FOXBORO, MASS. — Benchmark Senior Living will expand New Pond Village, a seniors housing community located in the Boston suburb of Foxboro. The project will add 19 assisted living units, bringing the community’s total to 36 units. SEO Construction is building the project, which Udelsman Associates designed. StudioSix5 is handling the interior design. Since Benchmark acquired New Pond Village in May 2017, the property has undergone extensive renovations, including an $8 million project in 2018 to add new and refreshed common areas.

STAMFORD, CONN. — JLL has negotiated the $27.2 million sale of a 224,000-square-foot office complex located at 900 Long Ridge Road in Stamford. The 36.5-acre property consists of a 164,300-square-foot building, a 59,700-square-foot building and a 307-space parking garage. Amenities include walking trails, a fitness center, auditorium, cafeteria and training rooms. Jose Cruz, Kevin O’Hearn, Stephen Simonelli, Michael Oliver and Michael Kavanagh of JLL represented the seller in the transaction. The buyer was national investment firm Monday Properties.
NORWALK, CONN. — Hospitality owner SoNo Development has opened the 102-room Residence Inn by Marriott Hotel in Norwalk. The eight-story hotel houses studio and one-bedroom suites with fully equipped kitchens and workspaces. Amenities include a grocery delivery service, convenience store, fitness center, business center and an onsite bar and restaurant. Pennsylvania-based Shaner Hotels will operate the property.
CORAM, N.Y. — Racanelli Construction Co. has completed construction of All American Assisted Living at Coram, a $12.6 million seniors housing project located in the Long Island hamlet of Coram. Kaplan Development Group owns the 58,000-square-foot property, which offers assisted living, memory care and respite care services. Engelbrecht & Griffin Architects designed the project. The number of units was not disclosed.
HAMILTON TOWNSHIP, N.J. — The Legacy Companies, a Florida-based food manufacturing and consumer appliance provider, has signed a 78,585-square-foot industrial lease at 2555 Kuser Road in the Northern New Jersey township of Hamilton. Ken Morris of Morris Southeast Group and Mike Witco of Chilmark Real Estate Services LLC represented the tenant in the lease negotiations. Scannell Properties owns the building.
NORTHAMPTON, MASS. — MassHousing has provided $4.5 million in financing for the development of North Commons at Village Hill, a 53-unit workforce housing project that will be located in the Central Massachusetts city of Northampton. The financing consisted of $3.1 million in taxable permanent financing and $1.4 million in financing from the Agency’s Workforce Housing Initiative. The borrower was The Community Builders. The property will feature eight studio units, 19 one-bedroom apartments, 22 two-bedroom residences and four three-bedroom apartments. A construction timeline was not disclosed.
NEW YORK CITY AND MAHWAH, N.J. — Premium Apparel LLC, an affiliate of New York City-based private equity firm Sycamore Partners, has entered into an agreement to purchase multiple clothing brands from Mahwah-based Ascena Retail Group (OTCMKTS: ASNAQ) for $540 million. The apparel and footwear brands in question include Ann Taylor, LOFT, Lane Bryant and Lou & Grey. Under the terms of the deal, which is expected to close by mid-December, Premium Apparel will acquire the brands on a cash-free and debt-free basis. Premium Apparel did not specify how many of brick-and-mortar stores will be affected by the transaction, but the new ownership did say that it remains committed to retaining a “substantial portion” of stores and employees affiliated with these brands. “Ann Taylor, LOFT, Lane Bryant and Lou & Grey are well-known brands, each with passionate associates and loyal customers,” says Stefan Kaluzny, managing director of Sycamore Partners. “These brands have significant potential, and we are excited about the opportunity to partner with Ascena’s talented team to continue delivering new and relevant experiences for customers.” Ascena Retail Group, which operated about 1,500 stores throughout the country as of late August, filed for Chapter 11 bankruptcy in July. MYERSTOWN, PA. — A fund sponsored by CBRE Global Investors has acquired an 832,000-square-foot industrial facility located at 53 Central Blvd. in Myerstown, a city located within Lebanon County. The cross-dock building, which was acquired as part of a 1.4 million-square-foot portfolio sale, is situated on 72.8 acres and features 36-foot clear heights, 190-foot truck court depths and an ESFR sprinkler system. Michael Hines, Brian Fiumara, Brad Ruppel and Lauren Dawicki of CBRE marketed the facility and negotiated the terms of sale on behalf of the undisclosed seller.

BOONVILLE, N.Y. — Greystone has provided a $10.4 million bridge loan for the refinancing of Sunset Nursing & Rehabilitation Center, a 120-bed skilled nursing facility in Boonville, about 70 miles northwest of Syracuse. The property was built in phases between 1964 and 1985 and renovated in 2008. Fred Levine of Greystone originated the loan on behalf of the borrowers, Sunset PropCo LLC and Sunset Operating LLC.
