HUNTSVILLE, ALA. — Merit Bank has opened at The Range, The Beach Co.’s 49,229-square-foot office building located on Governors Drive in Huntsville. Merit Bank now occupies the third floor of the property, which spans roughly 17,433 square feet, in addition to a first-floor retail branch, with a total 20,000 square feet of occupancy. The Range features a common-area courtyard, high-speed Gigabyte internet and walkability to nearby restaurants, entertainment and retailers. The building is also situated adjacent to The Foundry, a 340-unit multifamily and townhome community, and STOVEHOUSE, a mixed-use development.

METAIRIE, LA. — The Feil Organization has signed a tenant to a 39,000-square-foot lease renewal at One Lakeway, one of the firm’s three office towers within its Lakeway complex in Metairie. EDG, a global engineering and project management consulting firm, signed the 10-year renewal. Bruce Sossaman and Bennett Davis of Corporate Realty represented Feil in the lease negotiations. Scott Miller of CBRE represented EDG.
NEW YORK CITY — The American National Standards Institute (ANSI), which oversees the development of voluntary consensus standards, has signed a 22,819-square-foot office lease at 1180 Avenue of the Americas in Midtown Manhattan. The nonprofit organization will occupy the entire 10th floor of the 398,937-square-foot building. Mark Boisi, Bryan Boisi, Michael Baraldi and Harry Blair of Cushman & Wakefield represented the landlord, Northwood Investors, in the lease negotiations. Michael Burgio, also with Cushman & Wakefield, represented ANSI.
COVINGTON, LA. — Pelican Energy Consultants LLC, an energy consulting and project management firm, has moved its corporate office to the newly branded Pelican Energy Building, a 48,000-square-foot office building located at 4099 Highway 190 E. Service Road in Covington. Gulf States Real Estate, Development and Construction Services arranged the new office lease on behalf of the tenant and helped negotiate renovations prior to Pelican Energy’s relocation, according to New Orleans City Business. Stephen Camp is the owner/landlord of the Pelican Energy Building. Prior to the new lease, Gulf States also brokered the sale of Pelican Energy’s former 25,000-square-foot office headquarters within the nearby Ashland Business Park. Additionally, the brokerage services firm temporarily housed Pelican Energy within one of its own offices within Tammany West Business Park while renovations were made to its new offices.
BROWNSVILLE, TEXAS — SpaceX, the rocket and spacecraft production company owned by Elon Musk, will open a new office and industrial complex in the South Texas city of Brownsville, according to reports from multiple news outlets including Dallas Morning News and San Antonio Express-News. The former publication, citing a filing with the Texas Department of Licensing & Regulation, reports that the “Starbase Office” project carries a price tag of about $100 million and will be developed as an expansion of an existing industrial facility, with construction starting later this month. The latter reports that the facility will rise five stories and span approximately 330,000 square feet, with construction expected to last about a year.
NEW YORK CITY — Dimension Renewable Energy has signed an 11,054-square-foot office lease at 825 Third Avenue in Midtown Manhattan. The solar energy provider is leasing the entire 18th floor of the 530,000-square-foot building, which recently underwent a $150 million capital improvement program. Greg Maurer-Hollaender and James Ackerson of CBRE represented the tenant in the lease negotiations. Tom Bow, Ashlea Aaron and Bailey Caliban represented the landlord, The Durst Organization, on an internal basis.
CANTON, MASS. — Cushman & Wakefield has secured a 31,569-square-foot office lease in Canton, a southern suburb of Boston. The tenant, Sick Inc., a provider of sensors and automated devices for industrial applications, is relocating from nearby Stoughton to the 262,000-square-foot building at 150 Royall St. George O’Connor of Cushman & Wakefield represented the tenant in the lease negotiations. Pete Whoriskey and Rachel Igoe, also with Cushman & Wakefield, represented the landlord, Jumbo Capital.
CENTENNIAL, COLO. — NavPoint Real Estate Group has negotiated the sale of a flex building, located at 7006 S. Alton Way in the Denver suburb of Centennial. Bill & Paulette Weinberger LLC sold the asset to J&K Capital LLC for $2.2 million. The asset, Building B, is a single-story property offering 9,850 square feet of flex space. Matt Kuble and Jordan Burgess of NavPoint Real Estate Group represented the seller, while Trent Rice of Pinnacle Real Estate Advisors represented the buyer in the deal.
FLORHAM PARK, N.J. — A joint venture between Vision Properties and The Birch Group has refinanced 180 Park Avenue, a 228,000-square-foot office building in Florham Park, about 30 miles west of New York City. The name of the life insurance company that provided the loan, as well as the amount, were not disclosed. Built in 2001, The Class A building is situated on 26.6 acres within the 268-acre Green at Florham Park master-planned development that is also home to Summit Medical Group, MD Anderson and the New York Jets. The joint venture acquired the building in October 2020.
NEW YORK CITY — TruArc Partners has signed a 10,000-square-foot office lease extension at 545 Madison Avenue in Midtown Manhattan. The private equity firm will remain on the 10th floor of the 18-story, 140,000-square-foot building for another seven years. Tara Stacom led a Cushman & Wakefield team that represented the landlord, Marx Realty, in the lease negotiations. Evan Margolin and Ben Levy of JLL represented TruArc Partners.
