FOXBOROUGH, MASS. — Kraft Group is nearing completion of a 120,000-square-foot office building that will be located about 30 miles south of Boston on the Gillette Stadium campus in Foxborough, the home of the NFL’s New England Patriots and MLS’ New England Revolution. SGA designed the four-story project, construction of which began in February and is expected to be complete in October. The facility represents the first phase of a new multi-purpose project that will house the operations of Kraft Group and its subsidiary, International Forest Products, as well as those of the football team.

NEW YORK CITY — Digital marketing agency Huge Inc. has signed a 71,000-square-foot office headquarters lease at Dock 72, a 675,000-square-foot waterfront office building located within the Brooklyn Navy Yard. The tenant will relocate from 45 Main Street to the top two floors of Dock 72 in the first quarter of 2023, joining existing tenants WeWork and Food52. Cara Chayet, David Hollander, Liz Lash and Ken Rapp of CBRE, along with internal agent Winter Stockwell, represented Huge in the lease negotiations. Joe Cirone, Ron Lo Russo, Patrick Dugan and Pierce Hance of Cushman & Wakefield, along with Sacha Zarba and Freddie Fackelmayer of CBRE and internal agents Andrew Levin and Robert Steinman, represented the landlord, a partnership between Boston Properties and Rudin.

SARATOGA SPRINGS, N.Y. — Financial advisory firm Axiom Capital Corp. has arranged a $12.3 million permanent loan for the acquisition of a 62,980-square-foot neighborhood shopping center in the upstate New York community of Saratoga Springs. The center sits on a 5.4-acre site, includes 298 parking spaces and is home to tenants such as Hello Nails and The UPS Store. The names of the locally based borrower, a family-owned development and management group, and direct lender, a local bank, were not disclosed.

CAMBRIDGE, MASS. — Breakthrough Properties, a joint venture between Tishman Speyer and Bellco Capital, has started construction of One Canal by Breakthrough, a life sciences development in Cambridge, roughly two miles from downtown Boston. The property, situated along the city’s First Street corridor facing Canal Park and the Charles River in the East Cambridge neighborhood, is located adjacent to CambridgeSide — an enclosed regional mall that is being redeveloped to include 650,000 square feet of office, life sciences and residential space — and the 4.5 million-square-foot Cambridge Crossing innovation hub. Breakthrough acquired the four-story building last year, and is updating it to feature 105,000 square feet of high-quality research and development space. The property will feature a ground-floor lounge, private outdoor gathering spaces, concierge, fitness center, on-site retail and adjacent parking.  A timeline for the redevelopment — which is targeting Fitwel, WELL and LEED Gold certifications — was not announced. POTTSTOWN, PA. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the $85.7 million sale of Upland Square, a 400,716-square-foot retail power center in Pottstown, located northwest of Philadelphia. Built in 2009 and expanded in 2019, Upland Square is anchored by a 76,500-square foot Giant Food grocery store. Other tenants include Burlington, LA Fitness, Five Below, Ross Dress for Less, Bed Bath & Beyond, Staples, T.J. Maxx, Petco and Ulta Beauty. Brad Nathanson of IPA represented the seller, New Jersey-based Paramount Realty Services Inc., and procured the buyer, United Hampshire US REIT, in the transaction. The property was 95 percent leased at the time of sale.

FreezPak-Logistics-Philadelphia

PHILADELPHIA — Locally based development and investment firm BG Capital will build an $85 million cold storage project on a seven-acre site in Philadelphia’s Port Richmond neighborhood. New Jersey-based cold storage operator FreezPak Logistics has committed to leasing the 170,117-square-foot facility on a triple-net basis, with the expectation of adding about 60 new permanent jobs to the local economy. Building features will include a clear height of 75 feet, an automated inventory storage and retrieval system, 20 loading docks, 30 trailer parking stalls and 60 parking spaces. Construction is scheduled to begin in the third quarter. New Jersey-based OceanFirst Bank has provided $42.5 million construction-to-permanent loan for the project, and Nuveen Green Capital has committed another $30 million in financing.

WILMINGTON, DEL. — Hospitality investment and development firm Driftwood Capital has completed a $31 million hotel in Wilmington that will be operated as a Staybridge Suites, which is part of the InterContinental Hotels Group family of brands. The 11-story, 134-room hotel offers a lounge, fitness center, business center, meeting and event spaces and a convenience mart. Whiting-Turner Contractor Co. handled construction of the project, which was designed by Dever Architects. First International Bank & Trust provided construction financing. Driftwood will manage the property.
