FORT LEE, N.J. — Locally based developer Weiss Realty Co. is planning a 31-unit apartment project at 2130 Center Ave. in Fort Lee, located across the Hudson River from Upper Manhattan. Designed by architecture firm Bilow Garret Group, the 36,800-square-foot project will include parking for 51 vehicles and amenities such as a rooftop terrace, fitness center and coworking spaces. The site is located immediately adjacent to the I-95 thoroughfare leading up to the George Washington Bridge. Approval from the Fort Lee Planning Board is still pending. Weiss and his development firm have been honored by the Greater Fort Lee Chamber of Commerce in the past for their contributions to the evolving city.

BERGENFIELD, N.J. — A partnership between Diversified Properties and The Hampshire Cos. has acquired a 40,000-square-foot industrial property at 72 N. Washington Ave. in Bergenfield, located northwest of Manhattan. The two-story building was fully leased at the time of sale. Greg Sabato and Tom Consiglio of Resource Realty of Northern New Jersey represented the seller in the off-market transaction. Sabato and Consiglio also represented the partnership in its negotiations of a long-term lease modification and extension with the building’s only tenant, Cooper Electric, which occurred prior to acquisition.

By Taylor Williams It shouldn’t come as a surprise that most commercial real estate professionals expect a year that follows a global pandemic to be an improvement from the previous one. But the anticipation of a drastically strong rebound across an entire region seems a bit unusual, especially given that mass vaccination and herd immunity are still months away, ensuring that much of 2021 will to some degree be marked by similar COVID-19 headwinds to property types like office, retail and hospitality. Yet in the true spirit of the commercial real estate industry, optimism is prevailing, at least according to the results of Northeast Real Estate Business’  annual forecast survey of brokers, developers/owners/managers, as well as lenders and financial intermediaries. The survey encompassed approximately 150 professionals throughout the region across these three groups. Based on majority responses, brokers expect leasing activity to pick back up to varying degrees across all asset classes. Owners see major opportunity to grow their portfolios, particularly with regard to distressed assets whose pricing levels have come down due to occupancy and cash flow concerns. ROSELLE PARK, N.J. — Greystone has arranged a $65 million construction loan for a 325-unit multifamily project at 10 Westfield Ave. W. in the Northern New Jersey community of Roselle Park. The project will include the development of 16,000 square feet of retail space and a 518-space parking garage and an amenity package that consists of a courtyard, lounge, fitness center and meeting rooms. ACORE Capital provided the loan to Capodagli Property Co. Drew Fletcher, Miryam Kops and Bryan Grover of Greystone placed the debt. Completion is slated for 2023.

FAIRFIELD, N.J. — Ingram Micro, a California-based provider of IT products and services, has signed a 107,107-square-foot industrial lease at 116 Lehigh Drive in the Northern New Jersey community of Fairfield. Venture One Real Estate owns the single-tenant building, which was constructed on 8.2 acres in 1986. Thomas Mallaney, Nicholas Nitti, Denise Kokulak and David Remington of CBRE represented the tenant, which plans to take occupancy of the space in September, in its site selection and lease negotiations.

BRENTWOOD, N.H. — Marcus & Millichap has brokered the sale of Creative Self Storage, a 391-unit facility in Brentwood, located in the southern part of the state. The property features 58,064 net rentable square feet across 357 non-climate-controlled units and 34 climate-controlled units. Nathan Coe, Brett Hatcher, Gabriel Coe and James Koury of Marcus & Millichap represented the seller in the transaction. Additional terms of sale were not disclosed.

BOSTON — Illinois-based general contractor Cicero Construction Group has completed the renovation of the Staypineapple Boston, a 56-room boutique hotel in the city’s South End neighborhood. The project included a rebranding of the hotel, formerly known as the Chandler Inn, as part of Seattle-based Staypineapple chain, which purchased the property in February 2018. Renovations delivered upgraded beds and bathrooms to rooms, as well as new flooring, paint, wall coverings and other interior improvements to the lobby, hallways and common areas.

SEWELL, N.J. — Avison Young has negotiated the $3.7 million sale of Offices at Harbor Pavilions, a 15,000-square-foot medical office building in Sewell, located outside of Philadelphia in the southern part of the state. The property was built in 2007 and is leased to Rowan University School of Osteopathic Medicine and Reconstructive Orthopedics. Scott Martin of Avison Young represented the seller, a local investor, and the buyer, a local doctor, in the transaction.

MOUNTAIN VIEW, CALIF. — Google has announced plans to invest $7 billion in offices and data centers across the U.S. this year, creating 10,000 new full-time jobs across 19 states.  The investment will include over $1 billion in the state of California; office expansions in Atlanta, Chicago, New York City and Washington, D.C.; and data center expansions in Nebraska, South Carolina, Virginia, Nevada and Texas. Further details on planned investments across the U.S. are below: South In the Southern U.S., Google will increase its investment in an existing South Carolina data center and its existing office campuses in Atlanta and Washington, D.C.; establish a new cloud engineering site in Durham, N.C.; open its first U.S. Google Operations Center in Southaven, Miss.; open a new office in Reston, Va.; and expand its data center in Virginia’s Loudon County.   Challenges abound for seniors housing: occupancies at historic lows, widespread outbreaks in 2020, steeply increased operating expenses all contribute to the industry difficulties Matt Pipitone, Seniors Housing Platform manager, M&T Realty Capital Corp., outlines when discussing the seniors housing outlook for 2021. When discussing this year and what needs to happen for the industry to recover, Pipitone explains, “The focus will be on the occupancy rebound. How much pent-up demand is there? We expect there to be some improvement in the near-term occupancies as they start climbing back towards more stabilized levels. However, it remains to be seen how quickly things will ramp back up.
