ROCHESTER, N.Y. — GMH Capital Partners has brokered the sale of Brighton Surgery Center, a two-story medical office facility located in Rochester, for $5.6 million. Situated on approximately 3 acres, the 19,836-square-foot building was fully occupied at the time of closing. Brighton Surgery Center LLC, which also purchased the property, occupies 17,395 square feet of the facility. Genesee Valley Anesthesiologists occupies the remaining 2,441 square feet. Dave Forrest and Tom Haak of GMH represented the undisclosed seller.

NEW YORK CITY — Eastern Consolidated has negotiated the sale of a development parcel located at 844 Second Ave. in New York City for $5.25 million. The single-story retail property is currently occupied by Blimpie’s. The buyer, locally based 300 E. 45th Street LLC, plans to continue operation of the property as a retail location in the short term until Blimpie’s lease expires. The site is located 1 block from the United Nations building and a few blocks from Grand Central Station. Eric Anton, Ronald Solarz and David Schechtman of Eastern Consolidated represented the seller 844 Realty LLC; Ety Lee, also of Eastern Consolidated, procured the buyer.
PATERSON, N.J. — Marcus & Millichap has completed the sale of a 32-unit multifamily building located in Paterson for $2.24 million. Thomas McConnell and Kevin McCrann of the company’s New Jersey office represented both undisclosed parties in the transaction. The property traded at a cap rate of 7.7 percent and a price of $70,000 per unit.
FITCHBURG, MASS. — Lincoln, Mass.-based TRB & Associates has completed the sale of Wallace Plaza Shopping Center & Storage Facility, a 127,460-square-foot retail property located at 353 John Fitch Hwy. in Fitchburg for $6 million. The shopping center is anchored by Market Basket and Big Lots. Thomas Blakely of TRB represented the seller, Kent Realty Fitchburg. David Lenger of Keller Williams Realty represented the undisclosed buyer, which plans to improve and re-tenant the property.
THOROFARE, N.J. — Philadelphia-based Colliers Lanard & Axilbund has negotiated the sale of a 98,608-square-foot industrial property, located at 1450 Grandview Ave. in Thorofare, for $5 million. Situated on 8.16 acres within the 645-acre Mid-Atlantic Industrial Park, the building contains 12,000 square feet of office space, tailgate and drive-in loading, and parking for 100 cars. Marc Isdaner and Larry Bergen of Colliers negotiated the transaction. Financing was provided by M&T Bank. The buyer and seller were undisclosed.
JERSEY CITY, N.J. — Livingston, N.J.-based Gebroe-Hammer Associates has brokered the sale of a five-story apartment building located at 169-171 Manhattan Ave. in the Jersey Heights neighborhood of Jersey City for $1.9 million. Totaling 33 units, the building contains a mix of 26 one-bedroom units, one two-bedroom and one three-bedroom unit, and five studio units. The property was acquired by River Edge Management LLC, which plans to implement a capital improvements program that will elevate its class category. Benjamin Greenstein of Gebroe-Hammer represented the seller, CEJA Realty Corp., and procured the buyer.
WINCHESTER AND SALEM, MASS. — Boston-based Fantini & Gorga has secured $12.9 million in non-recourse, permanent financing for two HUD-insured senior housing facilities. The first is Aberjona Nursing Center, a 123-bed skilled nursing facility located in Winchester. The second is Grosvenor Park Nursing Center, a 123-bed skilled nursing center located in Salem. Fantini & Gorga procured the financing through its correspondent relationship with Boston-based Eastern Mortgage Capital. The borrower was undisclosed.
WILKES-BARRE, PA. — Wilkes-Barre-based Mericle Commercial Real Estate Services is advancing construction for seven speculative industrial buildings totaling 1.1 million square feet, and is currently completing site work for three more projects totaling 700,000 square feet. Eight of the buildings are located within CenterPoint Commerce & Trade Park East in Pittston, Pa. Additionally, a 410,000-square-foot, rail-served facility in Hazelton, Pa., is ready for tenant occupancy; and a 41,344-square-foot office building in Wilkes-Barre will begin construction later this year. Rental rates for the properties start at $4 per square foot, triple net.
TENAFLY, N.J. — JMP Holdings has held the grand opening for The Plaza at Tenafly, a 145-unit condominium property located in Tenafly. Situated on 6 acres, the gated community comprises three four-story, elevator-served buildings and a 4,500-square-foot clubhouse. Individual units are sized up to 2,000 square feet. The clubhouse features amenities such as a game room, a café kitchen, a business center, a media room, a fitness center, an on-site concierge and an outdoor heated pool with a sundeck. The project was designed by Radnor, Pa.-based L&M Design.
NEW YORK CITY — GFI Realty Services has brokered the sale of Loehmann’s Seaport Plaza, a 63,000-square-foot retail property located at 2101 Emmons Ave. in Brooklyn, New York City, for $24 million. The three-story center is anchored by Loehmann’s, and includes a 186-space parking garage. Eric Yankelovich of GFI negotiated the transaction between the undisclosed buyer and the seller, Bayrock Group, which was represented in-house by Josh Bernstein.
