NEW HAVEN, CONN. — Press/Cuozzo Commercial Services has brokered the sale of a seven-property mixed-use portfolio located at 455-459 Orange St. in New Haven. 451 Orange Street Associates LLC purchased the portfolio for $1.05 million from Orange Bradley Realty LLC. The asset includes 455 Orange St., which features a first-floor medical office and a three-bedroom duplex apartment; and three residential units at 459 Orange St. Joel Nesson of Press/Cuozzo represented the seller and procured the buyer for the transaction.

PHILADELPHIA — Accesso Partners LLC has closed on its $85 million acquisition of 1515 Market Street in downtown Philadelphia. The 20-story, 500,000-square-foot office tower sold for $85 million. The property was sold by a joint venture between Winthrop Realty Trust of Boston and Stockton Real Estate Advisors of Philadelphia. Renovated in 2007, the Class A property is currently 87 percent leased to a variety of tenants, including Temple University; Heffler, Radetich & Saitta; Sweeney & Sheehan; Simon & Simon; Rocco Law; the Commonwealth of Pennsylvania; Citizens Bank; and First Trust Bank. Douglas Rodio and Jim Galbally of Jones Lang LaSalle brokered the transaction. Hallendale Beach, Fla.-based Accesso Partners is formerly known as Beacon Investment Properties.

MIDDLETOWN, CONN. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of Hunters Crossing, an apartment community located in Middletown’s Westlake district. Hunters Crossing LLC purchased the 198-unit community for $16.4 million, or $82,800 per unit, from Middletown Apartment Associates LLC. Located at One Russet Lane, the community features 60 studios, 114 one-bedroom units and 24 one-bedroom loft/garden-style apartments. Community amenities include a swimming pool with sundeck and cabana, a beach volleyball court, a picnic and grilling area, on-site laundry facilities and a nature trail. Steve Witten, Victor Nolletti and Eric Pentore of IPA represented both the seller and buyer in the transaction.

PHILADELPHIA — The Feil Organization, as managing partner of the partnership of Feil, Chera & Goldman, has completed the disposition of One & Olney Square, shopping center located in North Philadelphia. Wharton Realty Group purchased the ShopRite-anchored center for an undisclosed price. Situated on 26 acres at 5675 North Front St., the 340,000-square-foot center is 85 percent leased to national and regional tenants, including Modell’s, Conway and Ashley Stewart. The property was built in 1986 and acquired by the Feil partnership in 2002. James Galbally of JLL represented The Feil Organization, while Wharton Realty Group was represented in-house for the transaction.

NEW YORK CITY — Kalmon Dolgin Affiliates has arranged the sale of an 8,000-square-foot lot at 180 Concord St. in Brooklyn’s Vinegar Hill section. Red Rock Resources sold the property to Greentown Equities for $4.5 million. The property consists of a 5,000-square-foot building and a 3,000-square-foot parking lot. Greentown Equities plans to develop two four-story residential buildings totaling 14 units, on the site. Robert Klein of Kalmon Dolgin represented both parties in the transaction.

NEW YORK CITY — Marcus & Millichap has arranged the sale of a mixed-use property located at 411 Graham Ave. in Brooklyn’s Williamsburg neighborhood. The 4,375-square-foot property sold for $2.4 million. Shaun Riley, James Saros and Michael Salvatico of Marcus & Millichap’s Brooklyn office represented the seller, a private investor, and the buyer, also a private investor, in the transaction.

The Boston apartment market ranked among the nation’s top cities for revenue growth throughout much of 2013 and 2014. Apartment developers took note of the region’s strong revenue performances and construction levels ramped up, reaching over 7,000 units during the past four quarters. NEW YORK CITY — Meridian Capital Group has arranged $737 million in acquisition financing for the purchase of The Putnam Portfolio, a six-property multifamily portfolio located in New York City. Brookfield Property Partners, along with its operating partner Urban American, will purchase the portfolio. The financing was sourced between New York Community Bank and Bank of China in six separate mortgages. Abe Hirsch, Zev Karpel and Akiva Friend of Meridian’s New York City headquarters negotiated the transaction. The portfolio is composed of six properties totaling 24 buildings and 3,962 units. The assets include 3333 Broadway; Roosevelt Landings at 510-530 Main St. on Roosevelt Island; River Crossing at 1940 First Ave.; The Heritage at 1295-1309 Fifth Ave; The Miles at 1990 Lexington Ave.; and The Parker at 1890 Lexington Ave. The buyers have a significant renovation program planned for the portfolio. Urban American will remain as the day-to-day property manager for the portfolio.

MARLBOROUGH, MASS. — Spear Street Capital has completed the disposition of Marlborough Corporate Center, which is located at 377 Simarano Dr. in Marlborough. A private trust controlled by a principal of IPG Photonics purchased the office building for $25.55 million. Built in 1998, the 156,630-square-foot building features a cafeteria and is 30 minutes west of downtown Boston. IPG, a provider of high-power fiber lasers and fiber amplifiers, is a current tenant of the building. David Pergola and Brian Doherty of Cassidy Turley represented the seller in the transaction.

LIVINGSTON, N.J. — Hollister Construction Services is serving as construction manager for the development of LifeTown, a facility that will provide social, therapeutic, recreational and educational programs to youths with special needs. The 47,000-square-foot project, which is slated for completion in winter 2015, will feature a variety of educational and therapeutic experiences, including a sand room and water room for tactile therapy and mock retail stores. The center of the project features Life Village, a detailed mock-up of a town square featuring functioning storefronts, including a bank, florist, food and book stores, a salon, pet shop, health-care facility, café and movie theater, as well as street crossings, a traffic light and sidewalks. All elements of LifeTown have been designed to accommodate individuals with special needs, including noise reduction and easily accessible activities and spaces. The $14 million project was designed by Rotwein & Blake Associates.
