NEW HAVEN, CONN. — Pikalo Foods, a family-owned, wholesale provider of empanadas, has signed a 20,280-square-foot industrial lease in New Haven. According to LoopNet Inc., the building at 145 Hamilton St. was originally constructed in 1965. Mark Glassman of Arnold Peck’s Commercial World represented the tenant in the lease negotiations. Carl Russell and Chris Nolan of Pearce Real Estate represented the landlord, a New York-based entity doing business as 145 Hamilton LLC.
AUSTIN, TEXAS — American Campus Communities (ACC) has delivered new student housing projects totaling $855 million this year. Together, the six communities — which include Meadows Apartments at Princeton University, Casa del Valle at Arizona State University, The Ridge Graduate & Professional Housing at Emory University, xučyun ruwway Graduate Student Apartments at University of California Berkeley, East Campus Graduate Apartments at The University of Texas at Austin and Graduate Junction at MIT — feature 3,867 beds. Austin, Texas-based ACC is the third-party developer and manager for Graduate Junction (676 beds), East Campus Graduate Apartments (784 beds), The Ridge Graduate & Professional Housing (535 beds) and Meadows Apartments (604 beds). Amenities at Meadows Apartments at Princeton University include a communal kitchen, children’s playroom and a market and café. In addition to a communal kitchen, The Ridge Graduate & Professional Housing at Emory University features a fitness center, study areas and a parking garage. NEW YORK CITY — National general contractor JT Magen has completed the 180,000-square-foot office build-out for law firm Freshfields Bruckhaus Deringer at 3 World Trade Center in Lower Manhattan. The space spans four levels and features a kitchen and cafeteria with food service, a dedicated barista and grab-and-go coffee station, as well as several breakout and meeting spaces that encourage collaborative interactions. Gensler designed the space, and Robert Derector Associates handled engineering initiatives.
GREENWICH, CONN. — Marcus & Millichap has brokered the $19 million sale of a four-building, 47,256-square-foot mixed-use portfolio in Greenwich, located in southern coastal Connecticut. Known as the Nolan Thomas Portfolio, the properties comprise 17 retail spaces, 17 office suites, 10 apartments and an 11,226-square foot, single-story warehouse. Stephen Westerberg of Marcus & Millichap represented the undisclosed seller in the transaction. The buyer was also not disclosed.
CHICOPEE, MASS. — Regional brokerage firm Northeast Private Client Group (NEPCG) has arranged the $10.5 million sale of Brook Edge Apartments, an 82-unit multifamily complex in the western Massachusetts city of Chicopee. The property, which according to Apartments.com was built in 1970, comprises 36 studios, 30 one-bedroom units and 16 two-bedroom apartments. Taylor Perun of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction.
NEW YORK CITY — Weaver & Tidwell LLP has signed a 36,500-square-foot office lease expansion at PENN 1, a newly redeveloped office building in Midtown Manhattan. The accounting firm is expanding from an 8,000-square-foot space on the second floor to the entire 28th floor of the 55-story building. Neil Goldmacher and Michael Horn of Newmark represented the tenant in the lease negotiations. Josh Glick, Jared Silverman and Anthony Cugini represented the landlord, Vornado Realty Trust, on an internal basis.
NEW YORK CITY — Lyceum Kennedy School has renewed its lease in Midtown Manhattan and also expanded its footprint. The international and bilingual academic institution now occupies 21,950 square feet at 815 Second Ave. between its existing space on the second floor and its new expansion onto the entire third floor. FIRE ISLAND PINES, N.Y. — Brokerage firm Muroff Hospitality Group has arranged the $15.5 million sale of Fire Island Pines Resort on the southern tip of Long Island. The resort features The Blue Whale marina and restaurant, a hotel, pool, fitness center and pavilion. The sale, which also included a three-bedroom house and 16-bedroom house for employees, represents approximately 75 percent of the commercial property on Fire Island Pines. Mitch Muroff of Muroff Hospitality Group represented the buyer and seller in the transaction.
CHAMBERSBURG, PA. — Marcus & Millichap has brokered the $6.5 million sale of a retail property in Chambersburg, about 150 miles west of Philadelphia. The property houses a 5,330-square-foot building that is under construction and net leased to convenience store operator Wawa for the next 20 years. Derrick Dougherty and Scott Woodard of Marcus & Millichap represented the seller, Paramount Realty, in the transaction. Dougherty and Jacob Haslach, also with Marcus & Millichap, procured the buyer, Maryland-based investment firm W.F. Chesley Real Estate.
