PITTSBURGH — Marcus & Millichap has brokered the sale of the 69-room Hampton Inn Pittsburgh/West Mifflin hotel. Built in 1997 and renovated in 2018, the hotel is located about eight miles south of the downtown area and offers amenities such as an outdoor pool, fitness center and a business center. Alexandre Duong and Kevin Laureno of Marcus & Millichap represented the seller, Seaview Hospitality, in the auction sale. The duo, along with Adam Sklaver and Philip Kates of Marcus & Millichap, also secured the private buyer.

PHILADELPHIA — Grocery chain GIANT will open a 50,000-square-foot store at Andorra Shopping Center in Philadelphia. The center’s owner, Federal Realty Investment Trust, will develop the grocery space from the ground up beginning next year and also reposition 30,000 square feet of existing retail space. The two projects represent a combined investment of $25 million. Repositioning plans include the addition of landscaped plazas, outdoor dining and curbside pick-up spaces as well as expanded sidewalks.
TREXLERTOWN, PA. — Colliers has brokered the $5.4 million sale of Shepherd’s Corner, a 9,512-square-foot retail strip center in the Lehigh Valley community of Trexlertown. The center was fully leased at the time of sale to tenants such as Supercuts, The UPS Store, Not Just Bagels and Capriotti’s Sandwich Shop. Derek Zerfass and Jeff Algatt of Colliers represented the undisclosed seller in the transaction. Robbie Stephens of Rudy Amelio Real Estate represented the buyer, a high-net-worth individual who also requested anonymity.
WEST NORRITON, PA. — A partnership between Endurance Real Estate Group and Greystar-Thackeray has acquired a six-building, 200,359-square-foot industrial portfolio in West Norriton, a northwestern suburb of Philadelphia. The properties, which were fully leased to 15 tenants at the time of sale, feature clear heights of 18 to 20 feet and a total of 530 parking spaces and 46 loading positions. Gerry Blinebury, Jonas Skovdal and Brendan McGeary of Cushman & Wakefield represented the undisclosed seller in the transaction. John Alascio, Aaron Graves and T.J. Sullivan, also with Cushman & Wakefield, arranged an undisclosed amount of acquisition financing for the deal.
BLACKWOOD, N.J. — Berkadia has arranged the $23 million sale of three multifamily properties totaling 208 units in Blackwood, a suburb of Philadelphia. Blackwood Falls, Blackwood Terrace and Foxcroft Apartments had a combined occupancy rate of 85 percent at the time of sale. Nat Gambuzza and Trevor Fiebel of Berkadia represented the seller, Penn Properties, in the transaction while also procuring the buyer, Silverstone Properties. The new ownership assumed the seller’s existing debt at Blackwood Falls and Blackwood Terrace and plans to implement capital improvements across the portfolio.
CONSHOHOCKEN, PA. — Morgan Properties has debuted its new, 70,100-square-foot office headquarters space at its Millennium Complex in Conshohocken, a northern suburb of Philadelphia. The locally based multifamily developer relocated its headquarters from its Kingswood Apartments & Townhomes development in nearby King of Prussia. The new space can support about 200 people and features tech-enabled meeting rooms and training facilities, a dining area, recreational activities, fitness center, a 9,500-square-foot event space and direct walking access to the Schuylkill River Trail.
CHICAGO — Core Spaces has completed six student housing communities totaling 4,549 beds across the United States. All six communities have opened to residents ahead of the 2024-2025 school year. The communities are all located near the campuses of major universities, including UC Berkeley, University of Cincinnati, Penn State, University of Wisconsin-Madison and Clemson University. The six new properties include: The communities feature a variety of high-end, student-focused amenities. For example, ōLiv Madison boasts a spa, sauna, fitness center, coworking spaces, private study rooms and a sprawling rooftop sundeck with pool and hot tub. BETHLEHEM, PA. — New Jersey-based intermediary Cronheim Mortgage has arranged a $44.5 million loan for the refinancing of a portfolio of two multifamily properties in Pennsylvania’s Lehigh Valley region. The names of the garden-style properties were not disclosed, but both assets are located in Bethlehem. The borrower, Larken Associates, will use the proceeds to cash out and allocate equity toward other projects. The direct lender was not disclosed. Larken made capital improvements to both properties during its ownership period, including the construction of 16 new townhomes at one property.
MIDDLETOWN, PA. — Atlanta-based investment firm MDH Partners has purchased a 305,870-square-foot industrial building in Middletown, located on the southeastern outskirts of Harrisburg, for $45.5 million. The building features a clear height of 36 feet, 50 dock doors and an ESFR sprinkler system. The building is leased to an undisclosed provider of e-commerce services. John Plower, John Huguenard, Ryan Cottone, Zach Maguire, Paul Torosian and Jeff Lockard of JLL represented the seller, Core5 Industrial Partners, which is also based in Atlanta, in the transaction.
MALVERN, PA. — General contractor and construction manager Builders Inc. has completed an 11,500-square-foot project for its new headquarters office in Malvern, a northwestern suburb of Philadelphia. The building was constructed using mass timber techniques and a mix of building materials, including stone from the original farm that previously occupied the property. Architecture firm Meyer designed the project, which includes warehouse space, offices, conference rooms and a café that connects to an outdoor deck.
