PHILADELPHIA — New York City-based Ready Capital has closed a $1.8 million loan for the acquisition, renovation and stabilization of a 34,000-square-foot industrial property in northeast Philadelphia. The nonrecourse, interest-only loan features a 48-month term, floating interest rate, one extension option and a facility to fund future capital improvements. The sponsor was not disclosed.

COLLEGEVILLE, PA. — JLL has arranged the $162 million sale of Providence Town Center, a 759,945-square-foot retail center located in the Philadelphia suburb of Collegeville. Regional grocer Wegmans has been the anchor store for Providence Town Center since the property was developed in 2009. Brandolini Cos. sold the asset to a partnership between Maryland-based Finmarc Management Inc. and New York City-based KPR Centers. The property is the fourth-most-visited open-air retail center in the state, according to the brokerage team that handled the sale. Nearly 65,000 vehicles drive by Providence Town Center via State Route 422 on a daily basis, and an additional 20,000 vehicles pass the site on U.S. Highway 29 each day. At the time of sale, Providence Town Center was 92 percent leased to Wegmans, Old Navy, Dick’s Sporting Goods, HomeGoods, Michaels, LA Fitness and Movie Tavern. The brokerage team also notes that the acquisition of Providence Town Center marks the largest open-air retail transaction in the Philadelphia area since the trade of East Gate Square in 2015. PHILADELPHIA — French investment bank Natixis has provided a $162.5 million loan for the refinancing of 1600 Market, a 39-story office tower in downtown Philadelphia. The building was originally constructed in the early 1980s and spans 825,968 square feet. PNC Bank houses its regional headquarters within 1600 Market as the anchor tenant. Ryan Ade of JLL, in conjunction with Cary Abod of Abod Capital, arranged the five-year, floating-rate loan with Natixis. The borrower, American Real Estate Partners, acquired the asset in 2018 and subsequently implemented a $15 million capital improvement program.

WHITE PLAINS, N.Y. — Locally based investment firm Argent Ventures has acquired White Plains Plaza, a 715,365-square-foot office complex located north of New York City, for $105 million. The two-building complex was 76 percent leased to a roster of 74 tenants at the time of sale. Kevin Welsh, Brian Schulz, Jason Emrani, Evan Layne, Brett Siegel, Alex Foshay and Glenn Walsh of Newmark represented the seller, a partnership between Ivy Realty and DW Capital, in the transaction. Anthony Orso and Ari Schwartzbard of Newmark arranged acquisition financing on behalf of Argent Ventures.

UPPER MORELAND, PA. — NAI Mertz has brokered the sale of Huntingdon Glen Business Campus, a 180,000-square-foot industrial park in Upper Moreland, located in Bucks County. The 16.8-acre development, which was 98 percent leased to a roster of 38 tenants at the time of sale, consists of five buildings that range in size from 8,000 to 64,000 square feet. Metro Philadelphia-based Velocity Venture Partners purchased Huntingdon Glen Business Park from an undisclosed seller. Jeff Licht and Jared Licht of NAI Mertz brokered the deal.

ATTLEBORO, MASS. — JLL has negotiated the sale of a 115,650-square-foot retail building in the southern Boston suburb of Attleboro that is net leased to BJ’s Wholesale Club. The tenant has occupied the building since its original construction in 2011. Nat Heald, Chris Angelone and Zach Nitsche of JLL represented the undisclosed seller in the transaction. The buyer and sales price were also undisclosed.

NEW YORK CITY — Gold Medal International, a wholesale designer and manufacturer of socks and other accessories, has signed a 17,465-square-foot office lease at 225 West 37th Street in Manhattan. The 17-story building was originally constructed in 1923. Alan Bonett and Brad Cohn of Adams & Co. represented the tenant in the lease negotiations. Daniel Breiman of Olmstead Properties represented the landlord, JLJ Bricken.

    In 2021, supply chain issues, increased costs, wage inflation and the logistical challenges of completing projects compounded to negatively impact the affordable housing pipeline. According to Gregg Gerken, head of U.S. Commercial Real Estate with TD Bank, 2022 looks fantastic for the affordable housing sector as those issues are beginning to resolve. However, he notes that the affordable housing sector is still challenged by delays related to financing challenges, among other factors. Demand for affordable housing, federal level commitments to the sector and the continued involvement of Fannie Mae and Freddie Mac are all positive factors for the outlook of affordable housing. However, Gerken notes, “Financing is somewhat challenged by gaps in funding. With pricing and costs going up, there’s a gap between how much a project might support from a loan side versus how much in tax credits are allocated to that project during the last round of allocations. NEW YORK CITY AND MCLEAN, VA. — Ares Management Corp. (NYSE: ARES) has acquired Capital Automotive LLC, a McLean-based firm that specializes in the sale-leaseback of car dealerships under new triple-net leases. Ares purchased the company through its alternative credit strategy division and real estate group for $3.8 billion. The seller was a private real estate fund managed by Brookfield Asset Management (NYSE: BAM). Capital Automotive owns more than 250 real estate assets in the United States and Canada that are structured under long-term, triple-net leases to various car dealers. The names and locations of the properties were not disclosed. Ares purchased Capital to expand and diversify its net-lease investment strategy. Including the recent investment in Capital Automotive, Ares’ funds have invested in over 1,200 real estate assets totaling approximately $7.2 billion of gross asset value in North America and Europe over the past 15 months. These net lease investments include retail, industrial and office properties leased to tenants with varying credit profiles. LONDONDERRY, N.H. — California-based investment firm Provender Partners has acquired two cold storage facilities totaling roughly 316,000 square feet in Londonderry, located south of Manchester. The 191,836-square-foot facility at 219 Rockingham Road features 24,000 pallet positions and 30-foot clear heights, while the 124,100-square-foot warehouse at 6 Rockingham Road offers 14,000 pallet positions and 30-foot clear heights. Both facilities house freezer, refrigerated dock and office space. Kevin Griffiths of Newmark represented Provender Partners in the off-market sale. Brian Pinch, also with Newmark, represented the seller, an undisclosed, New York-based investment firm.
