WYNDMOOR, PA. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Wyndmoor Hills, a 180-unit rental continuing care retirement community (CCRC). The community is located on 12 acres in Wyndmoor, a northern suburb of Philadelphia. The building totals 214,288 square feet. A regional buyer acquired the property for an undisclosed price with plans to reposition it. Steve Thomes, Michael Segal and Dan Mahoney of Blueprint were the lead advisors on the transaction.

PHILADELPHIA — Gobrands Inc. has signed two separate leases totaling 7,560 square feet for adjacent buildings in Aramingo Village, a shopping center in Philadelphia. The buildings will house the company’s digital convenience delivery service goPuff, utilizing 6,060 square feet for warehouse and distribution space and 1,500 square feet as a beer retail store. Richard Soloff of Soloff Realty & Development Inc. represented Gobrands in the lease negotiations. Soloff also represented the undisclosed landlord.
LEVITTOWN, PA. — NAI Mertz has secured a 67,000-square-foot office lease for mobile phone accessory manufacturer Ondigo Electronics in Levittown, a southwestern suburb of Trenton. The property is situated within Bristol Industrial Park, which is located at 37 Runway Road and was completed in 1999. Jeff Licht and Adam Lashner of NAI Mertz represented Ondigo in the lease negotiations. The team also represented the landlord, F. Greek Bristol Properties.
AREP, Partners Underway on Development of 260,000 SF Office Building in Metro Philadelphia

CONSHOHOCKEN, PA. — American Real Estate Partners (AREP), Oliver Tyrone Pulver Corp. (OTP) and Partners Group are underway on the development of Seven Tower Bridge, a 260,000-square-foot office building in Conshohocken, a northern suburb of Philadelphia. OTP will lease 4,000 square feet of space in the new building, and asset management firm Hamilton Lane will lease 130,000 square feet. Amenities include walking paths, a 30-mile bike trail and a fitness center. Skidmore, Owings & Merrill designed the building, which is slated for delivery in early 2021.
BLUE BELL, PA. —JLL has brokered the $29.1 million sale of the Shops at Blue Bell, a 103,580-square-foot shopping center in Blue Bell, located approximately 15 miles north of Philadelphia. Regional grocer Giant anchors the shopping center, which is 98 percent leased to tenants including Santander Bank, IHOP, Supercuts and nutritional product retailer GNC. James Galbally, Chris Munley and Colin Behr of JLL represented the seller, which was undisclosed. KPR, formerly known as Katz Properties, purchased the asset.
FORT WASHINGTON, PA. — Nonprofit senior living organization Acts Retirement-Life Communities has acquired an 80,000-square-foot office building in Fort Washington, a northern suburb of Philadelphia. The company will move its operations from West Point, where it has been headquartered since 1989, and will be the sole occupant of the new building. The office complex was built in 2006 and will serve Acts Retirement’s primary base of operations for its 26 senior living campuses located throughout the East Coast, including 12 in the greater Philadelphia area. Employees have already begun transferring to the new office, completion of which is slated for December. The sales price was undisclosed.
WARRINGTON, PA. — LCS Real Estate has acquired The Solana Doylestown, a 98-unit seniors housing community in Warrington, located approximately 20 miles north of Philadelphia. LCS Real Estate brokered the transaction, and Life Care Services will provide management services; both are LCS companies. The community opened in 2016 and has a total of 70 personal care apartments and 28 memory care residences. Financial details and the name of the seller were not disclosed.
BRISTOL, PA. — Colliers International has brokered the $6.8 million sale of 220 Rittenhouse Circle, a 100,800-square-foot industrial facility in Bristol, a southern suburb of Trenton. The property is located within Keystone Industrial Park, which offers immediate access to I-95 and also houses tenants including FedEx, L3 Communications and Office Depot. Jim Scott of Colliers represented the buyer, Penwood Real Estate Investment Management. The seller was undisclosed.
CHERRY HILL, N.J. — JLL has brokered the $33 million sale of Woodland Falls, a Class A office complex located in the eastern Philadelphia suburb of Cherry Hill. Woodland Falls comprises three buildings totaling 217,986 square feet and offers proximity to Cherry Hill Mall and Garden State Park, two retail centers with numerous shopping and dining options. The property was built in the late 1980s and was 92 percent leased at the time of sale. Doug Rodio of JLL represented the seller, Crown Properties, and procured the buyer, Strategic Funding Alternatives.
BRISTOL, PA. — Pennsylvania-based McCarthy Tire Service has signed a 48,485-square-foot retail lease in Bristol, a southern suburb of Trenton. McCarthy offers tire sales, repair and 24-hour roadside assistance for commercial trucks. The company will use the new location to consolidate its Bensalem and Philadelphia stores. Sean Durkin of Roddy Inc. represented McCarthy in the lease negotiations. John Bown III represented the landlord, Industrial Investments Inc., in-house.
