MANASQUAN, N.J. — Private equity funds managed by Blackstone have agreed to acquire a majority ownership position in Jersey Mike’s Subs. The deal would value the Manasquan-based sandwich restaurant chain at around $8 billion, including debt, according to The Wall Street Journal. Jersey Mike’s founder and CEO Peter Cancro will maintain a significant equity stake and continue to lead the business. Blackstone says the partnership is intended to help Jersey Mike’s accelerate its expansion across and beyond the U.S. market, as well as its continued investment in technology and digital transformation. New York City-based Blackstone has a long history of investing in and propelling the growth of franchisors, including its previous acquisitions of Hilton Hotels and SERVPRO. The firm has recently invested in Tropical Smoothie Café and 7 Brew Coffee. The first Jersey Mike’s shop was founded as Mike’s Subs in Point Pleasant, N.J., in 1956. Cancro began working at the store when he was 14 years old, and later acquired the location in 1975 at the age of 17. He began franchising units in 1987. CINNAMINSON, N.J. — PGIM Real Estate has provided a $129.1 million loan for the refinancing of Box Park Logistics Center, a 1.2 million-square-foot industrial property located in the Southern New Jersey community of Cinnaminson. The development currently comprises a single building that can be expanded by 300,000 square feet. Building features include a clear height of 40 feet, four drive-in doors, 188-foot truck court depths, an ESFR sprinkler system and parking for 549 cars and 216 trailers. Both parking figures are also subject to expansion. The borrower is Chicago-based Logistics Property Co.

DOWNINGTOWN, PA. — CBRE has arranged a $47.5 million bridge loan for the refinancing of Phase I of Mi-Place@Downingtown, a 205-unit apartment complex located on the western outskirts of Philadelphia. The property comprises six three-story buildings that house one- and two-bedroom apartments and three-bedroom townhomes. Amenities include a pool, fitness center, clubhouse, outdoor grilling and dining stations and pickleball and basketball courts. Matthew Klauer and Cassandra Russell of CBRE arranged the three-year loan through an entity managed by Argentic Investment Management on behalf of the sponsor, Fernmoor Homes. At full build-out, Mi-Place@Downingtown will total 400 units.

WHITE PLAINS, N.Y. — JLL has brokered the sale of The Halden, a 303-unit apartment community located north of New York City in White Plains. Built in 2023, the property offers one-, two- and three-bedroom units with an average size of 999 square feet. Amenities include a pool, clubroom, pet spa, conference room, café and lounge, fitness center and outdoor lounge seating. JLL represented the seller and procured the buyer, both of which requested anonymity, in the transaction. The Halden was 96 percent occupied at the time of sale.

WILLIAMSTOWN, N.J. — New Jersey-based brokerage firm The Kislak Co. Inc. has negotiated the sale of Laurelton Village Apartments, a 176-unit multifamily complex in Williamstown, about 25 miles south of Philadelphia. Built in 1970, the property exclusively offers two-bedroom units that are housed in 14 buildings on a nine-acre site. Amenities include a pool, playground and onsite laundry facilities. Jason Pucci of Kislak represented the seller, an affiliate of New Jersey-based investment firm Kamson Corp., in the deal. Barry Waisbrod, also with Kislak, procured the buyer. The deal traded in conjunction with a 14-unit apartment complex in Bergen County for a combined price of $31 million.

WILMINGTON, DEL. — Law firm Heyman Enerio Gattuso & Hirzel LLP has signed a 13,918-square-foot office lease in Wilmington, Del. The space is located within PNC Bank Center in the downtown area. John Kaczowka of CBRE represented the landlord, Douglas Development, in the lease negotiations. Cindy Fleming of JLL represented the tenant, which is taking space on the ninth floor of the newly renovated building.

PHILADELPHIA — JLL has brokered the sale of three self-storage facilities in the Philadelphia area. The facilities, which traded as part of a 468,266-square-foot portfolio deal that includes three other facilities in South Florida, are located at 1354 Hook Road in Sharon Hill, 3952 N. Providence Road in Newtown Square and 4440 E. Bristol Road in Trevose. A partnership between Metro Self Storage and Heitman sold the portfolio to Andover Properties, which will rebrand the facilities under its Storage King USA flag. Brian Somoza led the JLL team that brokered the deal.

BILLERICA, MASS. — Marcus & Millichap has arranged the $5.7 million sale of a 40,000-square-foot industrial flex building in Billerica, a northwestern suburb of Boston. The building sits on a 2.9-acre site at 4 Federal St. and was fully leased at the time of sale to Boston Semi Equipment. Harrison Klein, Luigi Lessa and Mattias Edenkrans of Marcus & Millichap represented the seller in the transaction. Peter Kim of Berkshire Hathaway procured the buyer. Both parties requested anonymity. Miguel Encarnacion of NAI | Parsons Commercial Group was also involved in the transaction.

NEW YORK CITY — Urban Atelier Group has signed a 25,270-square-foot office lease at 41 Madison Ave. in Midtown Manhattan. The New York-based construction management firm will relocate from an 18,000-square-foot space at 85 Fifth Avenue in the second quarter of 2025 to the entire 12th and 13th floors of the 42-story, 560,000-square-foot building. The lease term is 15 years. Ross Eisenberg of RDE Advisors represented the tenant in the lease negotiations. Robert Steinman represented the landlord, Rudin, on an internal basis.

NEW YORK CITY — Interior design firm Staged To Sell Home will open a 23,856-square-foot office and showroom in the Sunset Park area of Brooklyn. The lease term is seven years, and the space is located within Building 22 of Industry City, a 35-acre mixed-use development. Noah Jay of Compass represented the tenant in the lease negotiations. Brad Blum internally represented the landlord, a partnership between Belvedere Capital, Jamestown and Angelo Gordon & Co. A tentative opening date was not announced.
