HOUSTON — Transwestern's Houston office has been awarded the office leasing assignment for a new 125,000-square-foot, Class A office building slated to begin construction in Houston. The office building will be part of LaCenterra at Cinco Ranch, a 34-acre Main Street-style town center development located in the master-planned community of Cinco Ranch. The mixed-use center is fully leased to more than 50 retailers and restaurants and includes 90,000 square feet of office space. Houston-based Vista Cos. and Denver-based Amstar formed a partnership to develop and manage the mixed-use development. The new office building is part of Phase II of development, which will include the addition of 130,000 square feet of retail space and a 300-unit luxury residential project. Phase II will also include the construction of an outdoor event center called Central Green, which is being developed in partnership with the Willow Fork Drainage District.

DALLAS — Cassin & Cassin LLP, a Manhattan-based law firm, has leased 3,060 square feet of office space at the Rolex building, a seven-story, 155,550-square-foot office building in Uptown Dallas. The building, built in 1984, is credited as the first office building in Uptown Dallas. The landlord, Harwood International, was self-represented by Jihane Boury. Phil Puckett of CBRE represented the tenant, along with Joseph Cassin and Ron Uretta of Cassin & Cassin. With the new lease, the Rolex building is 86 percent occupied.
SAN FRANCISCO — CIM Group has acquired the office building that resides at 330 Townsend in San Francisco’s South of Market (SOMA) district. The purchase price was not disclosed. The building is situated near the CalTrain San Francisco Station and the new Central Corridor transit line, which is currently under construction. It is currently 98 percent leased to a variety of creative and professional services firms.
CARY, N.C. — Carolina Center for ABA and Autism Treatment has signed an 11,583-square-foot lease to fully occupy a building located at 111 MacKenan Drive in Cary's MacGregor Office Park. The company will double the size of its previous space. The Carolina Center for ABA and Autism Treatment offers locations in Cary, Charlotte and Fayettville, N.C., and provides in-home and clinic-based services for children with autism. The organization's Cary location includes a mock classroom clinic for customers interested in the design and structure found in a school-based classroom. Deborah Boucher of Cassidy Turley represented the tenant in the transaction.
BROOKFIELD, WIS. — Hendricks Commercial Properties LLC has purchased the Gateway Business Center in Brookfield for $6.1 million. The 72,510-square-foot technology and flex center is located at 3235-3275 Intertech Drive, about 12 miles west of Milwaukee. The seller was Westminster Gateway LLC. Tom Shepherd of Colliers International | Wisconsin represented the seller. The two-building multi-tenant center was built in 1997 and is anchored by TW Telecom, a networking and data solutions provider. Hendricks was self-represented in the transaction
OAK BROOK, ILL. — Toymaker TOMY International is relocating its North American headquarters to the Commerce Plaza office complex in Oak Brook, a western suburb of Chicago. TOMY, which is moving from the nearby 1111 W. 22nd Street building has signed a long-term lease with Arden Realty Inc. for 24,649 square feet at 2015 Spring Road. By moving to Commerce Plaza, TOMY is able to create a more open, creative and updated work environment in terms of technology and design, according to Randy Peltier, vice president of marketing, technology and operations at Jones Lang LaSalle (JLL). Todd Schaefer of JLL represented TOMY, which manufactures and markets toys under popular and classic licensed properties, in the transaction. HOUSTON — Laurus Corp., a private real estate investor and developer, has acquired the Gateway I and II office buildings in Houston. The two Class A buildings total 270,000 square feet and are located at 15333 John F. Kennedy Drive. The six-story and eight-story office buildings feature a courtyard, vaulted ceilings and marble floors in the lobby, covered driveway, full service cafe and a five-story parking structure. Laurus will invest capital for upgrades and renovations to the lobby, corridors and bathroom facilities.
DALLAS — Goodson Acura has purchased a 12,000-square-foot office building, located at 2710 Oak Lawn Ave. in Dallas, for its corporate offices. SAN JOSE, CALIF. — Nimble Storage has signed an eight-year lease for a 165,000-square-foot Silicon Valley office campus. The lease is valued at more than $31 million. The newly redesigned, three-building complex is located at River Oaks Parkway and Zanker Road in San Jose. Nimble Storage was represented by Steve Lico and David Tipton of Cresa Partners. The landlord, Bixby Land Company, was represented by Steve Horton, Kelly Yoder and Erik Hallgrimson of Cassidy Turley.
