Marcus & Millichap Brokers Sale of 2,867 SF Fifth & Penn Mixed-Use Property in San Diego

SAN DIEGO — Marcus & Millichap has arranged the sale of Fifth & Penn, a mixed-use property in San Diego. Tom Fine of TJF 5th Ave LLC sold the asset to Daniel Heimler of DAH Penn LLC for $1.6 million. Located at 441-43 Pennsylvania Ave., the 2,867-square-foot property offers ground-floor restaurant space and an apartment and creative office space on the second floor. The buyer plans to occupy the apartment, while the restaurant and office tenants will remain at the building. Ross Sanchez and Nick Totah of The Totah Group in Marcus & Millichap represented the seller and procured the buyer in the deal.

Bernhardt Furniture Signs 20,000 SF Office Lease Renewal in Midtown Manhattan

NEW YORK CITY — Bernhardt Furniture has signed a 20,000-square-foot office lease renewal in Midtown Manhattan. The company’s flagship office and showroom are located at 136 Madison Avenue, a 17-story, 300,000-square-foot building. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities, in the lease negotiations. Peter Sabesan and Matthew Feigen of Cresa represented the tenant.

Stream Realty Partners Completes 345,425 SF Office Project in Uptown Dallas

DALLAS — Stream Realty Partners has completed The Quad, a 12-story, 345,425-square-foot office project in Uptown Dallas that also features about 15,000 square feet of retail and restaurant space. Office amenities include a fitness center, rooftop terrace, club lounge, conference center and a full acre of outdoor space. Stream Realty acquired the site in 2019, and construction on The Quad began in March 2022. Omniplan designed the property, and Austin Commercial served as the general contractor. MSD Partners, the investment advisory firm of tech magnate Michael Dell, provided construction financing. Four tenants — Revantage, Chicago Title, M Financial Group and Berkshire Residential — signed leases totaling 115,000 square feet prior to delivery.

Coca-Cola United to Develop $330M Office, Warehouse Facility in Birmingham, Alabama

BIRMINGHAM, ALA. — Coca-Cola Bottling Co. United Inc. has announced plans to invest $330 million in the construction of a new office and warehouse facility located in the Kingston neighborhood of Birmingham. Coca-Cola United is a Birmingham-based bottler of Coca-Cola products, and the Coca-Cola Co. does not own any part of the company. Plans for the development include a 150,000-square-foot office complex and a 300,000-square-foot warehouse. The warehouse will feature a Vertique case picking system, which is designed to increase the efficiency of packing cases for order fulfillment. The facility will serve as the Birmingham Coca-Cola sales center, as well as Coca-Cola United’s corporate, Central region and North Alabama division headquarters. The property will also house the company’s Classic Food and Vending arm, customer solutions center and services department. A development timeline was not disclosed. Coca-Cola United purchased the development site in 2013. The land previously housed the Stockham Valves and Fittings plant, which closed in 1998. According to Alabama Gov. Gensler Relocates Detroit Office to Capitol Park Neighborhood

DETROIT — Architecture firm Gensler has relocated its Detroit office from 150 W. Jefferson Ave. to 1265 Griswold St. in the city’s Capitol Park neighborhood. The 7,300-square-foot space is situated on the ground floor of the historic Bamlet Building, which is owned by Bedrock. The office offers a mix of spaces for focused work, teamwork and gathering; a resource library of sustainable design materials; and a 3D printing workshop.

Joint Venture Plans Mixed-Use Redevelopment of The Quay Shopping Center in Fort Lauderdale

FORT LAUDERDALE, FLA. — A joint venture between BH Group, PEBB Enterprises and Related Group is set to begin the mixed-use redevelopment of The Quay shopping center in the Harbordale neighborhood of Fort Lauderdale.  The joint venture recently acquired the 73,000-square-foot center for $48.5 million. Located at 1515 SE 17th St., the property currently features restaurants, retail space, a marina and a two-story office building. Redevelopment plans for the seven-acre site include the addition of up to 361 residential units and 12,000 square feet of retail and restaurant space. The existing property will also undergo improvements that align with the new development. Amerant Bank provided financing for the acquisition of the property. The transaction closed on May 22. A timeline for the project was not announced, but additional details are expected to be released over the coming months.  This development marks the third joint venture between BH Group, PEBB Enterprises and Related Group. The companies are also partnering on a major mixed-use redevelopment at 6600 North Military Trail, formerly an Office Depot headquarters, in Boca Raton.  Miami-based BH Group is a development firm focused on luxury projects across South Florida. Rockefeller Group, Stonebridge Underway on $375M Office Building in D.C.

WASHINGTON, D.C. — A joint venture between Rockefeller Group and Stonebridge is underway on the development of 600 Fifth Street Northwest, a $375 million office building project in Washington, D.C. Upon completion, the building, which is situated at the site of the former Washington Metropolitan Transit Authority (Metro) headquarters, will total 400,000 square feet. The property will feature 15-foot ceilings, open-air terraces on every other floor, an energy-efficient glass curtain wall and a ground-level public park. Law firm Crowell & Moring will occupy 199,000 square feet as an anchor tenant of the building, which was 50 percent preleased at the time of topping out, May 20. Stonebridge and Rockefeller signed a 99-year ground lease with Metro in June 2023, breaking ground the same month. A timeline for completion was not disclosed. Clark Construction is serving as the general contractor on the project, which was designed by Pickard Chilton. Kendall Heaton Associates is the architect of record, and Scott Frankel, Carroll Cavanagh, Dimitri Hajimihalis, Emily Eppolito and D.J. Callahan of CBRE manage leasing at the property.

Bromley, Highwoods Properties Top Out 18-Story Midtown East Office Tower in Tampa

TAMPA, FLA. — Joint venture partners The Bromley Cos. and Highwoods Properties have topped out Midtown East, an 18-story office tower situated within Bromley’s 23-acre Midtown Tampa mixed-use development in Tampa. Upon completion, the property will comprise 430,000 square feet of office and ground-floor retail space. Bromley and Highwoods will jointly own 143,000 square feet, and Tampa Electric and Peoples Gas will own and occupy the remainder of the building. Architecture firm Rule Joy Trammell + Rubio designed Midtown East, which will feature a heat-reflective roof, covered outdoor terraces, floor-to-ceiling glass, high-speed elevators and adaptable floorplans. Completion of the project is scheduled for 2025. Midtown East will serve as the anchor building of the $1 billion Midtown Tampa development, which also comprises residential, hospitality and retail space, as well as the Midtown Commons public space, a dog park, recreational trail and a lake.

Tangram Interiors Opens New Office in Lubbock

LUBBOCK, TEXAS — Tangram Interiors, a Dallas-based interior design firm, has opened a new office at 6510 70th St. in Lubbock. Britni Wilkens, a sales executive with the company, will lead the Lubbock office, which is the seventh for Tangram Interiors. The company’s other five offices are located in California. Tangram Interiors is the flagship dealer for office furniture manufacturer Steelcase, which recently opened a new showroom in Dallas.
