GROTON, CONN. — Regional brokerage firm Northeast Private Client Group (NECPG) has negotiated the $9.2 million sale of a portfolio of three multifamily properties totaling 68 units in Groton, located in southern coastal Connecticut. The portfolio comprises a 20-unit building known as Thamesport Apartments, as well as a 24-unit building at 46 Hynes Ave. and a 24-unit complex at 183-221 Brandegee Ave. Brad Balletto and Taylor Perun of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

NEW YORK CITY — New York City-based ERG Commercial Real Estate has arranged a $4.6 million loan for the refinancing of 150 West 36th Street, a 13,000-square-foot office building in Midtown Manhattan’s Garment District. The five-story building includes ground-floor retail space. Mary Guarino of ERG Commercial originated the loan, which was structured with a five-year term and multiple extension options, through an undisclosed local bank. The borrower was also not disclosed.
NEW YORK CITY — Labor union SEIU Local 32BJ has signed a 20,778-square-foot office lease at 620 Avenue of the Americas in Midtown Manhattan. The space is located on the ground floor of the building, which was originally constructed in 1896. Mark Weiss of Cushman and Wakefield represented the union, which has more than 175,000 members, in the lease negotiations. Daniel Birney represented the landlord, RXR, on an internal basis.
NEW HARTFORD, CONN. — Marcus & Millichap has brokered the sale of All Star Storage, a 350-unit self-storage facility in New Hartford, located west of the state capital. Built on 8.9 acres in 2016 and renovated in 2023, the seven-building property offers a mix of climate- and non-climate-controlled units. Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap, in conjunction with Patrick Lemp with Ascendant Valuation Advisors, represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed. John Krueger of Marcus & Millichap assisted in closing the deal as the broker of record.
AYER, MASS. — Cushman & Wakefield has negotiated a 113,382-square-foot headquarters lease in Ayer, located northwest of Boston. The industrial building at 3 Nemco Way features 20 tailboard loading docks, high-bay distribution warehouse capabilities and office space. Nick Bruha, Blake Baldwin and Shayne O’Neil of Cushman & Wakefield represented the tenant, laboratory equipment supplier CELLTREAT Scientific Products, in the lease negotiations. The name and representative of the landlord were not disclosed.
MILFORD, N.H. — Locally based design-build firm PROCON has broken ground on a 57,000-square-foot industrial flex project in Milford, located near the Massachusetts-New Hampshire border. The project is a build-to-suit for Hitchiner, a provider of casting-based components and assemblies for the aerospace and automotive industries, and will serve as a “shared services operations” center on the company’s existing campus. Completion is scheduled for fall 2025.
POUGHKEEPSIE, N.Y. — Tinkelman Brothers Development Corp. has completed 44 Springside, a 28-unit multifamily project located north of New York City in Poughkeepsie. Designed by the firm’s in-house architecture team, 44 Springside offers one- and two-bedroom units that feature quartz countertops, laundry/storage rooms and smart lock/entry systems. Amenities include a community room, rooftop terrace and an indoor pool. Rents start at $2,500 per month for a one-bedroom apartment.
NEW HAVEN, CONN. — Pikalo Foods, a family-owned, wholesale provider of empanadas, has signed a 20,280-square-foot industrial lease in New Haven. According to LoopNet Inc., the building at 145 Hamilton St. was originally constructed in 1965. Mark Glassman of Arnold Peck’s Commercial World represented the tenant in the lease negotiations. Carl Russell and Chris Nolan of Pearce Real Estate represented the landlord, a New York-based entity doing business as 145 Hamilton LLC.

Together, the six communities — which include Meadows Apartments at Princeton University, Casa del Valle at Arizona State University, The Ridge Graduate & Professional Housing at Emory University, xučyun ruwway Graduate Student Apartments at University of California Berkeley, East Campus Graduate Apartments at The University of Texas at Austin and Graduate Junction at MIT — feature 3,867 beds. Austin, Texas-based ACC is the third-party developer and manager for Graduate Junction (676 beds), East Campus Graduate Apartments (784 beds), The Ridge Graduate & Professional Housing (535 beds) and Meadows Apartments (604 beds). Amenities at Meadows Apartments at Princeton University include a communal kitchen, children’s playroom and a market and café. In addition to a communal kitchen, The Ridge Graduate & Professional Housing at Emory University features a fitness center, study areas and a parking garage. At Graduate Junction at MIT, amenities include study areas, a recreation center and gym and indoor bike storage. NEW YORK CITY — National general contractor JT Magen has completed the 180,000-square-foot office build-out for law firm Freshfields Bruckhaus Deringer at 3 World Trade Center in Lower Manhattan. The space spans four levels and features a kitchen and cafeteria with food service, a dedicated barista and grab-and-go coffee station, as well as several breakout and meeting spaces that encourage collaborative interactions. Gensler designed the space, and Robert Derector Associates handled engineering initiatives.
