GREENWICH, CONN. — A subsidiary of Chicago-based investment and advisory firm Bradford Allen has acquired a portfolio of two office buildings totaling 90,268 square feet in Greenwich, located in the southern coastal part of Connecticut.  Jeffrey Dunne, Steven Bardsley and Travis Langer of CBRE represented the seller, a joint venture between international investment firm Global Gate Capital and Dallas-based Lincoln Property Co., in the transaction. The portfolio was 100 percent leased at the time of sale.

MOUNT LAUREL, N.J. — Cushman & Wakefield has brokered the $4.9 million sale of a 30,327-square-foot retail center in Mount Laurel, located outside of Philadelphia in Southern New Jersey. A 7-Eleven store anchors the property, which sits on 4.4 acres at 3163 Marne Highway. Andrew Schwartz, Jordan Sobel and Andre Balthazard of Cushman & Wakefield represented the seller, an affiliate of New Jersey-based developer The Becker Organization, in the transaction. The trio also procured the buyer, an entity doing business as 3163 Holdings LLC.

By Tom Georges, investment sales broker, Northmarq The U.S. economy reported annualized growth of 2.6 percent in gross domestic product (GDP) in the third quarter, thereby avoiding a third consecutive quarter of negative growth. This positive news can be easily tempered by the fact that the growth was greatly affected by trade and inventory numbers, which were skewed as a result of world events like the war in Ukraine. But the news of growth was welcomed in an economy that has been starved for something positive for most of the year. Compounding the economic caution in the absence of sustained economic growth, of course, is the strain that inflation has inflicted on all Americans. In response to 40-year inflationary highs, the Federal Reserve has been forced to react with its primary inflation-countering tool: increasing interest rates. In early November, the Fed raised short-term rates to their highest level since January 2008. Additional rate hikes are anticipated in December, although signals suggest we’ll see increases in smaller increments going forward. Still, amid all the turmoil and uncertainty, several quick service restaurant (QSR) operators continue to roll out expansion plans and report better-than-expected sales and earnings. For the better part of the last two decades, billions of dollars have poured into underserved neighborhoods across the U.S. as corporations, millennials and real estate investors rediscovered downtowns and other urban districts. But to former Carlyle Group executive Cedric Bobo and real estate entrepreneur Fred Greene, young people who grew up in the neighborhoods were often excluded from playing a role in the transitions. To remedy that problem, in 2016 they began training 15 Detroit high school students in real estate fundamentals and invested $150,000 to buy two properties with the idea of using the cash flow to fund scholarships. Soon after, Bobo and Greene officially launched Project Destined, an endeavor to effect social change in the commercial real estate industry by providing college students with financial literacy, entrepreneurship and real estate training. “Cedric found that there was a real need for diverse talent in commercial real estate but that it was hard for companies to find it,” reports Cristina Ciacciarelli, a junior at Burach College in New York City who completed the program in 2021 and now heads up corporate partnerships for Project Destined. “It was also hard for the companies to sell themselves to diverse talent even …

HILLSBOROUGH, N.J. — Cronheim Mortgage has arranged a $49 million permanent loan for Hillsborough Village Center, a 191-unit multifamily property located in Central New Jersey that also houses 28,000 square feet of retail space. Units at the newly built property are furnished with stainless steel appliances and individual washers and dryers, and amenities include a pool, fitness center, clubhouse, pet spa and a playground. David Turley and Janet Proscia of Cronheim Mortgage arranged the seven-year loan, which was structured with two years of interest-only payments and a 30-year amortization schedule, on behalf of the undisclosed borrower. The direct lender an undisclosed, New Jersey-based bank. Hillsborough Village Center was fully leased at the time of the loan closing.

MORRISTOWN, N.J. — Freight and logistics company Allmodes Transport has signed a 151,000-square-foot industrial lease renewal at 1 Cory Road in the Northern New Jersey community of Morristown. The 296,000-square-foot building offers 6.5 acres of combined car and trailer parking space and is currently 97 percent leased. New York-based Taconic Partners owns the building.

NEW YORK CITY — The New York City School Construction Authority (SCA) has acquired a 21,870-square-foot parcel across from Van Cortlandt Park in The Bronx for the development of a 100,000-square-foot elementary school. Known as PS X515, the school will support approximately 700 students in grades pre-K through 5 and will feature a gym, library, occupational and speech therapy rooms and art, science and music rooms. DIGroup Architecture is designing the school, which is scheduled to open in fall 2027.

NEW YORK CITY — Cushman & Wakefield has brokered the $17.5 million sale of a mixed-use building located at 833 Madison Ave. on Manhattan’s Upper East Side. The five-story, 9,302-square-foot building comprises two retail spaces, one office space, two galleries and six residential units. Hunter Moss of Cushman & Wakefield represented the seller, A. L. Holdings Inc., in the transaction. Daniel Kaplan of CBRE led the team that represented the buyer, Myles Madison Inc.

WEST NEW YORK, N.J. — TD Bank has provided a $6.5 million loan for the refinancing of The Madison, a 26-unit multifamily property in West New York, located across the Hudson River from Manhattan. Completed in 2021, the property offers studio, one-, two- and three-bedroom units with an average size of 793 square feet. Matthew Pizzolato, Max Custer, Gerard Quinn and Salvatore Buzzerio of JLL arranged the 10-year, fixed-rate loan on behalf of the undisclosed borrower.

BURLINGTON, MASS. — MetLife Investment Management has acquired Burlington BioCenter, a 109,085-square-foot life sciences facility located about 15 miles northwest of Boston, for $103 million. The facility was converted to life sciences from office usage in 2019 and was fully leased at the time of sale. Robert Griffin, Edward Maher, Matthew Pullen and Samantha Hallowell of Newmark represented the seller, a partnership between The Gutierrez Co. and GEM Realty Capital, in the transaction. David Douvadjian Sr. and Timothy O’Donnell, also with Newmark, arranged an undisclosed amount of acquisition financing on behalf of the buyer.
