CRANBERRY TOWNSHIP, PA. — Montecito Medical, a Nashville-based healthcare investment firm, has purchased The Surgery Center at Cranberry, a 20,650-square-foot ambulatory surgery center near Pittsburgh. The two-story building was built in 2003 and was fully leased to Scott & Christie Eyecare Associates at the time of sale. The first floor houses three operating rooms, two procedure rooms, one laser room and 15 pre- and post-operative pods. Clinical and office spaces are located on the second floor.

PHILADELPHIA — American Real Estate Partners (AREP) has completed the $15 million renovation of 1600 Market Street, a 39-story, 825,968-square-foot office tower in Philadelphia’s Center City neighborhood. According to LoopNet Inc., the property was built in 1980 and initially renovated in 1997. The project included a number of health and wellness upgrades, such as elevating exterior air settings to maximize HVAC exchanges of fresh air, using MERV 13 air filters throughout and installing ultraviolet light and ion technology air purifiers in elevators. AREP originally acquired the asset in 2018 and began this renovation project in December 2019.

PHILADELPHIA — A partnership between locally based REIT Brandywine Realty Trust (NYSE: BDN) and the Pennsylvania Biotechnology Center (PABC) will develop a 50,000-square-foot life sciences project in Philadelphia. The property will be located adjacent to Brandywine’s Schuylkill Yards mixed-use development in the University City area. Construction is scheduled to begin immediately and to be complete in the fourth quarter.

PHILADELPHIA — New York City-based CIT Group Inc. (NYSE: CIT) has provided a $39 million loan for the refinancing of a 95,000-square-foot medical office building located at 3 Crescent Drive near the Philadelphia Navy Yard. The property was fully leased to provider Jefferson Health at the time of the loan closing. The borrower, Norvin Healthcare Properties, acquired the asset in December 2019. Michael Gigliotti, Ryan Ade and Peter Rotchford of JLL arranged the loan.

CONSHOHOCKEN, PA. — Green Chef, a meal kit provider that was acquired by HelloFresh in 2018, has signed a 170,160-square-foot industrial lease renewal and expansion in Conshohocken, a northern suburb of Philadelphia. The company’s expanded space is located at 1130 Commerce Blvd., a 386,026-square-foot, cross-dock distribution center that is owned by Indianapolis-based Duke Realty. Dennis Someck and Justin Myers of Lee & Associates represented Green Chef in the lease negotiations. Scott Henderson represented Duke Realty on an internal basis.

TUNKHANNOCK, PA. — New York City-based Cleeman Realty Group has brokered the $4.7 million sale of Village Center, a 68,000-square-foot shopping center in Tunkhannock, located northwest of Scranton. Anchored by grocer Weis, the property sits on 6.9 acres and was 93 percent leased at the time of sale. Cleeman Realty Group represented the buyer and seller, both of which requested anonymity, in the off-market transaction.

Petrucci Co. and Boston-based Cabot Properties will develop a 148,960-square-foot speculative industrial project in Souderton, located north of Philadelphia in Montgomery County. The property will feature a clear height of 32 feet, 24 loading positions and 24 trailer storage positions. Completion is slated for this fall. Jon Mikula, John Plower and Mike Lachs of JLL arranged the partnership between the two developers.

LEWISBERRY, PA. — Pet products supplier Chewy Inc. (NYSE: CHWY) has signed a lease to open a 732,000-square-foot distribution center at Goodman Logistics Center Newberry in Lewisberry, located just south of Harrisburg. The opening of the company’s new fulfillment center, which will be its fourth in Pennsylvania, is expected to bring about 400 new jobs to the region. Bart Anderson of CBRE represented the landlord, Goodman Group, in the lease negotiations. A tentative opening date was not released.

HANOVER TOWNSHIP, PA. — Locally based developer J.G. Petrucci has signed wholesale redistribution firm RJ Schinner to a 160,000-square-foot, full-building industrial lease at Lehigh Valley Flex Center campus in Hanover Township. The tenant will relocate from an 80,000-square-foot space in nearby Bethlehem. Van Martin Brokerage represented RJ Schinner in the lease negotiations.
