multifamily project in downtown Brooklyn. The transit-served property consists of 125 market-rate apartments and 55 affordable housing units in studio, one- and two-bedroom formats. Amenities include a fitness center, rooftop terrace, a social lounge, library and coworking space, children’s play area and a communal kitchen. The affordable housing component will be restricted to households earning up to 130 percent of the area median income. CetraRuddy Architecture designed the project, while OTL and Titanium Construction provided general contracting and construction management services.
