EXETER, N.H. — Concord, N.H.-based North Branch Construction has completed Exeter Reach Dental Clinic on behalf of Exeter Hospital. The new 12,066-square-foot facility is located at 23 Hampton Rd. in Exeter. It features four dental offices and two oral surgery rooms, as well as x-ray, laboratory, dental cleaning and recovery areas. The parking lot and driveway of the property was constructed out of a porous pavement that stores and filters stormwater runoff before it enters the groundwater system.

PHILADELPHIA — Narbrook Development, an affiliate of Philadelphia-based AMC Delaney Group, has broken ground for the construction of 333 Green, a seven-unit residential building located at 333 Green St. in the Northern Liberties neighborhood of Philadelphia. The property will feature seven four-bedroom townhomes, each with floor-to-ceiling windows, a back yard, a private garage, and a rooftop deck. Completion is scheduled for this summer; prices for the units start in the high $500,000’s. The units are being marketed exclusively by the Maria Quattrone team at the Philadelphia office of Coldwell Banker Preferred.
AVENEL, N.J. — Jeffrey Dunne, Jeffrey Oram, Kevin Walsh and Mindy Lissner of CB Richard Ellis (CBRE) have brokered the sale of a 324,445-square-foot warehouse distribution building in Avenel. The facility sits on 15.13 acres at 1500 Rahway Ave., and features 39 loading doors and approximately 20,000 square feet of office space. The property also contains 11.43 acres for future development. CBRE represented the seller, Woodbridge Enterprises, and procured the buyer, Pantheon Properties.
NEW YORK CITY — Marcus & Millichap has completed the $3.8 million sale of 345-347 Flatbush Ave. in Brooklyn, New York City. The mixed-use property features eight retail units and two rental residences. Matt Fotis and Peter Von Der Ahe of Marcus & Millichap represented the undisclosed seller, and Fotis and Dan O’Brien, also of Marcus & Millichap, represented the undisclosed 1031 exchange buyer.
NEW YORK CITY — The greater Westchester regional office of NorthMarq Capital has arranged $5 million in second-mortgage financing for two multifamily properties located in New York City. The properties consist of 31-33 Carmine St., which contains 20 residential units and three commercial spaces, and 41-43 Carmine St., which contains 35 residential units and four commercial units. The loan carries a 5.4-year term with a 30-year amortization schedule. Robert Ranieri of NorthMarq originated the financing on behalf of the undisclosed borrower through Freddie Mac.
DERRY, N.H. — Grubb & Ellis Healthcare REIT has acquired Nutfield Professional Center, an approximately 70,000-square-foot medical office facility located at 44 Birch St. in Derry. The property contains 22 office condominiums and 337 parking spaces, and is master-leased to HCA Health Services of New Hampshire, a subsidiary of Hospital Corp. of America. It is situated adjacent to Parkland Medical Center, an 86-bed regional hospital that is also operated by HCA Health Services of New Hampshire. The seller and the acquisition price were undisclosed.
WHEATFIELD, N.Y. — Calamar has held the grand opening for The Woodlands Senior Apartments, a 110-unit senior housing property located in Wheatfield. The independent living building contains two stories with a brick and vinyl siding veneer. The community is one of four senior housing facilities that are being constructed as part of Woodlands Senior Village, a 26-acre project that will total 350 units and cost approximately $30 million. Calamar has also recently completed Willow Housing, a 48-unit independent living facility that is part of the senior village. The project is serving as the senior housing component of The Woodlands Corporate Center East, an approximately 120-acre mixed-use development.
MIDDLETOWN, DEL. – Green Park Financial has provided a $12.5 million loan for the refinancing of Middletown Apartments, a 156-unit multifamily community located in Middletown. The property comprises 12 buildings, and was 90 percent occupied at the time of closing. The loan carries an 80 percent loan-to-value ratio with a 1.20x debt-service coverage. The loan was originated by Kevin Collins of Carey, Kramer, Pettit & Panichelli. The borrower was not disclosed.
BRAINTREE, MASS. — New Boston Fund has acquired Granite Woods Corporate Center, a two-building, 168,218-square-foot office property located in Braintree. Situated on 7.5 acres, the property includes the 83,578-square-foot Building 1 and the 84,639-square-foot Building 2, which is built on top of two levels of decked parking. The two buildings are connected by a skyway. The property is 100 percent occupied by a tenant roster that includes Verizon Communications, Travelers Insurance, VNA of Boston and the Telephone Worker’s Credit Union. New Boston Fund provided in-house representation. The seller, Campanelli Cos., was represented by Peter Joseph, James McCaffrey and Chris Phaneuf of Eastdil Secured. The acquisition price was not disclosed.
STAMFORD, CONN. — Jonathan Rose Cos. has broken ground for Metro Green Apartments, a 50-unit affordable housing community located on Henry Street in Stamford. The project will be seeking LEED-Gold certification from the U.S. Green Building Council. Sustainable features will include a rainwater harvesting system, a roof that reduces the heat-island effect, and Energy Star-rated appliances. Amenities include a public plaza with shade trees, gardening spaces, a meditation labyrinth and a parking garage with a green roof. The project is being designed by Perkins Eastman Architects. Metro Green Apartments is the first phase of Metro Green Residential, a mixed-use, transit-oriented project that will feature 238 mixed-income rental and for-sale residences, and a 17-story office tower. The entire development is serving as a pilot project for LEED’s new Neighborhood Design certification program, and the office tower is applying for LEED-Platinum Core & Shell certification.
