Woodmont-Valley-Lower-Macungie-Pennsylvania

LOWER MACUNGIE, PA. — New Jersey-based Woodmont Properties has broken ground on a 120-unit multifamily project in the Lehigh Valley community of Lower Macungie. The project, which represents Phase II of a larger development known as Woodmont Valley, will comprise 10 buildings and 13,300 square feet of commercial space on a 14-acre site. Units will come in one- and two-bedroom formats, with the majority (99) designed as townhome-style residences. Amenities will include a pool, fitness center, clubhouse and resident lounge, outdoor grilling and dining stations, a game room, theater, bark park, walking trails and package concierge service. Completion is slated for mid-2026. Phase I of Woodmont Valley consisted of 204 units and opened in October 2017.

JERICHO, N.Y. — PX4 Development has completed a $15 million student housing conversion project on Long Island. The project converted a former 80-room hotel in Jericho into a 79-unit, 188-bed resident hall for students at The New York Institute of Technology.  Units come in one-, two- and three-bedroom floor plans, and amenities include private and communal study spaces, lounge and recreation areas and an indoor pool. TPG Architecture designed the project, construction of which began last October.

VOORHEES, N.J. — New York City-based investment firm Montana Property Group has purchased Echelon Village Plaza, an 84,933-square-foot shopping center located in the Southern New Jersey community of Voorhees. The center was 92 percent leased at the time of sale to tenants such as Edge Fitness, Dollar Tree and Buffalo Wild Wings. Ohio-based REIT Site Centers sold the property for $8.5 million. Boston-based Atlantic Retail brokered the deal.

HACKENSACK, N.J. — Cole Schotz PC has signed a 61,582-square-foot office lease renewal in the Northern New Jersey community of Hackensack. The law firm will remain at Court Plaza North, a 335,000-square-foot complex located in the city’s downtown area, where it has been a tenant since 1986, for an undisclosed period of time. New Jersey-based investment firm Alfred Sanzari Enterprises owns Court Plaza North. No third-party brokers were involved in the lease negotiations.

LIVINGSTON, N.J. — Delivery-first food hall concept Wonder has opened a new, 4,544-square-foot venue in the Northern New Jersey community of Livingston, marking its eighth location in the state. Wonder Livingston features more than 30 restaurants, including Alanza, Bellies, Bobby Flay Steak, Chai Pani, Di Fara Pizza, Fred’s Meat & Bread, Tejas Barbecue and Wing Trip. Patrons can order through a proprietary app, with pick-up and limited dine-in options also available.

Inspira-Health-Mullica-Hill-New-Jersey

MULLICA HILL, N.J. — Regional provider Inspira Health has broken ground on a $240 million medical center project in Mullica Hill, located outside of Philadelphia in Southern New Jersey. Designed by Array Architects, the five-story building will house 102 beds, boosting the hospital’s overall bed count by nearly 50 percent and increasing Inspira’s footprint to more than 600,000 square feet at the 100-acre Gloucester County campus. The development also includes a separate, one-story overbuild to house Inspira’s maternal health services practice. Other project partners include O’Donnell & Naccarato (structural engineer), Pure PM (project manager), TorconReisz (general contractor) and Highland Associates (MEP engineer). Completion is slated for early 2027.

HAZLE TOWNSHIP, PA. — New Jersey-based intermediary G.S. Wilcox  Co. has arranged a $19.1 million loan for the refinancing of two warehouses in Hazle Township, located in the Lehigh Valley region. The buildings are located within Humboldt Industrial Park and total 220,500 square feet. Wesley Wilcox and Al Raymond of G.S. Wilcox arranged the seven-year, interest-only loan on behalf of the borrower, a partnership between The Lakhani Family Office and Saxum Real Estate. The direct lender was not disclosed.

WILMINGTON, MASS. — JLL has negotiated a 32,493-square-foot industrial lease in the northern Boston suburb of Wilmington. The user, an unnamed snack food company, is taking space at Upton Crossing, a 215,000-square-foot campus. Joe Fabiano, James Lipscomb, Jordan Yarboro and Brian Tisbert of JLL represented the landlord, The Davis Cos., in the lease negotiations. Bart Anderson and Juliana Fiore of CBRE represented the tenant.

NEW YORK CITY — Customers Bank has signed a 24,600-square-foot office lease expansion in Midtown Manhattan. The bank holding company is taking an additional full floor at 101 Park Avenue, a 1.3 million-square-foot building. John Cefaly and Nicholas Dysenchuk of Cushman & Wakefield represented the landlord, H.J. Kalikow & Co., in the lease negotiations. Customers Bank, which now occupies 37,000 square feet at the property, was self-represented.

HAUPPAUGE, N.Y. — Forchelli Deegan Terrana LLP has opened a new, 3,000-square-foot office in the Long Island community of Hauppauge, the first for the New York-based law firm outside of its Uniondale headquarters. According to LoopNet Inc., the 210,000-square-foot building at 100 Motor Parkway was originally constructed in 2006 and renovated in 2020. JLL represented Forchelli Deegan Terrana in the lease negotiations. Damianos Realty Group owns the building.
