UNION CITY, N.J. — A joint venture between design firms HOK and RSC Architects has been selected to design a new high school for Union City at the site of the former Roosevelt Stadium. A highlight of the 366,550-square-foot facility is an outdoor athletic stadium that will be located on the roof of the building. The stadium will comprise a high-school regulation baseball field, a soccer and football field, and a grandstand area. The high school will also include 66 general classrooms, science and home economics labs, a gymnasium with locker rooms, weight rooms and a new media center that will serve as a library to the general public after school hours. Other features include a 980-seat auditorium, a small black-box performance space, a dance studio, music and choral studios, photography studios, a fashion classroom and a television production studio. The project is being developed by a partnership between the Union City Board of Education, Union City Redevelopment Agency, the city of Union City and the New Jersey Schools Development Authority.

NEW YORK CITY — Construction has begun for The Roscoe C. Brown, Jr. Apartments, a 279-unit affordable housing community located at 3952 Third Ave. in the Bathgate neighborhood of the South Bronx, New York City. Designed by Meltzer/Mandl Architects, the project will include studio, one-, two- and three-bedroom rental units, as well as 6,100 square feet of ground-level retail space, administrative offices and 34 on-site parking spaces. Of the 279 units, 20 percent will be reserved for applicants earning 40 percent or less of the area median income (AMI), with the remainder reserved for applicants earning 60 percent or less of the AMI. The community will include two large outdoor recreation areas with adjoining community rooms and kitchenettes. The lobby will be carved out of a large stone feature presently on the site, with most of the remaining building constructed above the feature. Completion is scheduled for 2010. The project is being sponsored by Phipps Houses.
NEW YORK CITY — Jones Lang LaSalle (JLL) has brokered the sale of a 35,000-square-foot building located at 406-416 E. 91st St. on the Upper East Side of Manhattan, New York City. The seller, Verizon Wireless, had been using the facility as a garage and service facility. The property was acquired by Convent of the Sacred Heart, which plans to convert the building into a multi-platform physical education facility for its school. Plans for the building could include a pool, a regulation-size gymnasium and other amenities. Peter Hennessy, Janet Woods and Larry Lazerwitz of JLL’s New York office represented the buyer. The seller was represented by David Noonan and Jennifer Schwartzman of Newmark Knight Frank. The acquisition price was not disclosed.
NEW YORK CITY — Cushman & Wakefield Sonnenblick Goldman has arranged a joint venture for the recapitalization of 31 West 52nd Street, a 776,849-square-foot office tower located in the Plaza District of Midtown Manhattan, New York City. The joint venture consists of Paramount Group, which acquired the tower last year, and a corporate pension trust advised by JPMorgan Asset Management. The property was designed by award-winning architect Kevin Roche of Kevin Roche John Dinkeloo & Associates. Tenants include law firm Clifford Chance, as well as several financial service companies. Details of the transaction were not released.
NEW YORK CITY — Smarter Toddler, an arts-oriented preschool, has opened its second location within Nicole, a luxury rental apartment building located at 400 W. 55th St. in the Hell’s Kitchen neighborhood of Manhattan, New York City. The preschool will occupy 7,200 square feet on the ground floor. It can accommodate up to 105 children, ranging in age from 3 months to 5 years old. The preschool is already 75 percent filled for the 2008/2009 school year. The 12.5-year lease for the space was brokered by George Gordon of George Gordon Real Estate. Nicole is owned and operated by locally based Gotham Organization. The flagship Smarter Toddler is located on the Upper West Side at 89th Street, also in a residential building.
SCARBOROUGH, MAINE — Groundbreaking has occurred for Fairchild Semiconductor’s new three-story, 90,000-square-foot office building, located within the Gateway at Scarborough mixed-use development in Scarborough. The $25 million project is being constructed in anticipation of LEED – Silver certification. It is located adjacent to Haigis Parkway, across from the Cabela’s-anchored Gateway Shoppes, which opened this past May. Completion of the Fairchild Semiconductors building is scheduled for October 2009. The company will continue its manufacturing operations at 333 Western Ave. in South Portland, Maine. The project is being developed by New England Expeditions – Scarborough LLC and was designed by Gould Evans. Martini Northern, a subsidiary of A.J. Martini, Inc., is providing general contracting services and Jones Lang LaSalle is providing project management services.
HACKETTSTOWN, N.J. — Woodbridge, N.J.-based The Kislak Company has completed the $10.15 million sale of an apartment community located in Hackettstown. The 120-unit garden-style community is located at 211 Mountain Ave. Joseph Keenan of Kislak represented the seller, Nedeller Properties LLC. Jonathan Greenberg, also of Kislak, represented the buyer, Yellow Rose. Part of the acquisition financing was provided by Regal Bank, a new local lender.
NEW BEDFORD, MASS. — Philadelphia-based Binswanger has negotiated the long-term lease of a 257,066-square-foot manufacturing facility, located at 100 Duchaine Blvd. within the former Polaroid complex in New Bedford. The space will be occupied by Lowell, Mass.-based Konarka Technologies, which signed a deal worth more than $10 million. The photovoltaics company plans to operate the facility as the world’s largest roll-to-roll thin film solar manufacturing plant. The landlord in the transaction was Watermill Ventures, whose subsidiary, MultiLayer Coating Technologies, ceased its operations at the facility in 2007.
NEW YORK CITY — Douglaston Development has held the topping out ceremony for The Edge, a waterfront residential community located in the Williamsburg neighborhood of Brooklyn, New York City. Situated on 7.5 acres on Kent Avenue, between North 5th and 7th streets, the project comprises two residential towers. The 30-story South Edge tower will contain 360 residences and the 15-story North Edge will contain 205 residences. Units will range from studio to three bedrooms. In addition, the project features 60,000 square feet of retail space, below-grade parking and 1.75 acres of open space that include a public promenade. Resident amenities include an indoor pool with an outdoor terrace, a fitness center, a yoga studio, a spa, a recreation room, theater screening rooms, a game room, a residents’ lounge, a private party room and a children’s playroom. The building also features onsite Zipcars and refrigerated storage for residents. The project is seeking LEED certification. First occupancies are scheduled for fall 2009.
BOSTON — Winchester, Mass.-based Wise Construction Corp. has completed the interior build-out, renovation and expansion of multiple buildings within the campus of the MGH Institute of Health Professions, located within the Charlestown Navy Yard in Boston. The construction included approximately 30,000 square feet within three buildings. MGH’s administrative spaces were relocated to provide additional classroom and library space for the school, which now consists of three buildings.
