NEW YORK CITY — LinkedIn has signed a lease for an additional 30,165 square feet at the Empire State building in Manhattan, bringing the company’s total footprint at the building to 312,947 square feet. The social media and networking website now occupies space on floors 3, 22, 23, 24, 25, 26, 27 and 28. Sacha Zarba and Lauren Crowley of CBRE represented LinkedIn in the lease negotiations with the landlord, Empire State Realty Trust Inc. (NYSE: ESRT). Amenities at the Empire State Building include a 15,000-square-foot fitness center, a tenant-only conference center and nine in-building dining options as well as two Starbucks locations. More than 1,000 LinkedIn employees work in the Empire State Building location.

ROCHESTER, N.Y. — Marcus & Millichap has brokered the $45 million sale of a two-property office portfolio in Rochester. The office properties are Corporate Crossing, a five-building, 212,839-square-foot office complex completed in 2002; and Canal View, a three-building, 118,375-square-foot office complex completed in 2003. The two properties are less than eight miles apart. Marcus & Millichap represented the seller, a private Rochester partnership, in the transaction. The buyer was a New York family office. Tenants at the office parks include the University of Rochester, The Bonadio Group, KeyBank, Oracle Corp., Gatehouse Media Inc., Level 3 Communications, and NetApp Inc.

NEW YORK CITY — Pembrook Capital Management has provided a $35 million first mortgage bridge loan for a mixed-use construction project located at 257-263 West 34th St. in Manhattan. The funds provided by Pembrook will refinance the developer’s existing debt and allow it to start construction on the project. When completed, the six-story building will include 15,000 square feet of retail space and 25,000 square feet of office space. The property is located in the garment district of Manhattan, near the Empire State Building, Macy’s Herald Square and Madison Square Garden.

NEW YORK — Atalaya Capital Management, a private credit and alternative investment advisory firm, has recently closed $315 million in construction financing for The Ritz-Carlton’s new flagship hotel in Manhattan. Situated at the corner of 28th Street and Broadway, the 266-room hotel will span more than 50 stories and include 16 branded residences, 6,000 square feet of meeting space and high-end food and beverage options. This project will be the first ground-up hotel construction in New York City completed by Flag Luxury Group, which has developed several upscale hotels and resorts, including four Ritz-Carlton properties in Florida. Atalaya Capital partnered with CapitalSource, a division of Pacific West Bank, to provide a $250 million senior construction loan to Flag. Atalaya also closed a $65 million preferred equity investment to finance the hotel, which is set for a late 2021 completion. “We are excited to be working with Atalaya, which worked diligently to structure a creative and comprehensive capital solution to facilitate the development of an iconic brand’s new flagship New York City location,” said Paul Kanavos, CEO and chairman of Flag Luxury Group. NEW YORK CITY — New York REIT (NYSE: NYRT) has entered into a contract to sell the Viceroy Hotel in Manhattan for $41 million. The buyer is Arden Group. After the sale of the Viceroy Hotel, New York REIT, which is in the process of liquidating, will have sold all properties aside from a remaining 50.1 percent interest in Worldwide Plaza in Manhattan. Located at 120 W. 57th St., the 29-story, 240-room hotel features a rooftop lounge and bar, fitness center and restaurant. The transaction is expected to close by the end of the third quarter.

YONKERS, N.Y. — Houlihan Parnes Properties has arranged a $2 million refinancing for a four-story brick apartment building in Yonkers. Located at 819-821 McLean Ave., the property contains 11 residential units and two retail stores. Jeremiah A. Houlihan of Houlihan Parnes arranged a 10-year loan with a fixed rate of 4.75 percent and a 30-year amortization. The lender was an undisclosed savings bank from Upstate New York.

NEW YORK CITY — Walker & Dunlop Inc. has arranged a $52.5 million refinancing for 153 Remsen, a recently constructed multifamily property in the Brooklyn Heights neighborhood of Brooklyn. The property, which was delivered in June 2017, includes 60 units and features floor-to-ceiling windows, central air conditioning and in-unit washers and dryers. Amenities include a fitness center and a rooftop terrace with views of Brooklyn and Manhattan. Walker & Dunlop represented the property’s developers, Quinlan Development Group and Lonicera Partners, in refinancing the original construction loan. A life insurance company provided the permanent, 12-year, fixed-rate loan.

NEW YORK, N.Y. — Alexandria Real Estate Equities Inc. (NYSE: ARE) has acquired 219 E. 42nd St. in Manhattan for $203 million from Pfizer Inc. The pharmaceutical giant will lease back the 350,000-square-foot office building on a triple-net basis from an affiliated purchasing entity of Alexandria known as 219/235 East LLC. Pfizer announced plans earlier this year to relocate its global headquarters to Manhattan’s Hudson Yards neighborhood in 2022. Tishman Speyer is currently building the 2.85 million-square-foot, 65-story tower known as The Spiral. Located in the heart of Manhattan’s East Side Medical Corridor, 219 E. 42nd St. rises 10 stories. Upon expiration of Pfizer’s lease, Alexandria plans to redevelop the property into office and laboratory space. Pasadena, Calif.-based Alexandria was instrumental in creating the New York City life science cluster through the development of its Alexandria Center for Life Science, which opened in 2010. Alexandria is an urban office REIT focused on collaborative life science and technology campuses with a total market capitalization of $17.9 billion and a North American asset base of 30.2 million square feet as of March 31. NEW YORK CITY — A&E Real Estate Holdings has acquired a six-building, 428-unit multifamily portfolio in Flushing, Queens for $127.5 million. The 388,768-square-foot portfolio sold for 15.3 times the current annual rent roll at a 3.85 percent capitalization rate. Rosewood Realty Group’s Aaron Jungreis represented both the seller, Treetop Development and the buyer, A&E, in the transaction. The properties are located at 132-57 and 132-61 Sanford Ave.; 132-25 and 132-45 Maple Ave.; 132-48 41st Road; and 41-40 Denman St. Each property also includes an indoor parking garage.

NEW YORK CITY — Ariel Property Advisors has arranged $6 million in acquisition financing for a multifamily portfolio in Brooklyn. The properties are located in the Bedford-Stuyvesant, Bushwick and Prospect Lefferts Gardens neighborhoods of Brooklyn. Ariel Property Advisors arranged a five-year term with 30-year amortization and 75 percent loan-to-value for the borrower, a foreign national. The lender was undisclosed.
