NEW YORK CITY — SL Green Realty Corp. has formed a venture with Stonehenge Partners to acquire eight retail and multifamily properties in New York City for $416 million. Stonehenge will reposition and manage the residential portion of the portfolio. The full portfolio includes 724 Fifth Ave., 752 Madison Ave., 19-21 East 65th St., 762 Madison Ave., 44 W. 55th St., 400 E. 57th St. and 400 E. 58th St. FTI Consulting advised SL Green and Stonehenge in the transaction. The deal is expected to close in first quarter 2012.

CARLISLE, PA. — Industrial Income Trust has purchased a 201,000-square-foot industrial building, located at 1627 Ritner Hwy. in Carlisle, for $8 million from a family trust. The property is fully leased to Andersen Logistics. Gerry Blinebury, Pat McBride and Leah Balerno of Cushman & Wakefield's Philadelphia office were the sole brokers of the transaction. David Fazekas of Industrial Income Trust's East Rutherford, N.J., office sourced the transaction.
MOONACHIE, N.J. — The Macy's Parade Studio is opening a new 71,000-square-foot facility, located at 140 State St. in Moonachie. The building will house elements of the famous Macy's Thanksgiving Day Parade including balloons and floats. Other events that the new facility will service include the Macy's Flower Show, Macy's 4th of July Fireworks and Macy's Santaland.
NEW YORK CITY — Manhattan-based Hudson Realty Capital has funded a $5 million bridge loan for the acquisition of 38,805 square feet of retail space in downtown Brooklyn in New York City. The borrower plans to lease the approximately 9,400 square feet of vacant space in the development.
NORTHBROOK, ILL. — The Boulder Group has been selected as the exclusive advisor of the disposition of nine Walgreens locations in Connecticut, Massachusetts, New Hampshire and New Jersey. The portfolio is worth an estimated $70 million and will only be sold as a portfolio. Randy Blankstein and Jimmy Goodman of The Boulder Group will lead the investment sales team. NEW YORK CITY — New York City-based Massey Knakal has brokered the $4.51 million sale of a 20-unit apartment building located at 147 E. 30th St. in New York City's Murray Hill neighborhood. The five-story property spans 10,070 square feet. John Ciraulo, Robert Knakal, Jonathan Hageman and Michael Azarian exclusively handled the transaction.
NEW YORK CITY — GFI Realty Services has arranged the $4.5 million purchase of a 9,975-square-foot loft building, located at 279 Church St. in New York City's Tribeca neighborhood. Shane Barbanel of GFI Realty's New York City office represented both parties in the transaction.
NEW CASSELL, N.Y. — The Community Preservation Corporation (CPC) has provided a $3.63 million permanent loan for two residential buildings in New Cassell on behalf of the borrower, Stoneridge Homes. The mixed-use buildings are located at 735 and 816 Prospect Ave., and they feature a combined 50 apartment units and 27,000 square feet of retail space. Construction financing was provided through tax credit proceeds raised by First Sterling Financial, a loan from The Bank of New York and Nassau County Home Funds.
PASSAIC, N.J. — CB Richard Ellis' Private Capital Group has brokered the sale of a 6,000-square-foot mixed-use property, located at 249 Main Ave. in Passaic. Charles Berger of CBRE's Saddle Brook, N.J., office represented the buyer, who plans to renovated the property as an investment.
PHILADELPHIA — Isen Trust has purchased a 70,000-square-foot facility, located at 200-206, 208, 210 and 212 N. 21st St. in Philadelphia, that once housed the three-building Please Touch Museum. Isen plans to use the property as an art gallery and art store. The property features an open floor plan with exposed wood floors, columns and ceilings. Joe Muldoon and Chris Lange of Binswanger's Philadelphia office represented the seller.
