BURLINGTON, MASS. — The Northbridge Co. held a groundbreaking for its 110-unit assisted living and memory care community, located at 50 Network Dr. in Burlington, Mass. Situated on nearly nine acres of undeveloped land, the project will include one-and two-bedroom apartments, a cafe and theater. The development team includes Chelsea, Mass.-based The Architectural Team, Bridgewater, Mass.-based Callahan Construction and Needham, Mass.-based Waypoint Construction Consultants. The community is scheduled to open in the fall of 2012.

HINGHAM, MASS. — Construction is complete for 2 Pond Park, a ground-up project, in Hingham, Mass. The 78,300-square-foot medical building will house the South Shore Hospital Center for Orthopedics, Spine and Sports Medicine. The facility includes exam rooms, recovery areas and laboratory services. Jeff DeMarco of Campanelli Construction led the construction management along with project executives Russell Dion and David Vroman.

WEST CHESTER, PENN. — CBRE Inc. has brokered the sale of a 10,000-square-foot light industrial/flex/office space at Park Valley Corporate Center in West Chester, Penn. Steve Italiano of CBRE represented the seller, West Chester, Penn.-based Park Valley Associates, a private real estate developer. The buyer, Illuminations Inc., was represented by Frank Englund of West Chester-based First Liberty Partners. Illuminations is moving to West Chester from its prior headquarters in Edgemont, Penn.

NEWARK, N.J. — Brooklyn, N.Y.-based Damascus Bakeries, a commercial baking company, broke ground on its 117,000-square-foot industrial building, located at 60 McClellan St. in Newark, N.J. Damascus reportedly purchased the building for $3.5 million and will invest close to $1.2 million in site upgrades for its new bakery facility. Construction is expected to be complete by early 2012. Mike McCormack of Hollister Construction Services is the project manager.

NEW YORK — The New York-based Fitzpatrick Hotel Group recently completed a reported $3.5 million renovation to the 155-room Fizpatrick Grand Central hotel, located at 141 E. 44th St. in New York. The renovations include a newly furnished lobby and redesigned guest rooms. The hotel group has spent three years and $12 million renovating both of its New York properties.

PEN ARGYL, PENN. — Michael Baxter & Associates Commercial Real Estate & Property Management has arranged the lease of 51,660 square feet of warehouse and distribution space, located at 636 Pen Argyl Ave. in Pen Argyl, Penn. Dan Perich of Michael Baxter represented the tenant, Pen Argyl-based Forza Boxing LLC, a martial arts equipment company. Joseph Baxter and Michael Baxter represented the landlord, Pen Argyl-based Scotty's Fashion Cutting Inc.

ANDOVER, MASS. — Boson-based NAI Hunneman has brokered the sale of Olde Andover Village, a 55,000-square-foot apartment, retail and office building in downtown Andover, Mass. for $7.4 million. David Ross and Robert Tito along with Gina Barroso represented the seller, OVA Realty Trust. They also procured the buyer, Rockland, Mass.-based Lincoln Essex Capital LLC. The property is located near Phillips Andover Academy.

MARLBOROUGH, MASS. — Doble Engineering has signed an 11,222-square-foot office lease at 325 Donald Lynch Blvd. in Marlborough, Mass. Tim Latham and Kevin Malloy of Lincoln Property Co.'s Boston office represented the tenant in the transaction. Rick Putprush, Victor Galvani and Matt Morgan of Parsons Commercial Group represented the landlord, Marlborough-based Ferris Development.

HAVERHILL, MASS. — Portsmouth, N.H.-based Haverhill Hospitality LLC has purchased the 131-room Comfort Suites in Haverhill, Mass. for a reported $3.2 million. JP and Ken Ford of New England Hotel Realty represented the seller, Boulevard Motel Corp. of Maryland. The four-story building includes a two-story lobby and meeting facilities, and will retain its Comfort Suites affiliation.
