NEW YORK CITY — Mission Capital Advisors has arranged $35.9 million in financing for the renovation and conversion of 396 Broadway, a 10-story commercial property in Lower Manhattan. The borrower, Bridgeton Hotels, is converting the office property into the Walker Hotel Tribeca, a 171-key boutique hotel. The hotel will include nine floors of guestrooms and suites and ground-floor and rooftop space dedicated to food and beverage vendors. Bridgeton, an owner, developer and manager of commercial and residential real estate, acquired the property in an all-cash transaction in 2014.

NEW YORK CITY — Rosewood Realty Group has arranged the sale of two contiguous multifamily properties located at 916-920 and 926 Southern Blvd. in the Longwood section of the Bronx. A1 Equities acquired the assets from 922 Southern LLC for $16.1 million. Built in 1911, the buildings total 100,704 square feet with 66 apartments and nine vacant commercial units. One of the buildings, which was delivered vacant, is slated to undergo a gut renovation; while the other building, with 15 tenants, is scheduled for a partial renovation. Aaron Jungreis of Rosewood Realty Group represented the buyer, while Jungreis and Jonathan Brody, also of Rosewood, represented the seller in transaction.

NEW YORK CITY — Meridian Investment Sales has arranged the sale of a mixed-use property located at 600 E. 178th St. in the Bronx. The six-story, elevator-serviced building sold for $8.8 million, equivalent to a 5.5 percent cap rate. Located in the Tremont neighborhood, the 47,200-square-foot property features 45 residential units and six retail units. Mark Steinmetz of Meridian Investment Sales represented the buyer and seller in the transaction. The names of the buyer and seller were not released.

HAUPPAUGE, N.Y. — Meridian Capital Group has arranged $128 million in acquisition financing for the purchase of Devonshire Hills, a multifamily property located in Hauppauge. Bainbridge Cos. and China Orient Asset Management, through its U.S. affiliated entity, acquired the 43-building, 656-unit multifamily property located at 1717 Devonshire Road. The garden-style apartment community includes a swimming pool, tennis court, fitness court and shared outdoor space. The five-year loan, provided by a regional balance sheet lender, features a 3.13 percent fixed rate, two years of interest-only payments and a 75 percent loan-to-cost ratio. Jacob Katz, Abe Hirsch and Zev Karpel of Meridian Capital Group arranged the financing for the borrower.

NEW YORK — SL Green Realty Corp. (NYSE: SLG), New York City’s largest commercial property owner, has reached an agreement with an affiliate of Citigroup Inc. (NYSE: C) to accelerate the sale of the global bank’s office campus at 388-390 Greenwich St. in Manhattan’s Tribeca neighborhood. The early sale is pursuant to the $2 billion purchase option that Citigroup exercised in January. Separately, SL Green announced that it has reached an agreement for the early termination of Citigroup’s lease at the property as a result of the sale acceleration. The sale is now scheduled to close in June. SL Green will realize approximately $1.8 billion in sale proceeds at closing, including the lease termination payment. The REIT plans to repay a portion of its corporate credit facility and retire the $1.45 billion mortgage on the office campus. “We are pleased to reach an agreement on the early sale of 388-390 Greenwich Street. NEW YORK CITY — Welltower Inc. (NYSE: HCN) and Hines have purchased a development site at 139 E. 56th St. in Midtown Manhattan for an undisclosed price. The new owners plan to build a 15-story assisted living and memory care community on the site. Design and development plans are in progress and will be released at a later date. One known detail is that the ground floor will contain retail. Eastern Consolidated represented the sellers, Stephen Meringoff and Dennis Riese, the owners of the two existing properties that comprise the site, in the transaction. The existing buildings will be demolished to make way for the new community. This is the first venture into senior living for Hines, an international real estate development, investment and management company. Although the company is based in Houston, this deal was made through the New York office. Toledo, Ohio-based Welltower, meanwhile, is the largest healthcare REIT in the United States by market cap. Formerly known as Health Care REIT, the company was the third-largest owner of seniors housing properties in the country as of June 1, according to the American Seniors Housing Association.

NEW ROCHELLE, N.Y. — GHP Office Realty has acquired an office building located at 140 Huguenot St. in New Rochelle. The asset sold for $6.4 million. The three-story building features 64,000 square feet of Class A office space, a 34-car on-site parking garage and a 26-car parking lot. At the time of sale, the property was 80 percent occupied by a variety of tenants, including Mary Ann Liebert Inc. and Monroe College. The buyer plans to upgrade the property including building systems, security and cosmetic changes to the façade and lobby. The name of the seller was not released. Elizabeth Smith of Goldberg Weprin Finkle Goldstein provided legal representation, and Ray Cohen of Chicago Title Co. provided title services for GHP in the transaction.

JERICHO, N.Y. — Metropolitan Realty Associates LLC and Angelo Gordon & Co. have completed the sale of Jericho Atrium, an office building located at 500 N. Broadway in Jericho. A Long Island-based real estate company purchased the 148,563-square-foot property for $29.7 million. Situated on 8.6 acres, the two-story building features parking for 690 vehicles, a fitness center, conference center and daytime concierge. Notable tenants include American Investment Planners, Clinical Trial Media, NMS Management and Elias Properties. Jose Cruz, Kevin O’Hearn and Evan Pariser of HFF represented the seller in the transaction.

NEW YORK CITY — Stellar Management, an owner and operator of residential and commercial real estate, has received a $35.5 million loan from Astoria Bank to refinance a seven-property multifamily portfolio in New York City. The loan features a five-year term at a sub-3 percent interest rate. The properties are 552 Ocean Ave. in Brooklyn; 65 Fort Washington Ave., 4231 Broadway, 504 W. 143rd St., 510 W. 144th St. and 529 W. 179th St. in Upper Manhattan; and 2558 Grand Concourse in the Bronx. Tal Bar-Or and Kyle Kite of Meridian Capital arranged the financing for the borrower.
