NEW YORK CITY — Eastern Consolidated has brokered the sale of a five-story office loft building, located at 20 W. 30th Street in New York City, for $8.3 million. The sale included the 10,522-square-foot structure, as well as 16,129 square feet of available air rights. Charlotte Fu of Eastern Consolidated represented the seller, Edro Realty Co., as well as the buyer, 20 West 30 LLC.

NEW YORK CITY — The grand opening has been held for the $220 million Michael F. Price Center for Genetic and Translational Medicine/Harold & Muriel Block Research Pavilion. Located within the Albert Einstein College of Medicine at Yeshiva University in the Bronx, New York City, the five-story facility contains 40 laboratories, research support facilities and a 100-seat auditorium. Payette Associates served as project architect, and Tishman Construction Co. provided construction management services.

ROCKVILLE CENTER, N.Y. — The Long Island, New York, office of CB Richard Ellis (CBRE) has completed the sale of a 37,000-square-foot office building, located at 55 Maple Ave. in Rockville Center, for $6.85 million. The building, which was acquired by Gaz Realty, is currently fully leased. Kelly Koukou and Mark Greenspan of CBRE represented the buyer; the seller, Trinity Holdings, utilized in-house representation. Gaz Realty plans to hold onto the property as a long-term investment.

CANONSBURG, PA. — Kerasotes ShowPlace Theatres has plans to open a 14-screen, stadium-style multiplex within the 58-acre, mixed-use Southpointe Town Center development, which is located southwest of Pittsburgh in Canonsburg. Cullinan Properties is constructing the 674,000-square-foot center, which is the final phase of the 800-acre Southpoint development. Southpoint Town Center will include the theater, restaurants and more than 1 million square feet of Class A office space. The Kerasotes facility is scheduled to open in 2010.

NEW YORK CITY — Developer Leviev Fulton Club LLC has converted a group of one-bedroom residences within its District at 111 Fulton Street residential development into live/work units. The residences are larger than traditional one-bedrooms offered at the project, and feature living and working areas separated by a gallery or hallway. The units average 1,800 square feet, and are priced at approximately $900 per square foot. District at 111 Fulton Street is a 163-unit condominium building located in New York City. The building includes 19 penthouse units, and building amenities such as a 12,000-square-foot rooftop terrace with four lighted reflecting pools, chaise lounges, and eight cabanas; a fitness center with an indoor pool, a 16-jet spa, and a cold plunge; a screening room; and a residents lounge/library with a fireplace and a billiards table.

GLOUCESTER TOWNSHIP, N.J. — Columbus, Ohio-based Stanbery Development has broken ground for the development of The Shoppes at Cross Keys, a 120,000-square-foot lifestyle center located in Gloucester Township. Situated on 24 acres at the interchange of Berlin-Cross Keys Road and the Atlantic City Expressway, the retail project is scheduled to open in spring 2009. Tenants already signed include Banana Republic, Ann Taylor Loft, Coldwater Creek, Chico’s, Jos. A. Bank. White House | Black Market, Select Comfort, Lane Bryant, T Mobile, New York & Co., Justice, Rack Room Shoes and Bensi Italian Grill.

NEW YORK CITY — Completion is nearing for 211 East 51st Street, a 14-story residential building located in Manhattan, New York City. The building features 73 residential condominiums ranging from one-bedroom units to three-bedroom penthouses with private terraces. Building amenities include a 24-hour attended lobby, a fitness center, a rooftop deck and a resident’s lounge. The lower level of the building features Okeanos Club/Spa, a combination spa and vodka bar. Prices range from $605,000 to $4.5 million, with approximately half of the residences priced at under $1 million. Completion is scheduled for early summer with first move-ins expected by late July.

NEW YORK CITY — Marcus & Millichap has brokered the sale of a 27-unit multifamily property, located at 32-34 W. 68th St. on the Upper East Side of Manhattan, New York City, for $12.22 million. The property consists of two five-story buildings, as well as 3,313 square feet of developable air rights. Peter Von Der Ahe and Christopher Sjurset of Marcus & Millichap’s Manhattan office represented both undisclosed parties in the transaction. The property traded for a price of $452,593 per unit and $902 per square foot.

NEW YORK CITY — Kamali Organization is advancing construction of The Classic at Kew Gardens, a six-story residential condominium building located in the Kew Gardens neighborhood of Queens, New York City. The building comprises 52 two- and three-bedroom residences, and features a fitness center, a children’s playroom, an indoor garage, and a social lounge with a catering kitchen, a dining room, a game table, and a plasma TV. Individual units range from 574 to 1,385 square feet, and feature luxury finishes and outdoor areas. Prices begin in the mid-$300,000s. Initial occupancies are expected this fall.

MOUNTAINSIDE, N.J. — Woodbridge, N.J.-based The Kislak Company has completed the sale of the Diamondhead Building, a 105,000-square-foot office building located at 200 Sheffield St. in Mountainside, for $15.67 million. The three-story building contains parking for approximately 450 cars, and was 90 percent occupied at the time of closing. Joni Sweetwood of Kislak represented the buyer, Blair Realty, and Barry Waisbrod, also of Kislak, represented the seller, 200 Sheffield LLC. The buyer plans to make numerous capital improvements to the property.
